What are the expenses of registry/Direct mutation after budget 2024-25, at what rate FBR will collect advance Incoe Tax. And what is the stamp duty and what is the tehsil council fee

OK my brother sorry for late reply. No. (1)Property jab bi kharidain ya baichainto ager gunjaish ho to lazmi tor per poori value ki registry karwain ta ke aap ki sari raqam ka qanooni saboot banai aur aap ki sari raqam white money ho. No. (2) aap kai paisai qanooni tor per wohi legal hain jin ka aap koi qanooni saboot dai sakain. Kaynke jitni registry hui utni raqam white ho gai. Lakin is ke alawa Jo raqam Jo aap nai propert ki babit li hoti hai us ke barai main bhi log planing ker laitai hain, kisi ke sath koi farzi iqrarnama ker laitai hain, koi jewelery etc ki rasredat bna laitai hain koi degar raseedat bna laitai hain. Lakin phir bi FBR ki janab se bohat kam hi poocha jata hai lakin ager kisi ki koi aisi situation ho to us ko chahia ke apnai do teen 100 rupees walai stamp paper niklwa ker rakh lai ta ke ager koi situation banai to un ko apni zaroorat ke mutabiq use kia ja sakai. Aap ka tax consultant bi tax return file kartai waqt ager koi aisi situation ho to advice dai sakta hai. 3. Bank main aap jitni marzi raqam jama karwain bank nahi poochta.

Wa Alakum Aslam, aap ki bat durast hai kuch wakeel aisa kartai hain. Ye galat hai, is ka hal ye hai ke aap registry ke akhrajat ko khud samjain aur sarkari akhrajat ke ilawa wakeel ya waseeqa nawees se us ki fee Teh ker ke us se registry karwain. Warna us se registry na karwain. Do char logon se mashwara karain aap ko koi fair admi zaroor mil jai ga. Phir is main kuch mushkil bat bi nahi hai aap kisi computer walai se registry likhea ker apni fees khud jama karwa ker registry khud bi karwa saktai hain.

Rural area property main per acre 18,00,000/- rate hai aur aap is main 2.5 kana property sale ker rahai hain to is Tara 2.5 kanal ki value 5,62,500/- Rupees banti hai jis per aap ko 3% FBR advance tax 236C daina Parai ga jo 16,875/- hoon gai. Aur sath aap ko 7E certificate daina Parai ga.

Aur aap 7 marlas colony main 80,00,000/- ke hisab se khareed rahai hain to is per aap ko, Stamp duty 1% + 1000 registration charges = 81,000/- Tehsil council fee 1% = 80,000/- PLRA Service charges = 1, 700/- FBR 236K Advance Tax 3% (for filler) = 2,40,000/- To is Tara aap ke official expenses 81000+80000+1700+240000, total =4,02,700/- hoon gai. Aur is ke ilawa aap ke unofficial expenses 10 hazar tak wakeel/ waseeqa nawees fee, aur 5 hazar tak miscellaneous expenses photo copy, drafting, registry on line etc, aa saktai hain. Aur Jo shakhs property sale ker raha hai usai bi 3% (for filler)Advance FBR tax 236C, 2,40,000/- ada karna Parai gai aur sath usai 7E certificate bi daina Parai ga. NOTE. These rates are for any city in Punjab only.

A property in District Rawalpindi urban area is owned by 12 persons. They want to sell it jointly. 7 are Filer and 5 are non-filer. How will they pay their advance tax; please advise - thank you.

Ok in this case of selling a property by several persons A joint challan may be generated, and through this challan the filler persons will pay according to slab rates of filler persons, that is 3% if filler person is a regular filler (a person who filed his return within due date) and if filler person is a late filler, (a person who has submitted his return after due date) then he will pay 6% according to the value of property. And the persons who are non fillers, will pay 10% advance Income tax individually, while selling a property, and a non filler also has to pay 1% final tax for a 7E certificate. While if the filler person has declared his property in his tax return he will not have to pay tax for a 7E certificate, his certificate Will automatically be generated, whenever it is required.

In the case several persons appoint one person attorney for transfer of property, even in that case advance income tax will be paid according to the status of every individual as followed by filler and non filler slabs. Because an attorney is only a person who has the authority to transfer land on some other person's behalf, but the taxes are collected in the name and behalf of the owner of the property, that is why taxes are submitted according to the status of every person, as filler and non filler slab rates.

PLRA service charges= 1700 FBR 236K Advance Tax (for filler) 3%= 3,27,000. Is tarah aap ke total official expenses 1,10,000+1,09,000+1700+ 3,27,000= 5,47,700 (Five lac forty seven thousands seven hundreds) Rupees hain. Is ke ilawa aap ko wakeel / waseeqa nawees fee 10000 tak ya Jo aap ki Teh ho jai per sakti hai. Aur kuch mutfariq expenses fotocopies, drafting etc 5000 tak aa saktai hain. Aur Jo property sale ker raha hai us ko bi filler honai ki surat main 3% Advance income tax FBR 236C 3,27,000 Rupees ada karna parai ga aur sath us ko 7E certificate bi daina Parai ga.

OK. aap ki registry 10 marlai ki hai aur ye residential property ki category main ati hai, is lia yeh per acre ke rate ke hisab se nahi ho sakti, Kaynoke per acre ka rate sirf agricultural property ko lagta hai. Aur agricultural propert ka raqba 2kanals yani 40 marlas ke qareeb ya is se zyada hota hai. Aap ki property residential hai is lia is per residential DC rate lagoo ho ga Jo ke per marla ke hisab se hota hai. Aap apnai alaqa ke sub-Registrar office se fard dikha kar property ka residential per marla DC rate check ker saktai hain. Ya aap apni kutchary main kisi computer walai se Jo registry likhnai janta ho online "estamp" website se check karwa saktai hain.

Ager koi abi yani 02-10-24 ko filler hota hai to wo late filler ho ga aur property sale karna per 10% 236C tax ada karai ga. Lakin 15-10-24 ko income tax return ki due date ke bad, wo automatic active filler ho jai ga aur 3% advance income tax 236C ada karai ga.

Hiba ager 25 acre tak agricultural land ka ho to baita, baitai, aur bivi, aur waldain ke haq main free hai. Sirf PELRA service charges RS.1700 kharcha ho ga.

Stamp duty 3% = 69000 Tehsil council fee 1% = 23000 PLRA service charges = 1700 FBR 236k late filler 6% = 138000 Total. = 231700 Total 231700 rupees aap ke official charges hain is ke ilawa aap ke wakeel/waseeqa nawees ke service charges 5 se 10 thousands ho saktai hain, ya Jo bi fee aap Teh kar lain, aur kuch miscellaneous charges 5 thousands tak aa saktai hain Jo photocopies, fee dopist service charges, registry drafting and registry online etc, ho saktai hain.

Stamp fee 1% + registration fee RS1000. = 15000 Tehsil Council fee 1% = 14000 FBR 236 k filer 3% = 42000 Plra service charge = 1700 Total charge 15000+14000+42000+1700=72700. Note. Is ke ilawa wakeel/ waseeqa nawees fee 5 se 10 hazar ho sakti hai aur Kuch miscellaneous expences 2 se 4 hazar ho saktai hain. Aur Jo FBR 236k advance tax hai wo is waqt filler 3% aur non filer 12% hai yeh bi aap nai check ker laina hai. Ager kharidar non filler hai to usai 42000 nahi balkai 12% ke hisab se FBR 236k RS168000 jama karwana parain gai. Is lia aap filler ho ker registry karwana. NOTE. Is ke Ilawa aap ko wakeel / waseeqa nawees fee 5 se 10 thousands, aur miscellaneous expenses photo copies, drafting, computer online etc Rs 5000 par saktai hsin. Tax property ki value per hota hai. Aap property ki value ke lihaz se calculate karain. Aap ko khud pata chal jai ga ke asal tax kaya hai.

Ji aap ki bat durast hai 7E tax wahi daitai hai ji ki property value 25 million se Zyada ho. Lakin sub Registrar aap se tax ka nahi poochta hai, wo sirf 7E certificate manghta hai jis ka matlab ye hota hai ke aap ki property aap ki return main 7E ke tab main declare hai. OK wealth statment main declare hona wali property automatic 7E main nahi ati. Balke is ko 7E se related tab main declare karna parta hai phir 7E certificate generate hota hai. Aur us ki tariqai yeh hai ke aap ki Jo income tax return hai us main "Tax Chargeable / Payments" ki option hoti hai aap us ko click karain gai to wo open ho jai gi to us main "Capital Asset" ki option/tab aa jai gi us ko aap click karain gai to 7E declaration ka tab open ho jai ga. Phir us main aap apni sari properties declare karain gai chahai us per tax lagta ha ya nahi. Is ke bad jab un ko declare ker ke aap apni return submit kar dain gai to aap apnai account se "Completed Task" open ker ke us main se apni submitted return ko open karain aur "Capital Asset" tab se kisi bi property ka 7E certificate generate kar lain Jo fori generate ho jai ga. Aur us ka print lai ker sub Registrar ko dai dain aap ki registry ho jai gi.

OK aap ko stamp duty 3% Rs. 150000 + registration fee Rs.1000 (total stamp fee Rs.151000) +tehsil council fee 1% Rs.50000 + PLRA service charges Rs.1700 + FBR 236k Advance Tax for late filer 6% (Rs.300000) Parai gai.

App ke total official expenses 151000+50000+1700+300000 =502700 hoon gai. In expenses ki aap ko raseedat milain gi.

Is ke alawa aap ke kuch mutfariq akhrajat Jo Rs.5000 tak ho saktai hain. Aur aap ka wakeel ya waseeqa nawees bi aap se Rs.10000 tak service fee charge ker sakta hai.

Aap mujai well educated lagai hain. Lakin main aam login ke lia videos bnata hoon. Isi lia detail se bat Karta hoon ta ke log choti Si bat bi samj sakain.
