Rewatching some of your older videos and 1000% agree with your take on generational wealth. 70% of wealthy families lose their wealth by the second generation because they don't have valuable financial knowledge. Passing on the knowledge to your kids to build their own wealth is far more valuable.

I’m noticing that people like you and Steven from Solving the Money Problem, have deep ethics and character that really come across in these videos that make the viewer ponder the bigger picture. As a strange aside, I’m in the process of securing a mortgage and through this I’m learning my original choice is making me feel deep in my gut that I don’t like his ethics, meanwhile the credit union I can use really kind of reminds me of a company like Vanguard. Much more transparent. Anyway, your mention of the word character really set me to thinking about my decision even if I could save a little more money, I feel better going with people that acted forthright from the start. Yes, we learn a lot from investing about emotion, our weak areas, what biases we have; it teaches a lot, and vice-versa. Investing taught me how to be 100% accountable in my promises to others, etc. Plus investing keeps you plugged into changes in the world and the economy, which keeps you young in your thinking and living. Never stop investing, it's a cool metaphor for living responsibly, generously, and helping others.

My kids are young right now but I would much rather try and teach them the skills I've learned from building various businesses so they can learn that rather than just handing them the wealth that was built over the years when they don't have any connection or context behind how the wealth was built. I'm going to continue building up my cash flowing "safe" investments so that it can allow me to continue to take more calculated risks in business and in investing. If you did a follow-up video on your real estate investment(s) it'd be interesting to know what type of real estate you've bought, whether you use leverage or not etc. Thanks again for the reply.

Ah. Something I learnt today. Cap rate for are affected by desirability. Agree we should not pass on generational wealth. These dynastic wealth are good in the sense they create a next generation who can do what they like. But the problem is they would be doing what they like which might not have as much of an impact as if they just had to work and strike it out themselves. I'm interested to know how and when you started your investment journey, e.g after working for how long, on percentage basis, how much of your then earned income you were saving or putting into investment. When did you start to move into real estate investing. Lastly, any lessons you personally had learnt since then? Like maybe you had some investment ideas which did not work out, how did you adapt over time to today etc? Really love your deeper thinking. My assumption is it all started when you picked up the skill to read super fast and acquire vast knowledge from authors which then translate into confidence in many areas like investing, personal finance an your outlook or framework of how you look at the world and news etc. Thank you for the many deep nd great videos thus far!

My Tesla-centric diversification strategy: 1. Buy TSLA shares in the summer of 2019 2. Use a portion of TSLA gains to purchase inexpensive high TSLA call options distributed over 2020, with some in 2021 and 2022, on the day of the Q4 Earnings Call. 3. Use the 5X proceeds from the first-expiring call options to purchase inexpensive low put options on a broad array of fossil-tied stocks, shortly before the COVID19 correction starts. (Not as well-executed as it might have been, being far too conservative on the allocation to the fossil puts)

I'm hoping the big flows between the stock market and bond/gold markets will benefit TSLA as follows: Pandemic-driven stock market sell-offs are sudden and take the whole market along, including TSLA. After the correction, flows of capital back into the stock market are more gradual, allowing time for assessments of different stocks' vulnerability to risks like CV, Tesla being the exception, having localized supply chains not vulnerable to international supply and trade disruptions.

Generally, I’m a long term investor. I don’t try to time the markets as it is mostly a fools errand. But for only the 2nd time (the first time was extremely well timed in 2008), I’ve sold ALL my holdings including major holding in Tesla. I hope to buy back all the shares that I sold, plus 50% or so, in some months when this crisis resolves. I have a disciplined staggered buy-back goals for Tesla at 700, 650, 600, 550.

But how important do you think being able to trade technically is? such as being able to analyze and read the charts and identify different patterns of candle sticks and also understanding the language of technical alalysis terms such as EMA, Elliot Wave and etc? How deeply do you read and analyze charts technically and incorporate that knowledge into your trading and investment strategy? As people earn more money, their day-to-day happiness rises. Until you hit $75,000. After that, it is just more stuff, with no gain in happiness." Also, never risk money you can't afford to lose. I have 10% of my portfolio in Tesla, if something goes wrong, my retirement plans won't change. If it goes really really good, it could have a positive change. If I had 75% in Tesla, I could potentially retire early, but I could also end up having to work 10 more years...always risk vs reward. A lot of people are gambling their retirement.

In property, keep looking and collecting statistics. Eventually you'll stumble on something that sticks out, a property that seems to half the price and twice as good compared to average. Then you dig into it, trying to find a reason it's so cheap. If you're unable to find any red flags, strike.

Hey Dave, the asteroid hitting earth is a non-issue…. In that situation we are all dead anyway. IMHO the dramatic Dooms Day scenarios are irrelevant - no amount of stock, currency, gold, silver will not make a meaningful interest in lifestyle/survival - there is not much left to buy…. Perhaps the downside issue might be a 10+ year depression - very low probability but a very rare possibility that could happen.

Gene editing stocks ie Crispr, Editas, Intellia, will likely be all or none. By which i mean they will be highly effective or worthless in my opinion. I own small positions in all three. But I would not bet the farm on them or chase them. Ark limits their etf to 10 % holding of any one stock. If one has a massive run they will sell a lot, limiting big gains. :( Buy a small position, put them in the back of the cupboard. IMO.

@@topshelftre I just think it is too early to tell. All these companies own patents, but will they amount to anything? I do not know. I owned a lot of Biotech in 2000. One morning I woke up and had many $3/ share stocks turn into $30/ share overnight. I rode a position in Human Genome Sciences up to $350 000, down to $10 000 and then up over $300 000 again!!! Not for the faint of heart! Human Genome was a big dreamer stock. It got the first FDA approved treatment for lupus, but ended up not being as effective as was hoped. Glaxo Smith Kline (their partner) bought then cheap for like $14.25 a share. :( This is often a concern for biotech. As soon as they show promise big Pharma buys them, so they never get the chance to develop into an Amgen. (which was the dream.)

@@topshelftre My move is to drop around $3500 into each of them and see what happens over a 10 year period and I'm not going to chase them or add to the position. So they get $10,500 and that is it!!!! I do not have a crystal ball. I consider them highly speculative, and if I lose all my money then oh well, it was a small position. This appears to be a decent entry period. Everyone's investments are personal, but this is my approach to it. I refuse to get sucked into a dream again, but it could pay off huge, so I will participate. I'm not a trader but a long term holder. Hope this helps. :)

Generally when a stock that has big volatility and Dreamers flocking to it that is a good indicator. Think of Dave's example of Rental Real Estate. If you have monthly reliable cash flow (rents) and you know what your expenses are ie. heat, hydro, mortgage, taxes, you can do some simple calculations to get a cap rate. Income - Expenses= net income This means no big surprises on gains or losses. Boring stuff but lets you sleep at night, and you can pay your bills reliably. At this point we can not do this with Tesla, but the rewards could be huge. This is what speculation vs not speculative means to me. I'm not as smart as Dave But I hope this helps.

That may be helpful from a economic or financial point of view. But the layman may want to define it as assuring my principal amount. David people are rationing insulin and dying.. sometimes in the streets, we have a massive homeless problem like we have never had before. For you to say peace and prosperity makes it seem like you are out of touch or possibly callous. I don't understand the mentality. We have let things get completely out of control in this country, prices keep going up on the poor, their wages haven't gone up in an obscene amount of time. It needs correcting.

Yes the income inequality problem is real and a very serious issue in our society. Sorry if it seemed I was minimizing that in any way, as that was not my intention. When I talked about "peace and prosperity" I mentioned it with a global and historical prospective (ie., look at global GDP growth over the past 100 years, and look at median individual income in world over past 100 years).

Be careful. Pensions likely won’t exist forever and govt and companies can cancel them. You’re in for a massive shock if that’s your only fall back....

@@rlopez2626 I belong to CalSTRS. Expecting $4333 a month in 7 years. *However* we need a fall back. CalSTRS (California) is only funded at about 60% (more realistically only 50%). I put my entire 401k in Tesla Its bright future (to me) is more likely than CalSTRS closing the funding gap before the year 2042. The Truth is a slippery commodity with politicians in this state. I would trust a SPIA annuity with New York Life or Mass Mutual much more than CalSTRS coming through on its pension obligations.

Mamiya Phan - of course. I retire in 2038 with 76% take home at a 2.4% factor. My point is, stock market is not guaranteed. STRS is funded strong with AB 1469. I also have my defined benefit supplement account which I can annuitize it. I have a nice portfolio but be careful not to rely solely on Tesla. If the federal government shuts down autopilot, your TSLA will tank.

Hey sypen1, some folks tend to blindly follow people with "track records" and that's one of the reasons why I'm not one to over-emphasize my wins. If I laid out my returns over the past decade, it would surely impress a lot of people and even gain more subscribers... and while I acknowledge that might be helpful for viewers to have more info on my track record, there's also a level of privacy that my wife and I would like to keep as well. If you notice my channel is more focused on the mindset, thinking and principles of investing... and those can be judged for what they are. I've started and run a business for over 10 years, have some experience with real estate investing, and with stocks it's mainly been Tesla. DAVE, NTBS DEEMED TSLA AUTOPILOT TO BE UNSAFE! PRAY THAT NTSB DOESN’T PUTS A STOP TO AUTOPILOT OTHERWISE TSLA WILL CERTAINLY TANK!
