Prestige is ideal for a primary residence if your workplace is in Central Delhi, East Delhi, or Ghaziabad. It significantly reduces travel time compared to buying a home in Greater Noida West or elsewhere in Ghaziabad. Additionally, a township like Prestige is unparalleled in Noida and nearby locations.

Given that the project is launching in Ghaziabad and the resale price of nearby ready-to-move projects ranges between ₹7,000 and ₹7,500 per square foot, it should not be launched at a price higher than ₹9,000 per square foot.

If investors or end users simply remain away from giving EOIs it will be launched below 9.5k But like a herd if everyone just start giving EOIs that helps the builders in identifying project demand and then they rule the pricing. I am a owner of prestige city hyd and absolutely no EOIs were given before launch. Barely 5% they received resulting close to 6.5k launch price. Also hyd and bangalore are end users market and delhi ncr is investor market majorly and investors are not understanding it will be almost impossible for any investor to get an exit for a project with a price entry at 10-11k in Ghaziabad. People need to understand EOIs is a bait.

Jis project ko Siddharth Vihar me hote hue bhi Prestige City “Indirapuram “ ka naam use karna pade to samjh lo kya value hai is time pe us location ki. Anyway main sirf kya justified hai vohi bol rha hoon. South me EOIs ka chakkar hota nhi jitna noida gurgaon me builder khel rhe hain

In case the project is launched at a higher price, individuals can cancel their bookings and the EOI amount will be refunded. This will be a major setback for the Prestige group for their first launch in the NCR

@@BlingKing321 As per the VP Prestige Group, Prestige is still very much in the deal. They will be active once the registry issues gets solved. And their one more project planed in KG Marg Delhi, which will also get launched within a year time.

@@whitehatrealty biggest negative would be location itself, delhi-merut expressway is a very big choking point for people wanting to travel from Ghaziabad to the other side of the road , as office hours can see almost 30 minutes just to cross the expressway underpass and sometimes maybe even more , depending upon traffic congestion on sector 62 round about. Second negative would be price , Land rate in Ghaziabad range from 8k to 12k per sqft , Apartment rate of 10k per sqft is too high because you are still in Ghaziabad and not in noida , even in noida top 10 societies rate is below 10k per sqft, leaving few exceptions like meghdutam and knightsbridge. Even in sidharth vihar max rate right now is 7k per sqft , which is way above their project qualities and amenities on offer. Pricing it anything above 8k per sqft will be a disaster. Other factor being the are itself , there is no commercial activity in the area , almost nothing is available for daily needs other than society shops and few local shops , area is still under developed.
