The email list building thing is complicated because I've found folks who download free items almost never spend money. I have a list of almost 600 folks who grabbed free resources and I've found you MIGHT have 1 or 2 of those folks actually buy something during a year.

That's fair! That is a pretty typical conversion rate (I usually assume about 1 in 100 will purchase a product targeted to them). That could also be a reason to consider selling a smaller product instead. The folks who purchase your small item and really enjoy it can be on your email list and they will be likely to buy other things you design for them in the future. Also, you're doing great! An email list of 600 is awesome and not easy to build to! Best wishes to you!
