Welcome back to our channel. We are Wiley and Jennifer. We are excited to share our journey with you as we build an off-grid homestead and get back to the basics. While visiting our OFF-GRID property, we noticed a BIG problem. We are thrilled to be moving to Arkansas in the spring of 2024. We purchased 7 acres; We plan to establish a small homestead and regenerative food forest over the coming years. Our house is going to be constructed of used tires as seen in the building of earthship homes. We love the idea of building an earth sheltered home because of their efficiency. Our goal is to be as self sustainable as possible. Please follow along with us on this epic adventure.

MAKE SURE YOU GOTO THE COUNTY BUILDING OR WHEREVER THE ORIGINAL SURVEY WAS KEPT AND GET A COPY IF YOU END UP NEEDING TO GOTO COURT, BETTER SAFE THAN SORRY AND PREPARED.

Hello again jocool. We already have a copy. And I bet the neighbors have a copy too. It is just hard to make a 900' straight line through a heavy forested area. lol I think we will need to have our fence lines marked by a professional to eliminate any disputes. Then if we did end up in court over it, there wouldn't be much of an argument. Wiley and I have built a lot of fencing, but the bottom line is that it will all boil down to "he said, she said" unless it is marked by an unbiased professional.

My wife and I are trying to find property to build a off grid small home. I've spent a ton on solar components and water system stuff but finding the right property is nearly impossible. We drive a semi 3 weeks at a time and finding a place where our stuff will be safe while we are away is truly difficult

You're right, also they should spend the money at all costs to mark their property lines.. with metal Tee post drive in ground two feet to make it hard to pull out......

What would stop you from just moving the string to where it belongs? instead of drawing attention to it. I think I would have just done that. Who would be the wiser?

The surveyor should have clearly marked the boundary. Have them come back.

A professional Property survey to identify property lines as well as potential encroachments on your space is A Must. This will legally end any dispute. Also, it was 100% Illegal for the seller of your property to sell you or anyone property while knowingly, there has been a previous & standing unresolved property line discrepancy. STAND Your Ground 💕

Thank you for watching and leaving this comment. We completely agree. A survey of the boundary lines is a MUST. You are right, it would put an end to any possible dispute. Also, it would give us a nice straight line to follow when putting up a fence. The stretch between survey pins right now is over 900', through dense forest. That is not an easy task.

Most states require a property survey when any property changes hands. At least my state does. Maryland. Sorry for the hardships this is now causing you. I pray things work out for you. Good luck in a nice way. 🙏🕊️✌️🇺🇸

I purchased land too in 2021 and had the same issue. I paid to have the entire line surveyed by having a stake placed every 125' +/- and I talked with my neighbor and resolved the problem once he saw the survey lines. My surveyor told me all these property apps can be off 20'-50' You will have more leverage once you get the survey, and your neighbor can actually see the survey markers along the disputed side. Having to go to court will be less likely if you get the survey. Its better to settle it now.

It's unfortunate that a survey will cost soooo much, but I do believe it is the best way to solve the dispute. And yes, handling it sooner than later will be best.

Get a survey. Hunting apps can be off "A LOT",,,, per surveyor. Had a new neighbor mark a property line and missed it by at least 30 yards, not feet.All to to his advantage. Not only on to my property a neighbors as well. Go figure.

@@kerryinman9709 Kerry, we agree. We know our phones GPS is not very accurate, so we definitely wouldn't use it to build a fence on.

I don't buy them being off by 50 feet. That sounds like they are lazy or don't know their job. When you use this technology, its using GPS and Latitude and Longitude. And lasers. They developed this tech in the MILITARY for GUIDING MISSILES to targets. Its not that lose where you guess where something is. Those people probably just don't know how to do their skills. Or they are saying something to try to cover their ass, but the bad way through lies.

I paid the county surveyer to survey my land. This settled all disputes with my neighbors. I think I paid $250 or $300. I wouldnt trust an app. The surveryer uses more precise instruments.

It would solve the current problem as well as prevent future disputes. We called a few surveyors and their prices to survey our whole 6.5 acres was $1,400-$1,800. 😬 That is a LOT of money... But it would be cheaper than hiring an attorney and having to get the survey anyway. 🤷🏼‍♀️

@@88888gerald thank you for watching and for taking time to leave this suggestion. We used the plat map to find the 4 corners. The property is pretty rugged and heavily forested which makes it difficult to navigate. We ended up finding the original surveyor and hired him to mark our boundaries. He gave us a great deal ($400). It was probably the best money we've spent so far. Thank you again for watching. We appreciate your feedback.

You definitely need to secure via survey!!!! Maybe not whole property, but the line your concerned about. Its VERY important!!!! If the folks that put the line dont agree with you just walk away, so you dont get shot and get the line established. I know you say you dont have the money, but better to live in a tent or shed for a while and pay the $ to get that line surveyed!!!

We don't want to start a war with our neighbor.. lol Money is tight, but we will have to come up with what we need to pay for the survey. We will have the whole lot done at once so that it will curb any future disputes along our other boundaries.

I agree 1000% one million percent. I left a comment for anybody who wants to read it. But I will say this, after I bought my 10 acres the first thing that I did was put the money together to get it surveyed. There's no such thing as I can't afford to get it surveyed even if you have to put off building the house until you get that property surveyed. Because your neighbors are trying to piss on your property to establish their territory which is a very bold move .You have to get your property surveyed ADAP because if you don't your neighbors will be a problem and they are already a problem

If I can give you some advice. BEFORE YOU BUILD OR DO ANYTHING GET THE LAND BOUNDARY TAKEN CARE OF. GO TO THE LAND OWNER & NICELY EXPLAIN THAT YOU FEEL THEY ARE ON YOUR PROPERTY . HAVE YOUR PAPERS COPIED & IN HAND FOR ANY DISPUTE. THIS COULD BE A HONEST MISTAKE (PRAYING IT IS ) ALSO CONTACT THE COUNTY LAND OFFICE GET THE ORIGINAL LAND SURVEY…. (The seller will say this & that they won’t want to get involved) EVEN IF IT COST YOU MUST GET THIS DONE FIRST. Land disputes happen all the time. PLEASE TAKE CARE OF THIS YOU SEEM LIKE A NICE COUPLE I DO NOT WANT THIS TO END BADLY FOR YOU. GOD BLESS FROM WEST CENTRAL INDIANA FARMLAND ✝️🇺🇸😊🙏🚜

Thank you so much for watching and leaving this comment. We ALWAYS appreciate good advice. We have copies of the documents you mentioned, and the neighbors should too. We won't be moving until spring. We will only be clearing land (away from the property boundaries). Resolving this is defiantly one of our top priorities. Hopefully we will be able to make contact with the neighbors the next time we visit (which will be after Thanksgiving). We will keep y'all posted.

I wouldn't jump to any conclusions right away. They may have just got off course walking the string out.(very easy to do in trees) If all 4 corners are marked, just check property description and use a compass to walk a straight line between markers. Tie flagging tape as you go so you can comeback later and drive in t-posts every 20 feet or so for a better series of markers on the line.

Especially when we're talking about a distance of over 900 feet. We certainly do not want to start a war with our neighbors, so we will be taking a diplomatic approach. We are hoping that it is all just a simple misunderstanding and that we can get them to agree to work together when building the fence. However, we are leaning towards getting a survey anyway in an attempt to circumvent any future disputes.

That was my first thought. You can get disoriented walking through trees trying to pull a string around the trees.

Your place is beautiful woodland. It's just my hunch, but it looked to me like your neighbor just didn't want to chop through that patch of growth, and took the easy route out around it (which ended up on your side). Maybe just contact them in a friendly "just thought you'd want to know" attitude. I'm old...and I'd say ya always want to get along with your neighbors. Most people REALLY appreciate a neighbor who wants/trys to get along.

Wiley and I believe that we have "old" souls. We believe like you do. We don't want to fight with them, we are not aggressive or confrontational people. We will have a diplomatic approach. We hope to convince them to either work together building a fence or help pay for a survey. After all, "you catch more flies with honey than with vinegar." There should be those markers so you can show the neighbors. Go back to the people you bought it from and have them straighten out the boundry lines. also tell the neighbors if you have to survey it they by law have to pay half. They may find your markers

Hey there Glenda, that is a wonderful suggestion to tell them that they will have to pay for half of the survey. Obviously, they've already found one of the survey pins. I am not sure if they have found the other 3 for their property. We have hiked along the line a couple of times and there doesn't appear to be any markers in between the corners.

actually the old owners cannhelp if they want but buyer is responsible for surveys if they want or need them. people are not supposed to sell disputes, but they still do. its expensive but the survey will leave zero up to chance:)

@@OurMountainHome316 if the line is straight, you only need two corner pins. But it may not be straight with zigs and zags. Then there will be additional pins. Pins may be buried or may have been removed. That is why they are numbered and location recorded. The platt of record should contain this. Phone GPS is good but it’s not the most accurate GPS. Our survey gear is expensive but it’s way more accurate than consumer GPS units.

We had a similar situation when we bought our property. We talked to the neighbor who did it, and we actually became friends out of it. Maybe try talking to them? I'm sure glad we did

We will be camping at our new property next week. We hope to be able to talk to them while we are there. We hope it is just a misunderstanding and they just took the path of least resistance.

@@OurMountainHome316 We took our string and had to go around the neighbor's bushes, but we explained to them (other side of the property) that it wasn't exactly aligned with the property line. We really liked your video, as it's very similar to what my husband and I are doing. We will continue to watch your progress! Excited to see what's in store!

Agree you should meet your neighbors and be friendly, mentioning that you'd like the legal property line staked so there won't be any problems later. You may well find they are thinking the same thing. A credible survey solves so many potential problems, good neighbors or bad. I'd prioritize it, certainly before building anything substantial. (I wouldn't be too concerned about their string roughing in the line when there's no development nearby.)

You have the property pins and in my opinion the neighbor should have talked to you first. That seems very underhanded and sneaky! If you hadn't checked on the property you may have found out when it was too late. Having the survey in hand will be a good thing to settle the issue.

The property is pretty heavily wooded and I can imagine it is going to be hard to get a straight line. I agree, the neighbors should have talked to us, but I can't get angry or hold it against them bc we don't live there yet and we have never met or exchanged contact information. I would certainly be a little more upset about it if they knew how to get a hold of us, but chose not to. We will be camping at our new place for a few days next week. Hopefully, we can talk with them and work it out. We hope to get them to agree to build the fence together so everyone is happy. At the end of the day though, I still think it is going to be best to have our property lines marked by a surveyor so that we can prevent any future disputes.

Yeah, Onx can be a bit off. That's why you always, always ALWAYS get a survey, or be sure you can find the previous pins. Is there a path cleared, pin to pin where you can see both directly? If you can't get the survey, then blaze that straight line pin to pin. Get it figured out now, because if you don't, and there's no formal contest for like 7 years, it's there's no matter what.

They've found the pins in all four corners. No, pin to pin is 900+ and 300+ feet apart and you can not see from one to the other.

It is going to take us awhile to clear the property lines enough to be able to run a straight line. Like Jeff said, there is over 900 feet between pins with heavily forested land in between them. We are going to make our best effort to resolve the issue with the neighbor.

Well you are doing the right about building under ground. I buy a my solar lights for Amazon. I live in the north and during the winter, sometimes we will lose power. I buy the Individual solar lights that come with a small solar panel that unplug from the light. I place all the solar panels in my south window and I have the lights on a Shelf. So when the power goes out, I just plug the cable to the lights . Some of the lights, Have motion sensors on them. Other come with a remote control. Looking forward to watch your progress 👍😊.

🙏 & talk to seller regarding this matter & ask Drew to plow your property lines while seller is present?? Red & April off grid had a base with 2 containers & area under a roof similar to 41.36 but it served them as solar set-up ...check them out you can go to dump to find resources 🤞❤

Thank you for these wonderful suggestions, Armida. Your input is appreciated. I saw the link you sent me. We will be doing something similar, just with school buses instead of shipping containers. In the future, we will keep the buses for either storage or a place for visitors to stay.

🤔The property issue is an issue is you have a county surveyor come out and have it professionally/ legally surveyed and recorded. The put up a fence and send your neighbor a copy of the survey report .

Yes, need to have a surveyor come out and mark. It's a shame you have to do that. As I'm typing this your actually saying you can't afford that. But definitely talk to them. I'm 🙏 about it. And i agree, not paying for it, for someone else to steal.

I can't believe how much they charge to mark the fence lines... I could imagine paying that much for a large piece of land... but ours is small. $1,800 is still less than it would cost to go to court... At least if we paid for the surveyor to mark the lines, if we did end up in court for some reason, we would be more likely to win the battle...

That's a great idea. Spread them out & build a space between. An outdoor space between the buses. Build a deck like 41.36 did...out off oak pallets with area rugs.

Yes ma'am, we are thinking along those lines. However, I think we will be milling the wood and building a deck. We don't have pallets or rugs... but we do have a mill and trees. lol It's all about adapting to the resources we have available. After we build the house, we plan to keep the buses set up for guests.

Can you possibly place a fence (barbed-wire?) from pin to pin where it was originally surveyed? It would be a passive-aggressive way of showing the neighbor that you are aware of your boundaries (maybe before you move?) and possibly he would back down from cutting into your property. You sound like you have savvy and experience and plenty of confidence and enthusiasm.I admire your resourcefulness!

So, the answer to your question is YES, we could.. But it's going to take a lot of work to clear the straight line. It will be hard to stay on course when we can't see from pin to pin. Between Wiley and I, we are very resourceful people and we both have experience in several areas. I am confident that we will be able to get it all straightened out, eventually. I think the best thing to do is to have a professional put markers in between the corner pins. I don't want to clear property that is not ours. I would feel awful about accidently cutting down someone else's trees because we couldn't see the straight line.

Hello Bill, you are certainly right about that. fortunately Wiley has been an equipment operator for over 30 years. So, we can rent the equipment and save a ton of money. The current driveway is the length of the whole property. It is passible, but it is far from perfect. Our main concerns are to widen the round about at the back of the property and to cut in a road to where the house will be built. Thank you for watching and taking the time to leave a comment. Have a surveyor come in and set the line. It may be money put out now, but it will pay off in the end, and it can't be disputed!

It is the ONLY WAY!!!!! Get it SURVEYED;The former owner should be responsible for an accurate survey. Make sure you have gone through an attorney on the actual land transaction. I was a Michigander and now live in Eloy AZ. Question. What is with everyone saying "Ya'all" every other sentence? Even saying "You All" is such poor English. I had to proof a newspaper for 13 years in MI and it was a Legal Newspaper. Never did we publish a sentence saying "Ya'all" !!!! Lol Best of luck I am 77 and to old to start over. The divorce wiped me out. But trust me get it surveyed or find another property. Arkansas ya said? The crazy neighbor may ...gosh I don't know what he/they might do. I bought a property a long time ago. I walked the boundaries a few times and along the way I found intermediary markers. Just a thought, could Drew clear along that boundary line? Instead of string plant a steel pst at each major point then tension a heavy wire which would be less prone than string to bow. Yes it bows but you are able to see it clearly, that string seems to disappear amongst the scrub, that scrub is what I think needs clearing. Even a scrub cutter could clear the scrubby stuff the enable a true line. Effort not money doing that, do it with your Neighbour so it’s all cooperative work. Good lock with your future plans, I like your block.

Those are great suggestions. We hope that the neighbors will be cooperative. We were not able to make contact with them while we were there. We will be camping at our new property for a few days shortly after Thanksgiving. Hopefully, we will be able to discuss the matter with them at that time. Drew may be able to clear the line, but I would hate it if he popped a tire or something while helping us out (I know from experience that small tree stumps can easily penetrate a tractor tire). You are right, we could save money by clearing the way ourselves, which would be much easier if we were able to spend more time there. I haven't seen any makers between the property corners (that would make it much easier). We have a big roll of electric fence wire; is that the type of wire you are referring to?

I've dealt with this same issue here in Missouri. Here if you don't contest that issue within 7 years it becomes their land. It looks like your problem is only with one side of your property so it shouldn't cost so much. Especially if you clear the brush for the surveyors.

I think the law is the same where we currently live in Oklahoma. We hope to resolve the issue next week when we camp at our new property. We hope to talk to the neighbors and get them to agree to build the fence together. However, if we get a survey, we plan to have all 4 of our property lines marked for fencing. We were recently told that the previous buyer had issues with the folks along our south property line as well. 🤦🏼‍♀️ So, if we can bite the bullet and just survey the whole thing we can have peace of mind knowing that the survey will prevent future disputes. Love the video for sure. we are in Arkansas as well and have property off grid. Found land for cheap in the hills and we had it surveyed. We noticed land next to us had already been surveyed so they already had one side done so hired same guy to survey our other side for only $800.

Figure out where you will put the septic and perc the spot. Then when you build the house you will be in good shape.

However, I'm sure that since we don't have a copy of it, or a way to contact the previous buyer; we will have to pay for it to be short again... I don't expect to begin our house build until 2025. We plan to build a few smaller buildings first so we can test our theories and work out the kinks before we build the house.

I'd talk with the other property owner and try to handle it in a civil manner. If they don't want to go that route then I would wait a month or so and tell them that you had the property surveyed (even though you didn't) and the property line is where you say it is and if they dispute that then they need to have their own survey done. Let them pay for the survey.

Thank you Melissa. We have a copy of the legal description and a copy of the plat map that has been filed with the county. We have located all four of the pins marking our corners... But the space between pins is over 900 feet through a heavily wooded area with lots of underbrush. So it will be difficult to stay the course. I am hoping that this is just a misunderstanding and can be easily settled. We hope to speak with the neighbors when we go camp for a few days after Thanksgiving.

Could just be a general guide doing the best they can with the trees to avoid issues ahead of time but not expecting its their land. Talking is alway the best :). we're about to do the same. I saw a video today by Farmhandscompanion and it showed me things dont have to be store bought to look great. Check out his shop he just built off the land.

We agree with you, we hope it is just a simple misunderstanding and that they were just trying to get a general idea. Hopefully they are reasonable people, and we can convince them to work together to build the fence. We don't look for drama, especially with our neighbors. I have gone over and subscribed to the channel you mentioned. We are simple people, and we don't need fancy things to be happy. Property lines are important for sure. Go to tax office and get your plat. Take that plat and use it to find your corner posts. Take a compass or gps and your plat to determine the line. The plat has all the measurements from pin to pin. I would get the line situation resolved before I did anything else.

Jen and Wiley. Have you ever watched HOMESTEADY on youtube. They're getting ready to build an off grid home and were doing research etc. And they talked to several people, one built a Straw house (made from hay/straw bales, one was the earthship thing you were talking about, and others. You will have to go back several months, as they didn't post over the summer because they went to Alaska to explore off grid living which are the last 3-4 videos. But check out their research it might give you some more ideas to make your lives easier. (For some reason I'm thinking the earthship had a greenhouse built onto the side of the house because they had limited yard space or something (i might be wrong, but wouldn't that be glorious to just walk in thenext room to pick veggies for dinner and not have to worry about the squash bugs eating all your squash. (If I ever build my own home that'll be a requirement)

Although, it has been a while so I wasn't aware they were looking into those things. Yes, the earthship does have a built in greenhouse which i think is incredible!!! Unfortunately, you have to have a southern facing house for the greenhouse to be useful. We bought the north side of the mountain... So, we won't be able to take advantage of that solar heat..

I agree, i had a piece of property i bought and had a similar situation. I had it resurveyed and had them place markers every 100 feet and had the owner of the neighboring property present to see the line, so everyone had the boundries correct before i put a fence up, you may not want to put up a fence ,but i would would want my own survey and more markers laid down so the neighbor knows exactly where the line is ,because he must have made a mistake marking it, you definately dont want him building something on your piece and then having to have them remove it. I would rather resolve it sooner then later to make it easier, because if they dont agree with the legal line, its best to figure it out so its not a problem later

You are absolutely correct. We plan to have a survey done regardless. We were actually planning on spending the whole week in Arkansas to work on our property. We hoped to resolve the issue or at least make contact with the neighbor to discuss the issue. However, we had left our older kids at home, they called this afternoon with an emergency, and we had to pack up and head home immediately. So, we didn't get a chance to talk to the neighbor. Thank you for this suggestion. We will have to explore that a little more. Do you happen to know if it is water-proof? I had to do a quick google search because I had never heard of it before. I see that it is made of recycled material like slag and some kind of rock?... I like the idea that it is made from recycled stuff, but most of the insulation we will need will have to be waterproof, like those blue foam sheets. We will be camping there for a few days after Thanksgiving. We are going to be doing some clearing for our buses. We are not the type of people to be taken advantage of lol. YES, if we had the fence lines marked by a professional than there wouldn't be a whole lot to argue if it went to court. I wish we could move there sooner, but we have kids and don't want their first experience to be freezing over the winter. At least if we move in the spring, we can transition with the seasons. lol As for the cans and trash, that is stuff we believe was left by the previous buyers who used the land for hunting. We have a trail camera near our gate and haven't seen any pictures of trespassers . So, at least that is a positive note lol.

Earthship, rammed earth, adobe, hyper adobe and earthbag homes are very interesting! They all have good and bad no matter the type. I live in NM and have been to Taos to see the earthship homes. I love the look and feel of an adobe home, but not the idea of having to redo stucco every few years. The Taos Pueblo apply a new coat of mud every year in the late summer, early fall. I enjoy a KZbin channel called “Tiny Shiny Home”. Jon and Ashley are building their hyper adobe homestead in the high desert of AZ. Very interesting channel! I’ve learned a lot about different stucco techniques from them. I’m very excited for your new adventure!

When the leaves drop, use stationary lights to go from pin to pin when its a dark cloudy day. You may need to have a set of walkie talkies and a third light. Line of sight works but you need points of reference. I hade to put a light up pretty high on rolling terrain, but it works. You always need to see two lights to keep straight and be able to mark a third point.

If you need a third person, invite the neighbor to help. You truly need to be on good terms with each neighbor if possible, and this could be a way to settle it and start off on a good note. And it will be cheaper than legal avenues!😂

I live more or less 40 miles from their property and we have extremes in weather. I have lived here my whole life. That would mean 52 years. It depends on the year. I have seen snow on Mother's day, EF3 tornadoes, floods, and drought. It gets to around 120 degrees in the summer and -10 degrees in the winter. It is currently raining and 44 degrees. They are calling for freezing rain next week. The old timers say "If you don't like the weather stick around it will change".

What about using shipping containers for your house? You can set the containers on concrete columns, and anchor them to the columns for safety during severe storms. You can weld them together, frame the exterior and interior walls and insulate those walls. You can fabricate and weld steel roof trusses and use steel pole barn siding panels for the roofing. Something to consider. Some of the construction is already done for you.

We would like to build our house as debt free as possible. We know it can be done with the containers and people have made BEAUTIFUL homes using them. We plan to use old tires and pack them with gravel and dirt. Earthship homes have been around for about 50 years now and they are still standing strong. We can get paid to haul the tires off, so they will be a building material that makes us money. lol We are still doing our research as we want to be well prepared when we start to build. We plan to build a few smaller structures first, just to get the hang of things and to test some of our theories. Thank you again, your feedback is important to us. ❤️

That is not a bad idea.. However, to do that we would have to put the buses in the center of the clearing. I think it would look cool, but the two main issues would be wasted space and the fact that we would be in full sun for most of the day. We will not have A/C in our buses, so being in full sun would be pretty miserable during the warmer months.

Hey guys, thanks for watching and leaving a comment. We will defiantly need the shade because we will be off grid and won't have A/C. Hopefully, no trees fall on us. lol We are very excited to move and get started. After we build the house, we plan to keep the buses like little cabins for guests or people who want that "off-grid experience" lol . The earthship idea is defiantly going to be a learning experience, hopefully it will make good content. lol There's really not a lot out there about them (in comparison to traditional building methods). Hope to catch up with y'all after we move. ❤️❤️

Seems like the thing to do is reroute the string line ,being very careful to be correct in placement. Use gps coordinations as a surveyor does.

A survey quality GPS system can be accurate to less than one inch. If you look at the GPS system specs, the best "commodity grade" GPS units will range from 5-20 feet off most of the time. In some cases, over 1/4 mile off, with no way for you to tell. And in some areas, benchmarks that were mislocated 100 years ago are still the local standard. Unless you hire a licensed surveyor, you've got to do more than read a GPS.

Howdy Jason, thanks for stopping by. That is kind of our plan. We will not have A/C so, keeping them in the shade as much as possible will be best. We plan to keep the buses set up even after we build our house. We figure it will be a good place for guests or folks who want an off-grid experience.

Definitely speak to the neighbors and work together possible. Might be nice to circle the busses, in a triangle and stretch a shade cloth from bus to bus. Then you have an outdoor family area

Thank you for watching and for taking the time to leave this comment. We hope the neighbors are reasonable folks and that they will agree to work together as a team to get the fence built. We defiantly don't want to make enemies next door. It would be in their best interest to work with us, as we have access to Drew's backhoe and can make quick work of clearing the property line. We also have a saw mill and all tools/skills necessary to build a sturdy fence. We hope to use many of the trees we cut down to build the fence. Then we will add a few electric fence wires to help keep our dogs and livestock from wandering off.

The corners are already surveyed and marked. They are 900+ and 300+ feet apart.

Definitely talk to neighbors and ask HOW they figured out the land, when we did ours by guessing we just did a small chunk and told the neighbor that it isn’t accurate but it was close, and yes it would be worth it to get it surveyed then no argument

We hope to talk to the neighbor and resolve the issue. Our goal is to convince them that we should work together to build the fence. After all, we have a tractor and other tools that will help clear the property line. Hopefully it is just a misunderstanding and that they just did the best they could with what they were working with. Either way, we still have 3 other property lines that could also result in property line disputes. So we plan to get a survey as soon as possible. The problem is that we aren't made of money and will have to save up to be able to pay for it.

You guys could have done more research before buying property. People who choose to live next to each other might have problems with their property lines, and people who choose to live a somewhat isolated life should be fine. In other words if you guys bought property in an isolated area then you should not have any problems with losing space. Regarding myself, I spent some of my time looking, for property to buy. I considered if I want neighbors, or not. I also thought about the distance between property owners, and what I said may include myself as well. I noticed there are people who don't build exactly on their property, so that is why I thought about distance, and if I want neighbors. Lastly planning should have been a priority, for you guys, and this is something that I am doing with some of my time.

We would prefer to have 100 acres and build a house in the middle of it, away from neighbors.. But that is not a reality. 😢 Also, this land is owner finance, which allowed us to buy it with a low monthly payment and few restrictions. It IS unfortunate that we are having to deal with this problem right out the gate. And unfortunately, we didn't get to pick our neighbors... But the plans for building are in the works and we will get through this. Again, thank you for your feedback. 😊

@@OurMountainHome316 Currently I am living in a house, and the property is nowhere near 100 acres. It's under 1 acre of land that I am living on. If you wanted to live in a big house, or castle then I can understand you wanting 100 acres of land. Regarding myself I would be happy if I somehow was able to get 1 acre, or less of land. I learned how to drive boats, so I could try either getting, or building a boat to drive somewhere where it is more isolated, or completely isolated from society if someone gave me land.

I had a dispute with my neighbor in N.H. She had another neighbor measure pin to pin of the frontage on the road, to see if the fence I put up was on her property. I put it 6 feet on my side so I could clear growth on her side but on my property. I laughed when I saw him with the tape measuring. There's always a jerk in the neighborhood.

We have one at our current property, except he lives at the other end of the housing addition. hahaha It is a little easier to deal with those kinds of people when you don't have to share a property line with them. lol I bet you got a good laugh. Congratulations on your property! I'm semi retired and been staying on my 10 acre land that I've had for nearly 17 years in Montello Nevada just below the mountains. Been in my old 17 foot trailer and I don't really plan on having any kind of a structure on here cause I've made it very accommodating the way it is. I'm new to your channel and will be staying tuned. Hey I like your truck btw. P.s. I grew up off grid but haven't lived that way since I was a teenager. I did enjoy it though. We will be camping at our new property next week. Oh we wish we could do what you all are doing on your OWN land. Unfortunately our county has requirements for a min of 1500 sqft home. We wanted to place a tiny home while we wait to build but tiny homes are not permitted 😔 Good luck to you both!

Dang it.. What county is that? I just don't understand why we have these types of ordinances. You would think that with the energy crisis, people would be incentivized to live "tiny". In many other countries, a 1500 sq foot house is considered a mansion... I guess the real question is, who benefits from these laws? and who has the most money to influence the market... I understand not wanting a tiny house in a gated community with million dollar homes, because it would drive the property value down... But why not be able to live minimally especially if you are out in the woods.

So far, we have not found any laws that would prevent us from building the way we want. We will be keeping an eye out. There are a few earth homes built in Arkansas already.

I love the bus idea for shelter. That way you just have to make a kitchen , common area and bathroom. Love the plans for the area that you discussed. That app is cool to find the property lines. You should get some cheap walkie talkies for the family for your move to keep in contact on this large property. The views are amazing! I look forward to sharing this journey!

Great video y'all!! First time here will be subscribing congratulations on y'alls new property! From experience just be cautious of owner finance my little bride of 50 year's n I got burned paid a lot of money had papers at the bank but we had to move after 2 half year's so lost everything we had spent n fixed up. Then bought another owner finance property but that time went through lawyer we actually paid the property taxes it was in our name at court house. We had to sell it do to health problems and find a home we could pay cash for only 4 acres but happiest we've been in 50 year's. Hope everything works out for y'all and lookin forward to watchin y'alls journey. By the way love the old truck very cool. Thank you so much for this positive comment. I am sorry to hear that you and your wife were taken for granted like that. That is just sad... The current property we own in Oklahoma was owner financed, but the owner is a land developer. We paid our property off in 3 years and didn't have any problems getting a deed. Now that I think of it, we were required to pay the property taxes and the land was in our name with a contract for deed. We had a positive experience the first time; we are often too trusting (which gets us in trouble a lot). I am glad to hear that you have found peace and happiness on your 4 acres. The truck is actually made of 5 different trucks. The frame and everything under the hood is from a 2014 Chevy 3500 dually. The cab, is from a 62' C60. The fenders are from a 65' c10, the bumper is from a semi-truck and I can't remember where he got the grill. The string is on your property. Just move it where it belongs or take it out completely. Best to just walk a straight line and spray paint trees along the way within sight of each other. Use a laser. A cheap green one would work great.

There are a lot of trees and underbrush that have to be cleaned up first. And The property is on the side of a mountain, so the terrain isn't flat, and we cannot see a straight line between the two pins. Others have suggested using a laser, some have suggested using a flashlight on a cloudy day to shine through the trees. These are very good suggestions, and we will most likely incorporate them when we determine our property line. Your feedback is appreciated. Thank you again for watching.

I lived in the home I’m in my whole life. And the township said we had 6 acres when I grew up had a survey done….. it’s was sooo wrong cause he went by the townships 6acres cut off 10ft by 1400 ft about put part if my home in my neighbors yard lol so I had to pay another company the one the township used to do it way back when and they got it right. My daddy put metal 4” pipes filled with cement before I was born 50 years ago. They are still there. Township guy said u got two more acres then we thought so I have about 8 acres now ❤ thank you for sharing!!! Good luck!!

That is great! It's always nice to have more than you believed. I bet it is wonderful living in your childhood home. We have moved around a lot. I (Jenn) grew up in the mountains in northern California and I have lived in Oregon, Nevada, Texas, Oklahoma and now we're moving to Arkansas. Wiley mostly grew up all over Oklahoma. Those 4in pipe fences are stout and will last forever. They just don't build stuff like that anymore. I wish we had the money to put up a fence like that... But it will most likely be made of the trees we cut down, or barbed wire or electric fencing. Or maybe a combination of all of the above. lol We live on a tiny budget and tend to recycle whatever we can to save a dime. Thank you for watching and taking the time to leave this comment. I just found your channel and I think it will be a great help to me. I bought 3.29 acres of undeveloped land almost a year ago. I went out there once and made a video and met my neighbors who were beginning their homestead. Then I had a stroke and haven't been able to get back out there since. I haven't been able to work since then either which means my finances are almost down to $0. I still plan on moving out there and building a homestead though. Your videos should help me. I thank you for that.
