Yea like private investors have been so good for our trains & water infrastructure....like having 5 big house builders has driven down the size of an overpriced new build to the size of a shoe box.....like having 5 big energy firms has been so good for our bills........massive companies owning everything is always a VERY BAD IDEA. The points you've raised about standards in housing are always temporary effects & once they've gotten their teeth in, things always get worse for the rest of us. I couldn't think of anything worse than trying to sell my house in an area where the majority of the local market is owned & strangled by shareholders. I'd have to sell at half it's value. If anything, governments & councils should be stopping megacorp getting their claws into private housing.

You only have to look at how propertymanagement companies run leasehold properties and how the prices have ramped up to understand how ruthless big corporations will run the rental market.

The more corporations buy up real estate, the easier it will be for them to raise prices for rent, and corporations also regulate algorithms that keep real estate prices for rent in a particular area artificially inflated.As a result, people are simply unable to pay rent.The number of homeless people in Britain is growing, as in the United States. The best option is to make a cap by passing legislations to prevent the corporations to grow their real estate empires.Otherwise we will end up with even worse homelessness problem.

The John Lewis group are apparently throwing a lot of money at the private rental market. New houses furnished in john lewis products... sounds attractive to a renter but tough competition for the smaller landlord.

if private landlords sell out of low-end properties and big companies aren't interested in buying them, then that will leave them open for owner occupiers to buy. And if there aren't any owner occupiers willing to buy at the price they are, then the price will come down. Meaning more people able to get on the property ladder and no longer having to give 40% of their income away every month

Your wrong ! I said it years ago small private landlords have been pushed out and corps have muscled in. As you said the larger you are the less likely a small number of issues will even make a dent in your finances.

Hey, I’m considering selling my own house (then move in to a rental property) to release £150k and invest in student HMO’s, around my area you can invest around 150k including deposit, reno, stamp and fees, then remortgage leaving 50k in the deal. Would you say now is a good time to execute my plan? I feel like I should start before interest rates come down possibly pushing prices up again. I already have 1 HMO and a holiday let but would like to start to build up my portfolio faster. Would love to know your thoughts!

Some landlords might be 'nice guys', but the landlord-tenant relationship shouldn't depend on your landlord being a nice guy. Housing is important, access to it should be guaranteed, and the market should be tightly regulated in order to respect people's right to a safe place to live and the continuity of the home. If the rules are right, and everyone can be assured to follow those rules, then why should a tenant care whether they are paying the mortgage of an individual landlord or paying dividends to a private or publicly owned corporation?

Have to disagree with your statement how large cooperations will not invest in houses. I think they are more likely to ensure houses are to standard and have the funding to do so. I have heard so many stories of private landlords not keeping their properties to a high standard and the Tennant not having an option but to stay put. Large cooperations would not risk bad press over poor housing standards. Personally I think housing is not a commodity and hope this government ensures all renters the right to buy helping those into securing a home for life. With more larger cooperations in the game, there is more likely to be regulation to make this happen more easily.
