Well they have already ravaged the property of timber which also drives down the immediate worth. If it was 145k and could hire timber harvesters to come in, it would be more attractive. But for 145, it's going to be a few decades before another round of harvesting can be done. The landowners are obviously looking to cash out and wash hands of the property, they got the timber, time to sell.
