Sebab tu ada team ASIK (Anti Skip Iklan) dalam channel Azfar Badrul. Lagi banyak orang tengok iklan sampai habis, lagi banyak youtuber tu dapat income, lagi banyak dia tolong orang. What if, bayar installment yg sepatutnya kena bayar selepas da dapat kunci tapi bayaran start buat ketika rumah masih under construction ?

Salam tuan..maksud nye 10% yg di bagi tu bank akan tolak sepanjang progress fee ke? Maksudnye smpai siap rumah...kalau sy buat kire2 dh smpai 50% untuk rumah 400k Progress fee dh jdi anggaran rm1600...otak sy Ni kdg pickup Kdg sangkut kt gear 2 Tuan...Faktor umur..tlg jelas kan tuan ...🙏

betul ke tuan, rumah under construction ni. kiraan montly installment dia lain? mcm sy, dia letak 3 tahun rumah siap, total loan 35 tahun. tapi kiraan monthly ikut selepas rumah siap which is 32 tahun walhal tempoh pinjaman 35 tahun contoh rumah 150k loan 35 tahun = monthly 700++ tapi sebab under construction 3 tahun = monthly 800++(kiraan loan 32 tahun)

Tq tuan faiz, sekarang baru sy faham..rumah yg sy beli sekarang pun still dlm construction..sebelum beli tu agent tu ada ckp yg sy tak perlu bayar apa2 sampai dpt kunci..tiba2 tiga bulan lpas bank bg tahu kena bayar progressive payment dari 350 sekarang dah jadi 950..sakit hati jugak dgn agent mcm ni tak terangkan semua secara detail, sedangkan ini rumah pertama saya jadi dah tentu sy sendiri pun tak tahu apa procedure..harap tuan dpt buat video yang penuh manfaat seperti supaya kami semua dapat faham dengan lebih mendalam

Thank you for validating my point about agents/jurujual memang susah nak explain benda2 macam ni. Sebab lebih banyak you tahu, lebih banyak you tanya, lebih lambat you nak sign. Agents of all pelbagai memang prefer that you close the deal as soon as possible. That is their sesuap-nasi kan, memang tak boleh dielakkan. Isu betul-salah I tak nak cerita lebih-lebih, only you sebagai pengguna boleh stand against this Macam mana nak lawan? EDUCATION. KNOWLEDGE. Jadi lah pengguna yang bijak, yang banyak tahu dan banyak soal balik. Jangan jadi "client mudah closed" atau "client bodoh" "haha senang gila aku closed mamat tadi tu, dia tak tahu apa2, semua benda aku cakap dia percaya, dia ambil. Because I am such a bloody awesome salesman"

Hi Faiz. Very good video on progressive interest. May I know if a customer can request for instalment payment to kick start during the progressive interest period? If so how and will that be beneficial to the customer due to not having interest on a higher sum when full drawdown is made. Hope you can cover this in another video.

Cannot because of the bank release the loan of customer by schedule. Of customer pay in advance bank have to ammend the progressive interest.

Sakit bayar progressive fee serentak dengan sewa rumah semasa. Da la rumah tu tak dapat lagi, tapi masih kena bayar progressive fee

klu bayar progressive payment rm300 selama 3 tahun dah total 10k. spa dan lain2 fees 4k anggaran. rumah dah siap buat grill 2k, lighting 2k, tabletop 2k. daftar meter syabas/tnb/unifi. kemudian baru bagi sewa bare unit. jumlah duit dah keluar lebih kurg 20k. kadar sewa bare unit rm800-900 . maintenace fee pula kena bayar rm200

Salam, Encik Faiz. Tq kerana buat video penerangan pasal Progressive Interest nih ! Mmg terbaik. Kalau dari dlu ada org jelas kan mcm ni kan senang. Org bank explain krg faham. Btw ada satu soalan, konfius jap. Skrg ni sy bayar progressive interest Rm700+ setiap bulan. Then kt dalam agreement tuh tulis installment Rm2k+ sebulan bila rumah siap nnt. Mean sy kena bayar both ke bila rumah siap ? Ke progressive dah xyah bayar bila rumah siap ? Lari plan lah dan bajet bulanan dah nnt 😅

Correct! So be careful when buying underconstruction. These are basic things that sadly plenty of property buyers do not know. Main beli je, ingat beli sayur ke?

Sir,, boleh tak present include info graphic, I’ve questions for you, example: Bank realese 10/15/20/25%,, setiap nilai yg di kenakan akan berubah berdasarkan progress projek sehingga siap. Lets say project 1-2 tahun xperlu bayar, then tahun 3-4 dah start progressives interest. 1. I nak tahu aliran duit tu akan membuat kan total nilai interest kita berkurang atau tidak (hutang)? 2.Berapa per-cent berkurang. 3.Apakah kesan seandianya terlewat bayar progressives 4.Pembayaran tu adakah ada pecahan lain (like 90% interest + 10% insurance rumah) ,atau fully payment to bank? Hope boleh share info,, tq 👍🏻

So it's mean we gonna pay only interest for 3 to for 4 years until the project is fully furnished than we start our instalment for 25 to 35 years. Wah bank really making good money. 👍

Hi, I would like to ask, if I am doing progressive interest payments, does it reduce my interest portion over the period of 35years? Or do I actually pay interest more as the final disbursement happens only about 2 years after signing of spa? The above question is without asking the bank to kick start progressive instalment, only progressive interest.

Hi, i asked multiple property agents and confirm it with banker. Progressive interest does not reduce the loan interest. Basically you are paying progressive interest + loan

Dah sampai masa kerajaan buat Dasar Pemaju kena siapkan rumah baru bole Jual . Pemaju juga kena submit harga cadangan Jual .kerajaan kena kawal harga Jual Tiada pencaturan harga rumah Yg utama kerajaan kena haouskan semua undang2 pematuhan pembinaan rumah supaya Kos dapat dikurangkan Kerajaan kena buat undang2 syarikat TNB. ..bekalan air Dan Majlis daerah kena rangung semua cost . Dimana Dasar kemanusian ...setiap rakyat berhak memiliki rumah basic APA yg tak kena Dasar perumahan negara ...dah merdeka masalah ni bukan Makin berkurang ...malah Makin memburuk ? Bukit menteri perumahan tido . Masing2 hanya fikir tembolok sendiri .

Hai Faiz, need your opinion on housing loan. Is it advisable to pay more during the progressive interest for a house under construction? I hear some say that it’s not worth to pay extra during progressive interest but I’m not sure why. Scenario :- House worth RM500k.. Phase 2 (RM50k is the current loan outstanding and progressive interest would be around RM130 (Interest Rate = 3.95%).. Full Flexi Loan (Maybank).. Could you please share your thoughts regarding extra payments during this stage? Thanks.

Just my 2 cent Progressive interest ni based on principal amount, so if bayar lebih, bayar as principal ke bank. Thing is, progressive interest takkan berkurang, loan term je berkurang

Hi En Faiz, just wondering.. so is it better utk beli rumah time dekat2 dah nak siap so that tak perlu byr progressive interest? for some cases mcm rumah selangorku, price ceiling wont go higher than what lphs dah tentukan, i believe.. so developer tak boleh naikkan harga rumah (tpi up until some point je kot). cuma the risk is, kita maybe tak dpt the best or desired unit la sebab org lain dah grab dulu.

Hahaha not just you save on progrssive interests, sometimes sebab tak habis jual, the total rebate given to later buyers are higher than rarly birds. True story for a development i know in Putrajaya, and ive been told this applies to many others

Salam Encik Faiz...Currently saya sedang bayar progressive interest melalui standing instruction di bank bagi property yang saya beli which is under construction. Dalam masa yang sama, saya bayar extra money secara manual deposit in internet banking melebihi dari jumlah sepatutnya yang saya kena bayar for monthly repayment. Adakah extra money yang saya bayar dalam tempoh rumah masih under construction ini akan mengurangkan principal? My idea is even i take the maximum tenure, but I want to settle the loan earlier. How i wish to be debt free before 50 years old

No they are actually referring to the actual prices plus all the cashback and rebates. But they forgot to mention all the risks and liabilities For example the interest paid during construction, known as the progressive insterest is entirely profit for the bank (less their cost of funds but that is for another story) There have also been instances where later buyers of a project got better rebate deals from the developers to get rid of stock, so earlier buyers had to pay more progressive interest and received fewer perks Properties man.

if effective personal loan rate lagi tinggi vs asb dividend, elok bayar loan. biasa bank quote flat rate utk personal. kalo effective lagi tinggi (rule of thumb 2x)

So kita mcm ok la.. sbb target 2026 nnti gaji dh naik, dh ok.. last2 bila loan lulus, nak sign.. dia baru bg tau psl progressive interest ni.. Kenapa la x bg tau awal2 kan.. so that pembeli ni boleh fikir dh cost apa yg perlu dikeluarkan dr awal utk beli rumah ni..

like i said, and ada la agent sorang tu marah2 sebab I said this. You sebagai pembeli has to be aware of the words that come out of their mouth (or things that they do not say). Sebab bila dia cerita banyak2, you akan tanya banyak2 dan paling penting is that you akan fikir banyak2... dia tak nak la, dia nak close the sales, they are commission-earners. Sama la semua industri. Jual rumah ke, jual kereta ke, jual perabot ke, jual takaful ke... That is the nature of commission-earners. They can only earn as they close the deal, diorang mana la ada gaji. Bukan buat kerja tak-halal, tapi kita sebagai pengguna kena lah jadi lebih bijak - hati-hati semua benda yang diorang cakap atau tak cakap. You kena tahu-menahu sebelum jumpa diorang nak beli. Standard tactics diorang selalu pakai? Create urgency - "can you imagine if you mati bila balik rumah nanti? Better you beli sekarang, ada 15-days grace period" things like that are being trained by the agencies to their agents. Kita sebagai pengguna kena tahu benda2 ni supaya dapat jadi pengguna yang BIJAK

Salam Hormat Tuan, Saya baru survey rumah tadi, dalam proses pembinaan dan dijangka siap hujung tahun depan mengikut kata pemaju tetapi 2 tahun mengikut kata Ejen, Cuma show house je ready dan padang semua dah siap, mmg saya faham progressive interest tu hisap darah dan mungkin untuk setahun kena bayar or mungkin lebih tapi harga rumah juga mungkin naik dalam masa tu, itu juga dilema untuk kita kan? Sebab dia ada dua fasa dan fasa satu yang belum siap lagi pun sudah almost habis booking. Kalau tuan nak beri pendapat bagaimana yeah? Bank boleh keh suruh bayar straight away? Nak beli kemudian risau dapat lagi mahal, mmg sales person akan bullshit dan bodek, especially ejen, so saya minta masa untuk respond, tak bayar booking straight away, I need your advice, it's not cheap though 568k tolak rebate semua jadi 544k.
