All comps are risks when selling arbitrage. Why? Because the market isn't all that fluid for most markets and most of these are luxury items. So comps are a helpful guide but nothing more. Comping can be a fool's errand when you consider all of the unknown variables at play. The last "comp" just might be the last interested buyer.
