I live in a gated apartment compound but there is no security guard, we just open and close the gate ourselves. There is a caretaker onsite and garbage collection and the caretaker does a great job maintaining and cleaning the yard. We can set up tables outside to host larger groups and parties. It is the lower budget version of an actual gated community, no pool or gym or clubhouse, or security. It is however a great place for kids. There is a decent amount of parking but it is not a huge amount. For 10,000 in Mandaue City, I am happy with it.

I looked at five of the best gated communities in Davao City several months ago. The houses were quite impressive even by American standards. The security was so good that my realtor had to submit a background check and make a reservation several days in advance just to get inside the gate! What I did not like about the communities was how close the houses were packed together. Noise was a big issue since the neighbors were so close to you. Forget about getting an acre of land and planting a garden in your back yard. Land is at a premium.

I was in Davao in February and found it just as you described. Any idea about HOA fees in Davao? I know they will vary, but a ball park figure would be a tremendous help

@@Gary-l9h The HOA costs for the gated communities that I visited were about the same as the cost for my HOA in America. The costs ranged from $25 to $35 per month. The streets were clean and well maintained and there were no stray dogs or cats running all over the place. A gated community was my first choice among the options that I was considering.

Eric & Cindy always love your content cause it stays away from so much disinformation and sensationalism on social media. One thing you may add if you decide to have a part B to this video is, the slight shock foreigners may experience when they first consider moving to the Philippines, is the Sub-Divisions or these walled communities. The walls are often quite high so a foreigner may wonder why the extreme walls instead of a fence/ trees etc. When I first visited the Philippines in the late 80's, that definitely caught my attention. Even though they are high, some people will attempt to climb over then, but like an alarm system on your car, its just more of a deterrent but your percentage of safe is much higher than without one. Oh! I apologize you did mention it, Sorry.

I am getting ready to relocate most likely to the Cebu area soon. I'm currently finishing up almost a year of living in a high-rise condo Makati. What I thought would be a wonderful experience-not so wonderful. Over the top security. Everyone has to leave ID and fill out online forms to visit. No ID no entry even with the owner. If you bring a carryon bag onto the property, you must have a previously issued pass. Cockroaches galore which I did not expect on the 30th floor. So gated community? One thing I like is being able to bbq and have an outdoor area to take 2 care of, so I was looking at a house, but have been warned several times about expats being targeted for robbery in private homes..so I don't know. Still looking for the right fit. Thanks for your info po.

That’s interesting because we are considering Makati as a next move. I don’t think we would like that kind of security.

@@Ericandcindysadventures Yeah..It's over the top security in this building. Just ask before u decided. They're not all this way. Makati costs $$$ I'm easily spending $3k a month here which is $1k beyond what I should be spending. One more thing to mention, make sure the owner of the unit is up for repairing appliances if they fail. I had the built in cooktop fail 6 months ago and she still has not had it replaced. It literally blew up one day. And the refrigerator was bad early on- I had to replace it myself. Meanwhile the Filipina owner lives in California in a $1.8 million dollar home

@randellt, I agree that the security at the high-rise condo's is over the top. It gets old in a hurry. I was considering Makati for my next visit this Winter. How was the noise level in the condo? I value piece and quiet highly.

@@gary4451 Not bad noise wise..however I had someone move in above me that stays up all night and slides chairs around etc.. but thankfully with aircon on I don't hear them often. I live in one of the Megaworld condos not far from Makati med center. There's another down the street Signa. Both very strict. I chose this location to be able to walk to the Greenbelts etc.. Rockwell area is rated well. Of course BGC..but everything is $$$$ there. I prefer to just visit from time to time. The Seda hotel here Ayala is the best Seda I have stayed in. Spent many nights there while looking for a condo.

lol i live in a gated community it dont stop carolers or sellers we have great roads and dogs craping all over them we gaurds but no cct and we have had a few small stores broken into. we have no pool but they have a basketball court

Does the Law about having your vehicle on the street when you don't have a parking space or garage affect a gated community? Case and point. My sister in Law which are not in a gated community but a house, have to have an off street parking or they'll be fined if they park in the street. this is in Cavite. I'm not sure if its just in certain city limits or country wide.

We haven’t come across that situation before. Perhaps it’s locally enforced. It sounds like it would be annoying at best.

True, there's lots of inconsistencies there, so much variation from place to place. Here's some subjects you maybe interested in. Things like Paibig and also when purchasing a vehicle, if you finance it, you can not pay it off early like here in the states. Dealers want to keep you on that plan as long as possible so they won't supply that condition. Not sure if this work with real estate or property.
