OMG.... this video has been extremely helpful!!! I was totally lost prior to viewing this video. Present estates and future interests can be very confusing. I've learned more in this video than I have from my Property professor! Thanks for sharing this info!

Definitely easier to understand in general than the Barbri (think mine is 2007) lectures on this

Thanks! Great video, but my themis outline for the bar exam states that a life estate is generally neither devisable nor descendible. ????

+kimjack1000 If you turn your attention to the language at minute 9:52, it states that a life estate is devisable, descendible, and alienable as long as the measuring life is still alive. Here, the key language is, “as long as the measuring life is still alive.” Thus, the scenario where a life estate can be devisable and descendible is when the measuring life does not depend on the holder of the life estate; which is when the life estate has already been transferred at least once (i.e. the life estate pur autre vie). Note, the life estate pur autre vie is a life estate, with the nuance being that the measuring life is not that of the holder. Therefore, a life estate is devisable, descendible, and alienable AS LONG AS THE MEASURING LIFE IS STILL ALIVE. See Collins v. Held, 369 N.E.2d 641 (Ind. App. 1977)
