Any sale deed can be challenged, but in a suit for suit seeking relief in cancellation of sale deed is 3 ywars

Sale deed must be registered under 4 months as par registration act. U should also read 53A TPA and Specific performance of contract under SRA. If you wanted to cancel sale deed you must approach before Registrar (SDM). But it's difficult cancel unless it's made by unlawful means.
