It's not. It's populistic propaganda. Most of the properties in Portugal, are of no interest for foreigners. Zero. It's the higher quality, and cost, properties that do. New high quality builds that go up. Not properties average Portuguese can afford. The issue is low salaries, high corruption, braindrain that continues, lack of companies with an international reach, creativity in new businesses, export, etc. - And as a result, salaries keep being low. And you have yourself a vicious circle.

@@videochannel3949 last year half of money transations in Real Estate on Lisbon was made by foreigners... All luxury apartaments? And in other parts of Portugal, dont you think the renovation and construction in luxury segment increases a lot the cost of construction in other segments since the construction companies are working in the segment where they make money the most? Dont you part of this new trend of portuguese emigration is precisely because they cant afford a house to rent or buy? Are you aware that in past 20 years the number of portuguese youngsters that have their own house decrease to haft. They way you admit portuguese are not competing for the quality real estate in their own country dont raise you also some questions? Should portuguese pay taxes for them?

Canadians should be banned from the real estate market in Portugal since they are banning all foreigners from buying in Canada! We should reciprocate instead of being so nice to them.

@@videochannel3949 6/7 years ago, even with less money (the minimum wage was less), we were all living well. It was enough to have a job to organize ourselves, today there are four times more homeless people, there are no locals living in Lisbon, so friend, yes, you are a little to blame and so is our government.

Thanks for the info man… I am Portuguese and i am living in the USA. I have been looking for a place in Portugal for the last 4 years and i was surprised at the rate of increase in housing prices which turned me OFF. I am paying attention……to your and other videos… Keep up the good work.

Thanks for a great video. There are definitely going to be changes in real estate market. The idea that prices can't go down is outdated by interest rates:) Moreover with NHR gone, everything is going to change.

Its the supply side that drives this market. So in relative terms I would pay less attention to NHR and more attention to the the policy structure of the new Government. There has been a general reluctance to develop property due to insane policy regulations around building approvals (1-3 years of red tape) combined with an incredibly difficult inflation climate. The situation is hugely risky for local developers and they are tending to just sit on undeveloped properties and riding unrealised capital gains.

Can you not retain the exterior facades of these old Portuguese homes and just refurbish the interiors with better insulation, central air, plumbing, etc?
