Exactly. Many people don't understand and think that it's far away from KL city centre so it's not a good place to stay. Actually Kota Kemuning environment is better than staying in KL city centre. Local people don't like to stay nearby KL city centre. It's too jam and crowded and the air is not good also.
Puchong is great area, my niece and nephew also each have double stories tererace houses in Kinrara area in Puchong. Since you have your own transport, it is a great area to stay.

@@wendywan118 Haha! Which part of KL and Selangor is not crowded and jam.. Every family in Malaysia owns 2 to 3 cars so tell me which big city in Malaysia is not jam. Penang , KL, Selangor, Johor? So be enviromental friendly, people should use car pool or more public transport in Malaysia.

That's why i know the difference. Last time Puchong area, only jam on weekdays, especially early morning, afternoon and evening but now even weekends also super jam. 🥵

Maybe the govt should lower taxes for other consumer products but raise taxes for cars and petrol so people would only use public transport instead of using cars. Govt should even concentrate on more better public transport than race and religion BS. Let's face it, cars and petrol in Malaysia is extremely cheap

@wendywan118 I moved here 10 years ago from KL. Love Puchong, so convenient and a lot of choices and good foods. I live here and work here. I don't really feel that jam compared to CHERAS. Daily jam hour only starting around 4pm onwards till 8pm.. If talking about the flood, I work near this area for 20yrs never stuck in the flood because you have to know how to avoid it..There's a lot short cut road you can take to avoid the flood and jam area...

4m for a detached house isn’t considered expensive in today’s money. The detached houses in Desa Parkcity, The Ridgewood are on the market for circa 8-10m upwards

Puchong is quite far away from the city centre and traffic jams are a common sight 😅 In addition, as far as luxury detached homes are concerned, Puchong is not considered a “大家闺秀”.

Don't be deceived. The house shown to you is not worth RM4M. For a bungalow it is small, not freehold and the 'swimming pool' is not good enough even for a fish pond! There are many beautiful bungalows so choose carefully.

Looks like bungalow in Kinrara Residence. It is leasehold. Kinrara is a very nice area with great location.
Bungalow at only RM 4 million is consider very affordable already. But I feel 5400 sf could have been much more spacious. In my opinion, I felt like the space was not properly utilized, and it feels more of a semi-detached than a bungalow because of how much space was left on the front and at the back. Puchong is notorious for being VERY JAM. Like no joke, you need to prepare yourself for the jam. I think you should also check out on Foo Hing's 桂花糕. That's like my favourite, whenever I go there, it is a MUST order. One to dine in, and one to takehome.

Desa Parkcity has a good school within the community, assuming school is one of your criteria. Dpc isn’t too far from the schools located in Mont Kiara either. I personally don’t like MK as a base because I find it too congested. Perhaps look at Seputeh and TTDI as well to compare?

Do consider Bukit Jalil area especially properties around Pavilion Bukit Jalil (new shopping mall). This mall is very ‘children friendly’ with lots of activities and playgrounds (highest top floor) for your child. Parking is very big but finding parking seems a bit complicated… I guess we need to give them some time to improve 😅 This area is on a slightly alleviated ground so it’s very windy and bcos it’s a new township therefore it’s not congested… there is also good schools in this area eg. SJK Lai Ming (National Chinese primary school) and Tzu Chi international school. Very good place to bring up a child…

The parking can’t use tng and Visa card 😓 not very convenient and the parking is difficult to find in the weekend 🥺although there are many many parking spaces
You can try Putra Height, Kingley Hill near USJ area, easy access to NS highway to KLIA, nearby have many international school and college, Monash Uni, Taylor Uni, Subang, Sunway....LDP, Elite
The best area in kl is desa park City n mont kiara but living cost abit expensive.

Puchong got quite some areas were prone to flooding problem. Try to find some locations with higher land level. The key point is to get yourself a RELIABLE and Trustworthy property agent. Then, specify your concerns and criterias on property that you are looking for. Example - Bungalow or Semi D lot, Chinese majority residence, higher ground level to avoid flooding...etc.
KL offer lots of nice places. Most expensive in the upmarket but for mid tier more or less

Never buy 99years lease hold house. Instead of appreaciating price , it will depreaciate especially its so expensive...after 99 years gotta reapply for extention..
