nope, corporations let people work from home and found it more profitable to not have offices. This lead to more leases ending and the value of office space dropped and then the value of property for office space. It's the housing bubble all over again with commercial real-estate. You would have to read and know more to actually understand what is happening

@hiddenintheshadows530 Yes, remote work is part of it. But leases aren't being completely canceled, more like adjusted because less office space is needed now. However, there are companies beginning to require their employees to return to the office, especially in circumstances where leases might be locked in long-term or the business has ownership of the property. Though, this could also make room for more businesses that could be smaller. I see as an opportunity to get a better lease.

@lolacookie453 Yes, it is. But let's be clear, there are areas in DTLA that are also great. The whole Bunker Hill area is great. The LA Live area is always full of people. The Little Tokyo Plaza is going through a rebirth. The Century City shopping center has also gotten a high-end makeover in the last several years. A D line subway station is currently under construction beneath the shopping center. It's scheduled to open in 2026.

Bringing cheap apartments to cities brings even more crime & poverty to the area. We need to get rid of people who are hogging up our cheap housing all over the state that aren’t supposed to be in this country. Lower taxes & stop running businesses out of the state. People want to be where it is safe & there are financial opportunities. Stuffing more housing in every open space, including people’s back yards, while flooding in millions of uneducated, unskilled poor people will make things continue to decline.

Blame the government. The pandemic happened 4 years ago. The building has been losing value before that. Government NOT addressing social issues, open drug use, increasing homelessness, taxes on businesses just trying to survive, and to top it off.....outrageous cost to live in LA and CA in general is enough to drive economies downward. But good luck with the turn around, I left and didn't look back. Couldn't be a better life now.

Not to discount the news too much, but this valuation is just someone's opinion, and I don't know why they decided this is a job that had to be done. This valuation is basically meaningless, unless the BofA tower is up for sale, which it isn't, or it got re=assessed for property tax purposes. Nice that they made mention of the Oceanwide Plaza. That place is going to be a thorn in the side of DTLA boosters for a long time to come.

Oceanwide Plaza will get finished because it's in a fantastic location, and real estate is primarily about location. It would have been sold by now if it wasn't for Covid. That southern area of DTLA has had the most construction in the last 12 years. Now it's about buying it at the right price.

Oceanwide Plaza is currently for sale via a receivership process. The eventual buyer will complete the project & improve the area, etc.

It has since been completed and is in operation as a multi-purpose retail/residential property, with no hint of the problems that bedevil its neighbor to the north. But there is not even the rumor of a pending sale in the air, for one simple reason - the building in its current form is unsellable. It would take another billion to complete, and it would take as much money as it is currently valued at to knock it down. It means a company would be spending 400 million to end up with a 4.5 acre parking lot, which is what Oceanwide was before 2016.

I worked in many of these buildings, from security to the actual law firm. Most Attorneys don't show up because they rather save gas money and dry cleaning clothes everyday. So they work from home. Bankers as well!! Plus the food around the area is really over priced and not the best.

It's not just the pandemic. Having worked in the telecom industry, people are going to be obsolete. The company I worked for, moved the work to other states where cost of living is much lower which means lower pay. Verizon sold off their landline business in California and now ATT wants to do the same but were refused. I've worked in downtown LA and the area has gone downhill since the 70's. Former "high rent" areas are now slums. You can lie to yourself all you want to, but once an area becomes blighted, it will never come back. Yes, I even worked in South LA too.

The vast majority of DTLA remains absolutely fine, and streets like Broadway and Los Angeles in the historic core are improving from the worst of Covid. I worked for both Pacific Bell and AT&T in the 80s. There are many more people living in apartments and condos today in DTLA than there were when I worked there. The whole of South DTLA has had a lot of new development. Transit projects like the Regional Connector have made a positive difference.

@@mrxman581 well, I guess we just disagree. I retired from ATT 18 years ago and the special services group I worked in is now defunct. I visit the J-Town area once in awhile and it is horrible. Chet on the sidewalks, homeless sleeping in front of businesss, etc.

@2-old-Forthischet Not true. When were you in J-town last? I was just there last Sunday, 11-17. I first went to the Natural History Museum to attend the opening of the new wing with Gnatalie, the green dino. I then headed to Little Tokyo to check out a Godzilla popup store where I bought a figurine of the original Godzilla. LA Metro had a cross promotion going with them. LA Metro was playing the Godzilla roar on the speakers at the station. It sounded like Godzilla was in the station tunnels. There were also large banners on the mezzanine level. After buying my figurine, I walked around the big main Plaza and grabbed a bite to eat. The food was great. Best spicey miso soup I've ever had. BTW, it was around 6 pm, and the Plaza was packed with people of all kinds. The Regional Connector and the new underground station that opened in June 2023 has been a huge boon to Little Tokyo. You should go check it out and use the LA Metro E or A line to get there. You'll be pleasantly surprised. I used the E line to go to both the museum and J-Town.

@2-old-Forthischet It was the North Hollywood station on the B subway line. She was a security guard going hone at 5:30 am after a long shift. She was stabbed to death by a known homeless man with mental illness. He was captured around 30 minutes later on a nearby street. This incident is what prompted the TAP to exit pilot program. Metro said that 95% of criminality on the LA Metro is committed by people who don't pay the fare. Since this pilot went into effect, they've caught many fare evaders and have kicked them off the system or made them pay. The data from the last few months has shown a positive change at the station. BTW, technically, driving in LA is more dangerous. There are 1 million boardings per weekday across the LA Metro.

luxury condos and dtla don't mix, just regular nice decent apartments, no need for luxury, Also, improve the roads, add two more lanes on each side of the freeways, you need to invest in personal transportation along side public transportation. and safety is a no brainer.

@@Eugene-pt5lu but the entire 110 in dtla corridor has frontage ramps and roads... so I don't know what you're talking about. But the American practice of putting housing right next to the main road is absolutely stupid, it really reduces peace and quiet for the occupants. Example, houses and apartments right on Wilshire or Crenshaw blvds, or houses that share a wall with 118 freeway. its absolute insanity and torture.
