Stopped selling drugs..... well ......the drugs still get sold, just by his tenants, but now he's getting distributor cash and rent cash. Plus he's saving a ton on renovations due to tenants not being terribly concerned with aesthetics.

I used to be a section8 landlord. You'll have more damage. This video has great info in it but he shorted you on the section 8. His point is accurate but some people who arnt paying for something dont care about it because they didn't pay. On your real estate journey youll hear the phrase "skin in the game", that's what they're talking about. I also found that a lot of these folks are seasoned renters. They'll move into your place, trash it, and then move on to the next one after they've screwed you. I've had tenants that screened well, even the case worker gave them glowing reviews, then they trashed my houses. I'm not saying they're all bad because I've had some AMAZING section 8 tenants, but I've had an equally number of bad ones too. The worse one i had took a unit I dropped 12k into on a reno; she was the first one in after the reno, and completely trashed it in one year. Had to fight to get her out and she left an unbelievable amounts of trash in the house. I terminated her lease 6 months in and because of her 5 kids, 2 of which had special needs, she left 2 months after the lease was originally supposed to expire. In total I lost roughly 20k in one year with this one tenant. The short of it, section8 can be good but its risky!

I lived in a ghetto for two years and it was 99% white,so a ghetto can be any neighborhood that is in a rough shape, regardless of race. Had to watch the video due to the title, lol. What he is saying is true. I’ve found the major problem of renting in the ghetto is security. Stay away from extreme high crime or drug areas unless you can handle confrontations if something goes down. You’ll spend your time trying to keep the property from being vandalized or keeping squatters out if you’re remodeling while the property is vacant. The up side with Section 8 is you have a guaranteed payment for a large portion of your rental price and should the tenant default on the 1 year lease I believe Section 8 is obligated to continue paying their portion while you evict. My advice, take your time and screen for the best possible tenant. Become your own FBI agent if you have to because potential tenants will tell you anything sometimes to secure a place, especially here in California.

I agree with the content of the video. His information is spot on and csn be very useful if put to action, however, his verbiage needs to be cleaned up. In 2019 political correctness is important because he should be speaking to investors, while showing respect for the people who live in those neighborhoods or communities hes referring to. Some people will always remain in a higher economic/income status and others in the lower portion. All people involved in the deal should be respected.

Not all section 8 are in the ghetto, some are in nice neighborhoods. People have to be approved for section 8; they don't give it to everyone. The tenant signs a contract and they have to maintain the property on their part to keep their section 8. The local housing authority makes annual inspections to make sure both tenant and landlord keep to the programs agreement. This is why so many landlords take section 8, they get guaranteed rent and an extra eye on their property.

It really depends on the area and how much the local government cares about low income housing. In one city, you may not be able tell which houses/apartments are section 8. In other cities, the substandard conditions are a huge bull’s eye.

If you ask me there are Chinese ghettoes also. Next time you are in Chinatown in a major city, look around at the housing. Yes, they have all the restaurants, but those who live in that section , seem to live in substandard housing, sometimes saw filthy stained sidewalks and the area stinks in general, making air quality very poor. Open your eyes, many people of different races in this country are not living the American dream.

@@CharlesCoaston Yes you’re so right Charles. So funny I should stumble upon this video again now. A few days ago our book club just finished reading “the color of law”. So to see PHIL talking about these areas without mentioning how they got like they are…I was embarrassed for him. Anyway what he’s saying is true. But the way he’s saying it without acknowledging that these people who live in those areas are victims, seems shady. People in the ghetto especially blacks, have so few choices of where to live that’s why realtors and owners can make such profits. Otherwise if those people had other choices of where to live, profits would be a lot less for the owners and rental agents in the low service, low opportunity communities. One more reason is because section 8 vouchers are not accepted everywhere as they should be. People in rich areas don’t want poor folks living amongst them so they resist affordable housing being built in their communities and the vouchers wouldn’t pay enough to rent in a high service community. It’s all in the Rothstein book, The Color of Law.

When I took sociology class in college in the 1980s I was introduced to the "broken window" definition of the ghetto. The ghetto is supposed to be a deep pit of despair, hopelessness, and cynics. Because everybody is in such a bad mood, people do not have the motivation to fix the broken things in their neighborhoods or in their homes. When the window breaks, it is not replaced. when the gutter detaches from the rest of the building, it is not fixed. When the streetlight burns out, no one replaces the bulb. When the paint on the wooden door starts to peel, no one repaints the door. When the person who always planted a nice array of flowers in a window box dies, no one else takes up the task of brightening up the neighborhood by planting flowers in their window box.

Why would they? If you rent to low income people three things are going to happen. You will have a higher turnover rate and more complaints. And eventually a tenant is going to trash the place. As someone that has had the luxury of growing up in the suburbs and also living in the "ghetto" this has to be the best advice on how to make money in these areas ..also depending on what state you live in you can make millions for example I'm in Boston the market is amazing here nor to mention crazy high rents but also lots of foreclosures.. I haven't found a house yet single or multifamily that is selling for under 300k with rents from 1500-4k #ImOnBoard

Renting to Section 8 tenants is one of the worst decisions you can ever make as a landlord. I've done it for the last few years and every single time it's been a total nightmare. These people have absolutely ZERO respect for your property. They got no skin in the game and they will destroy it. And Section 8 will not give you any money for the damages they cause. Stay away from section 8.

Facts... I remember buying my first house in bed stuy Brooklyn in 2003. It was one of the last neighborhoods where you could get a brownstone at a bargain.. People turned their nose up to the area because it was yet.. But the brownstones were aesthetically as good or better than the brownstones In Brooklyn heights or park slope.. Historically Stuyvesant heights was an area where the wealthy lived.. What makes the "ghetto" the ghetto are 2 things.. The mindset of the people and the banking system.... The banks at one point redlined bed stuy, bushwick, crown heights where you couldn't obtain an mortgage . This occurred after the riots in the 60's... The Same thing with Harlem.. The result depression.. Many people were there and didn't realized what they had... I moved into bed stuy fixed up my brownstone which was the worst on the block to the best on the block. The value went up 5 times and I persuaded two more people to purchase on the block.. I led by example I knew the potential .

There are so many definitions in each state, and each small town in those states, of what is ''the ghetto''. In my town for example, the ghetto has many lower income people, but it's perfectly safe...it isn't a ''war zone'' like in south chicago. I would invest in a low income area here, but south chicago, or another major city? No way. Poor = higher crime than other areas, but not necessarily high crime by the basic standard.

I've made a living buying properties in the ghetto. I've been in it for 15 years now and haven't really had any problems going into the bad neighborhoods. I drive an old pickup and dress like a handyman (which basically I am albeit a millionaire handyman). I get there in the morning and try to leave by 3 pm before the kids get off of the school buses. That said, I've found that if you look someone in the eye and say, "whats up or how are you doing?", even if they aren't friendly, they respect that and move on. The one thing that you can't do is leave anything of value laying around for very long. Most tenants text these days for service which is great. I don't answer the phone from 9 pm to 6 am. If a water line breaks, insurance covers it (I do educate tenants on where the main water shut off is and have them marked). If there is an emergency, call 911. I don't feel its necessary to have 24 hour service. Here in Pittsburgh, the rent paid by Section 8 is greater and far more reliable than renting to cash paying tenants. In addition, when they leave, if you do get a judgement for damage above and beyond the deposit, after the appeal period (30 days here) you can get a copy over to Section 8 and they will send out a 60 day demand letter. I've had this happen several times and guess which day I get the money......you guessed it the 60th. I could go on and on but the program is good for now pending what the government cuts will. Check it out.

Phil.....this is how I got "started" in 1985 after I graduated high school I was literally thrown into owning 36 single family homes. In the "Lake Worth Corridor" Palm Beach County Fl. Over the years my uncles and Grandfather had aqquired them. When the "time" came my mom and aunt wanted nothing to do with it. So about three weeks after graduating high school I was sat down and told what I was going to do. And about 2 years after that I was taken down to attorney's office where I signed a stack of quick claim deeds. In that period of time what I learned/experienced was priceless. BUT! Despite being in the ghetto I was able to rehab(Reposition) them with my own Blood Sweat and Tears. I sold they last 3 in 1990. And by 1995 was building "spec homes" in Western Palm Beach county for long term rental income.

I'm in central Florida & I know that Section 8 is not limited to only "ghetto " areas. It's about the cost of living for that area, because section 8 will only pay so much based on that. So it could be any city, very nice low crime areas. So I see it as a potentially great opportunity, given you choose your tenants wisely. I'm not in real estate, but I've been thinking on it. I'd really like to get my family out of poverty and still have time to homeschool my special needs daughter. I'd like to know how much time you need to put into a business like this. Section 8 is just the program. It has nothing to do with the quality of the housing. In fact, Section 8 is much more strict on quality than if you were renting your property conventionally. The government gets anal when they are required to pay out. Its much easier to get paid through Section 8, because you don't have to chase down your money. Most of the dumps you see in these neighborhoods are NOT Section 8.

This guy doesn't mention the problem you have where your furnace/ water tank stolen, and squatters that you can't evict. People breaking in to steal the copper just so they can get a few dollars. Investing in the ghetto is a very hands on business.

pretty good video- aside from S8, another option is to screen your tenants and make sure they can pay for the rent. It may take longer to rent but you usually end up with better tenants- thus less maintenance.

for a section8 housing the local gov't determines the rate-usually a flat fee and the landlord does not get to increase rent unless the local gov't decides to.

I'm in Baltimore. I'm a Veteran, I only have 1 property. I'd rather rent to Veterans. Before I rented out my full house like I'm doing now I rented a room. It was a mess. A young male. I'd say if you can get a female preferably with a small child. A young single male if they are unstable bad deal.

Section 8 tenants are the best for stable rent payments. Just pay somebody to go to your properties so you don’t have to go to the bad neighborhood. Accept your rent payments through checks or apps so u don’t have to ever see the tenant! Great video!

Nice video. There are no bad properties just bad deals. If you can buy under market and flip it you can make a profit. I don't shop for deals in the "ghetto" but when I say ghetto I'm talking about an area where every house and every business has bars on the windows and the crime was through the roof. I also don't buy in luxury high end areas very often because there are more opportunities in that market in between the two.

What Mr. Pustjeovsky did not mention is that from the millisecond you take possession of a house or apt. complex in the ghetto you will need someone living on the site or install a state-of-the-art security to prevent theft of tools and materials (installed or sitting at the site). This is the No. 1 challenge to pre-fabbing or a rehabbing a ghetto property i.e. theft. I can't tell you how many times I have heard of tools, equipment stolen from ghetto projects or even horror stories of heating/cooling systems ripped out and stolen days after being installed, or an entire house or bldg. stripped of all copper plumbing immediately after being installed. The same is true especially for newly installed appliances! You will have thieves shaking their asses like looters in a riot to make off with new appliances from ghetto properties under prehab or rehab!

Hi phil I was born and raised in the "ghetto" Chicago il. Anyway in a nutshell my grandmother passed away in march of this year and left me our 2 flat building which I live on the first floor and I have a tenant onthe ssecond floor who is on section 8. Property is paid for and taxes are up to date. I pretty much use her rent to pay my utilities with a little extra left over. Im 22 a full time student with a full time job but I have no "big money". My dream is to get more buildings in the hood and rent to section 8 for all of the wonderful reasons you talked about in this video. I have contractors that will work to meet section 8 standards. My question is how do I get the money I need to invest in more properties. I don't want to wait like 10 Years I want it now! Please get back to me with and helpful suggestions!

Teonna Green If you want to own more real estate in your area of town, you can either: (a) Borrow money from a bank to acquire the property; (b) Take out a Line of Credit on your existing free and clear property and use creative strategies to acquire several properties using subject to and owner financing techniques along with your LOC as the down payments; (c) Work with hard money lenders to finance the purchases (but this will reduce your cash flow considerably) Those are your options. If you aren't willing to risk your own assets to acquire more properties, most lenders won't want to take a risk on you. If you don't have enough confidence in your business decisions to put your own money on the line, they aren't going to feel confident in lending you money.

Wow. Phil did my bio here! As a first time investor, I went to the ghetto via an inside tip from a realtor friend. The worst neighborhood in Houston- Third Ward. I bought (3) 1930s, 2 bedroom houses on the same 5k sqft lot for $95k cash. After a few months of evictions, and a nailboard to the head, I rehabbed all 3 at about 25k each. I have about $70k in equity and a nurse 😀 in the first house, a dud in the second and fairly good students in the third. In about 5 yrs, since condos are going up 5 blocks away, I'll double my money when I build my own. The last 3 years have been an amazing learning experience and I survived it all in the worst,, most violent Ghetto in Houston or the country. It can only get easier now.

And by the way, though I hired a crew for the rehabs, I supervised and did some of the work myself- like central a/c. I’m an a/c contractor by trade and so I taught myself some remodeling skills too. I do all the maintenance and monitor the property (an hour away) via WiFi cameras...which I also installed.

I wouldn’t have believed it without looking at the numbers but it’s actually true that the bad part of town will often rent for same monthly rent as in the good side of town ! Except in the ghetto the properties cost a fraction of the nice houses in the good part of town .this is a no brainer for investors but most will fear going into an area they are unfamiliar with or unsure of . That’s good news for guys like me

The great Fred Batts r.i.p. His estate owns 16 properties in Durham. He rented a room out to me on Craigslist for $320 a month. I paid him bi weekly $160. The other 3 rooms in the house went for $125 a week. A lot people are buying up cheap houses and rent rooms out. You're going have headache though if the people dont match up. Everybody smoked weed though, utilities were in his name though. When he passed in sure the insurance policy paid off the properties
