About shipping. I used to do flat rate. The problem was, since I’m on the east coast, I’d sometimes lose but I’ve now switched to calculated and I’ve set it up so that my cost goes to the customer. My shipping cost is accurate and customers don’t over pay. Everyone wins. The only catch is that I need to sometimes weigh the item when listing so the weight is accurate.

Hi, death isn't morbid it's the end result of this life. I personally don't live with regret I think it's a waste of time. If you have made a bad choice / decision or if you don't like the direction your life is going in then change it. So many people feel trapped especially in their jobs. I work at a hospital with surgeons and you wouldn't believe how many of them hate their jobs. You would think wow they've really made it in life but they don't see it that way. I've asked why did you become a doctor most of the time family pushed them that way, the money, helping people. There's a great quote from one of my favorite movies and it is "there is no perfect life there's only life just live it"

Another thing, if you buy a house for 200K and it goes to 1 million dollars, you aren't any richer. You still have just 1 house and can only trade it for the same size house in the same area. The only way you get rich from real estate is to buy multiple houses and sell them, buy it and turn it into rental property, OR, you sell your house and move somewhere that is much cheaper. But the average person who buys a primary residence house and lives there isn't any richer when the house appreciates in value because he/she can still only trade it for the same value of house down the road. 1 House = 1 House.

True, even if you sell you may not be able to afford another house in the same area once you've paid taxes and fees. Besides being a place to live I see the value of a residence as something you can pass on to your descendants (though taxes will heavily eat into that too depending where you live).

The result of house value is just inflation. Inflation = government debasing currency.

You can borrow against the new higher value of the house and use that money to build a business or take advantage of a good deal. If you get a $700k mortgage, sure there's interest but its still less expensive than what would have been paid in taxes if the $700k came from income from working. So you can have more time and money to use it and make a lot

@@vanhalenps4 Yes, true. But if you do that, you won't be able to buy another house of equal value because you have spent that equity on the business. My point is that 1 House = 1 House even with the increase in the value of your home.

I only buy items I know will make a big profit; i.e. 50p to £10, £1 to £50, etc. I have a good eye for spotting items which are current or popular. These days, you have to be savvy. Most charity/thrift outlets are now getting wise to the value of certain items and using this to hike up the price of them, even though these items were donated to the charities free of charge by generous (and dare I say it, stupid) people. Charity shop employees usually get first dibs and most of what is put out on shelf is utter trash. It now takes longer to find things but if you’re wise to what’s out there, you can find the right things to sell and guarantee a great profit when you come to sell them on.
