So you think buying a pre-sale condo in Vancouver will give you the perfect place? Think again?? This condo and building, in Vancouver, are riddled with major problems that the builder left behind. Check out this video to see a few of the major problems that I located the total list is much longer.

Tom, the Builders must really hate you...Good Job! Someone needs to kerp these builders in check. Buyers are so into "New" and superficial looks, builders know this...

Was the right equipment specified on the original plans? Maybe you don't have them available though. Who puts a dishwasher way away from the sink? Most dishwasher drain lines are corrugated too, further slowing things down. At least you take the time to be thorough.

I've watched a KZbin video of an installed shower like that - but worse. A very experienced plumber was called in and he had to demolish all of what was built and start again. He showed, as he took it apart, how much damage there was.

Good videos Tom. Super important to get an inspection - especially on a new house or condo. I'm a condo owner's advocate in Alberta and we have numerous emails from owners who bought a new condo sometimes with over 400 defects in the building. But by the time owners discover later, warranties run out. My general advice is never to buy a pre-construction condo if cash is tight.

He would have a lot of work ( 24/7 )in NJ,with all those houses fixed by people who have no business to do renovations .He's lousy contractors nightmare.

I'm usually a fan of your videos, but that bathroom fan is nitpicking. You can knock your 4 cubic feet off the bathroom by factoring in the double vanity and overhead cabinets. I don't think any affordable inspector in my area would find any of the issues you pointed out in this video. Now, we are talking about a >1 mil condo, so yeah if I had that kind of money I'd hire him.

But that's the thing, where is the cut off for being good and not good. They make specifications for a reason, a home is not the place for shortcuts....

I agree with all your comments and finds. I can see that the problem is with the building code and it allows a builder to do all of this and pass inspection. Lets get together and change this.

What is the fix for the dishwasher tube?

You can't assume that the discharge tube is running along the back of the cabinets. It could very easily be near the front of the cabinets, just behind the toe kicks.

Trevor Lambert I think even if it is just within spec the location is foolish. I don’t rinse my dishes then carry them across the kitchen to put them in the dishwasher. Do you? The longer the drain line the more strain and shorter life for the pump.

the discharge tube of that dishwasher is probably run under the cabinets.

you can bet those guys fucked up the shower pan, most likely full of nail holes and pieces cut and glued together have to imagine the rot and what will happen to the tenants below in a few years

1. Ok, CFM is somewhat lower but it's not terrible 120CFM would probably do the trick but I would not demonize contractor for that. 2. Glass leaking or track leaking is fixed with $7 silicon tube and caulking gun. 3. Can't comment about dishwasher, all i Know is most manufactures are over conservative about specifications in order not to be liable for any damages their product may produce. Dish washer most likely will be fine. 4. If there is a window near by you don't even need a hood (building code in my area), if there is decent functional hood, again, it should be fine.

2. It shouldn't have even been a problem from the start. 3. Manufactures may be over conservative about specifications , but if it fails, you will not have your warranty. Just follow the directions. 4. Again, manufactures specs. Just follow the direction.

2. Shower glass is pretty simple to install, but sometimes an honest small human mistake can lead to this leak. As I said it's not something major, it could be fixed with $10 tube of silicone. This in no way jeopardize the purchase of house or can cause future problems with thousands dollars worth of repairs. 3. This will most likely be a problem, it could be probably fixed with some kind of booster pump, I would like to hear more on solution for such problem if anyone knows. 4. It's not just the specs, there are codes. NYC does not require hoods or exhausts if window is close by. It would be nice to have more powerful hood, but then again, it's not a safety issue or a problem that would chase you with huge bill down the road, maybe if you run all 6 burners it might not be able to handle some of CO2 along with smoke of vapor, but how often would that happen? What is important about this kind of inspections are safety (google Life Safety Code, known as NFPA 101) such as fire stopping. No MEP (Mechanical Electrical Plumbing) issues and build up to code. No Structural Stability issues. No hazardous materials such as lead, asbestos, mold. Also waterproofing and proper exterior construction such as drip edges and weep holes to make sure water won't find way into building in future.

2. I agree, it is a small issue. My view is that for a apt worth 1.5m, it should be near perfect. I wouldn't have an issue if it was in a cheap college studio. 3. I guess a booster or 2nd bump would be ok, but it could have been easily avoided. 4. I can't cook, so I would never need more then 1-2 on at once. Someone else may have all 6 if they are hosting dinner for family. Thats where the issue would be. It should be safe to use at all times at all settings. Deficiency Inspection also includes functionality as well as safety. This more so seem like thing not being installed to spec. He may be nit picking, but for that much money, I want 100% not 90%.

The reason he has a job is because now days construction is terrible. While 1.5m sounds like a lot, this price is most likely based on prime location and not the quality of build/renovation. My point is, today it's almost impossible to find decently built house (especially finish work) and you should always expect to give punch-list to seller for any price of the property.

It's a regular cooktop not even 6 burners. There are laws in NYC where you are not required to have exhaust fan if kitchen has window. NYC building code is one of the toughest in country. google "§[C26-1207.2] 27-758 kitchens"

wow I'm disgusted not only by all the cheap trinkets scattering the bathroom and kitchen making that million dollar condo look like some shak, but at these developers selling overpriced garbage that will lead to even more repairs in a few years. vancouver is seeing such a huge boom yet again but the quality is not there, its all useless garbage.

This 1.2 million home is poorly designed and poorly constructed by my standard. The aesthetic is quite bad at best if not horrible.
