You need a certified financial planner straight up! personally, I would invest in etf and also love investing in individual stocks. yes it’s riskier but am comfortable in my financial environment

No doubt, having the right plan is invaluable, my portfolio is well-matched for every season of the market and recently hit 100% rise from early last year. I and my CFP are working on a 7 figure ballpark goal, tho this could take till Q3 2024.

To my understanding this just proves how much we need an edge as investors because playing the market like everyone else just isn’t good enough. If I have a paid off property and don’t need to pay rent - it’s an asset as it reduces costs. It’s not only about earning more but also it’s about paying less.

An asset is anything that represents value to a person or a business. A liability is an obligation to pay. A car, a house, a jacket, a computer, an iphone are all assets. If you take out loans to pay for those things, than that is a liability, because a loan or a mortgage is an obligation to pay. But the thing itself, that you finance or get a loan for, that thing is an asset.

The house you live in becomes an asset when compared to renting quick. Rent doesn't give you money back when filing taxes. Don't listen to those that try to sell you the idea that renting is better.

Exactly. I was hoping to read this in the comments. This point seems to be misrepresented frequently in the realm of financial influencers. If you buy a home, regardless of what you intend to do with it, it becomes an asset. If you acquire a mortgage for that home, you obtain a liability. The difference between the asset and the liability is the homes net value. Preferably, that value will be positive.

Houses are needs, so I'd argue that owning one (especially once it's paid off) is an asset because it saves you from paying rent. Unless you would argue homelessness to be the preferred option But it requires money out, but in the long run, it should save more than it takes

Car is not an asset but it's necessary. For me, after using a car for a few years, it's okay to sell it for a lower price because I have used it to go make money.

If your house has equity that equity is an ASSET. Because it's something of value. That includes the equity in the home 🏡 you live in. An asset is not an asset Because it generates cash. An asset is an asset Because it has value. Ex. the Mona lisa does not generate cash. But it's worth 900 million dollars. It's an asset.

So many of these videos are copying principles from Robert Kiyosaki. Besides this everybody has different circumstances and an asset to one person could be a liability another person. There's too much generalisation which diminishes credibility of these videos.

The definitions are screwy. Assets are things you own, and liabilities are what you owe. The house is an asset--the mortgage you owe is a liability. A car is an asset, and the car payments you owe are liabilities. Cash in the bank is an asset with no liabilities. Credit card debt is a liability that may or may not relate to an asset. "Net worth" is the difference between assets and liabilities. If you have more assets than liabilities, you have a positive net worth, which is a measure of wealth. If you have more liabilities than you do assets, you have a problem. Note that income and expenditures are a separate thing.

@@hubster4477 Yes they can. Depreciable assets lose value, wear out, become obsolete. But you can't take a deduction for depreciation on a personal-use asset.

@@hubster4477 A rental property is a good example. You have to put money into the property to offset the loss of value caused by, for instance, the roof wearing out and needing to be replaced. Accountants have depreciation tables for all kinds of assets. What you can sell it for, however, is unrelated to its depreciation.

As a beginner, it is advisable for you to trade with an expert that will guide you in the right way to win with nice strategies. It’s not true. It’s just a Kiyosaki lie. An asset is something that has value. Something that you can sell and realise it’s financial worth. Your home is an asset. You can sell it and obtain its monetary value. It’s the mortgage that’s the liability

Kiyosaki didn't lie. He gave you a solution on how to not be in debt by having a mortgage! Therefore, you can claim your house as an asset! For instance, if I was given a chance to invest $100,000, use the dividend that I'm receiving monthly from stocks to pay my mortgage it wouldn't affect my income!!!!!!!

@@martinesejour3361 using your ‘for instance’, your home is an asset whether you have a mortgage or not. You need somewhere to live. You can either rent and pay someone else’s mortgage or you buy and have your own mortgage. You DEFINITELY don’t want to buy a property for cash or pay down the mortgage. As you say, instead of paying your mortgage off you would invest the money. Either way the proper remains a profit!

@@perrywilson7196 That's why some people make common sense sacrifice, by living below their means, to obtain what they want without a debt. For example, they live in an apartment with a roommate while in the meantime they watch their dividend grow. For example, you want a new or a two/three year's used car? Buy a used one that’s affordable. If you invest, you yield a profit you can withdraw that money to purchase a new car without having to finance it. If that's what you want, to purchase. The paradigms are there throughout the book. It's easy to comprehend?

@@perrywilson7196 There was a man out in Baltimore who did just that. Withdrew his money from his commodities, he purchased a home-rent it out, while living in his garage. Once he gained the equity from the house he mortgaged and rented it out. He purchased another home for himself, and so on. His process continued until he was the owner of the entire block of homes that he rented out. He became a proprietor, by using his common sense and living below his means for a couple of years in a garage.

You know whats funny?. I see everyday new Mercedes/bmws/audis that are in the range of 60-125k. I dont believe everyone that drives these cars are millionaires also. As a person with good finances i honestly would rent that expensive car for just a month and enjoy the car then just go on. I would honestly would buy a car in the range of 5-15k. These cars are much cheaper and if its in good condition it can save up a lot of money. What is 5-15k if you are net worth millionaire,right?

These are very valuable rules for anybody who wants to get rich. Unfortunately, most people who will watch this video will not really be able to apply the principles. We may not want to admit, but as Warren Buffett once said, investing is like any other profession-- it requires a certain level of expertise. No surprise that some people are losing a lot of money in the bear market, while others are making hundreds of thousands in profit. I just don't know how they do it. I have about $89k now to put in the market.

Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are alot of wealth transfer in this downtime if you know where to look.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. However, the end game is investing money long term creates wealth every time. Just pick what you like and understand, invest and it will pay off. I love getting paid to hold an asset, especially while it grows in value. One of my favorite ways to do that is by holding dividend paying stocks. Nothing like a dividend etf to give you diversification AND income! Gotta love it. $40,000 of passive income made so far in 2023.

Bear and bull markets offer great opportunities. I used to discredit people who made money in bear markets until I did it myself. The US stock market is currently experiencing a long bearish season but if you zoom out it's actually a bull run as the market always comes around, so it's understandable that people are panicking. However, there are opportunities if you know where to look. With the help of an investment advisor, I made over $75k in profit so far this year.

The thing to me is, if you invest and have other income outside of dividends then you will be able to live off dividends without selling. Which means you can pass that on to your kids which will give them a leg up in life. $52k dividends received in 2022.

I agree! That's why it is advisable that you have to invest while you still have a regular job or earning a regular income, and do it constantly. You still need to have something that will keep you going even if you're investing. Good financial planning and money allocation is the key.

I can feel your pains. New guys need to realize the risks that come with all of this. You could lose it all and you could win it all. It goes both ways. Second, what works for A may not necessarily work for B and you should not be a bandwagon investor. A good number of folks are raking in huge 6 figure gains in this downtrend, but such strategies are mostly successfully executed by folks with in depth market knowledge.

Just something I consider important on Dividend Stocks and REITS that wasn't mentioned. With Dividend stocks, after 60 days of owning that stock, they become part of a special tax bracket that determines how much tax you pay on dividend gains. Commonly if your tax rate is $40,000 or less you pay no tax on dividends. As for REITS, they just fall as income and are taxed at your regular tax rate no matter how long you owned the stocks.
