I think moving to far Northwest Arvada (near Leyden) would have some extra cons: 1. Republic Waste Services operates a large landfill upwind of the area so you get the smell occasionally and when it gets real windy, you WILL get trash blowing through your neighborhood. 2. It does get very windy. The foothills will funnel wind down into the area - so much so that the state highway patrol has to often issue high-profile vehicle warnings for HW-93. That's also a concern for fast moving grass fires. The towns just north of this area lost hundreds of homes to the Marshal Fire in late 2021. 3. The metro area is trying to complete the last section of the interstate beltway so there are possible right-of-way issues that may come up. You may find that empty field behind your new house may one day contain a busy freeway. 4. The whole area was heavily mined underground for coal in the 1800-1900s so I wouldn't be surprised if ground subsidence will become an issue now that houses have been built on that land. 5. It's next to and partially downstream/downwind of the former site of the Rocky Flats Plant which produced nuclear weapons for 40 years. There were a lot of environmental cleanup issues and consequences that may be still be ongoing. I don't mean to make it sound all doom & gloom but just some things potential buyers for Northwest Arvada would want to look into. BTW - Northwest Arvada is not very close to Olde Town Arvada where this was filmed. It's about 8 miles away. These extra cons are specific to Northwest Arvada.

Girlfriend, corgi pup and I are moving to south Arvada (Wheat Ridge area) Dec 2020 from Indianapolis, IN for work relocation. Pretty excited and nervous. Be an apartment first (expensive compared to here by like 700 bucks but...). Happy to have found this channel and hear you guys speak so naturally about the areas. I deeply appreciate it a lot guys. I really enjoyed this video! I’ve lived in Arvada my whole life & found this video very interesting lol. You shared very good information that I would say is pretty spot on. Olde town definitely has that mountain town vibe. About the schools, most aren’t Denver district schools but Jeffco district. Great video though! I love living in Arvada :)

@Doug Sawyer i live more on the east side of Arvada close to Westminster & we sure have coyotes over here too. They like to stay around the horse stables and sometimes I see foxes running around. Views around here are delightful

One way to find decent schools is to look for above-average test results with kids complaining about the academic rigor 😊, which I saw a bit with Drake Jr. High at least.

Arvada is a great place to live. However, before moving here please do some research on Rocky Flats. You should know about it before buying a house anywhere in Arvada. Just a heads up.

Looks like it only takes a little under 20 minutes to get to downtown Denver unless I got confused and you meant Tech Center being 45 minutes.

Thanks for another video. However, one of the cons I wish you guys would have mentioned is about the Arvada Rocky Flats contamination. We were recently looking in that area (like Candelas) and almost purchased a home, but it ended up falling through. Days later, I found out about the radioactive contamination in that area, and I was pretty upset that our realtor didn't even bother mentioning it. Even if someone is OK with it, purchasers should at least be made aware. If you are interested in buying a home in Arvada (especially northern Arvada), at a minimum, google "arvada rocky flats contamination" and learn the facts before making a purchase! Don't mean to be a downer on your video, just want to help others :-)

Recently we have been trying to get a lender for a new build in South shore and they said we would have to live in Denver to pre-qualify for a new home. We live in CA and wanted to move to CO after the house is finished being build. We even talked to the VP at Taylor Morrison and he said that is true. How do people from CA move to CO if you have to be working in Denver just to pre qualify/get on waitlists for a new build? They make us pre quality with their preferred lender but we can't pre qual because we live in CA. Basically we would have to move there and rent an Apartment, then prequalify and wait for them to build the house.

Hey guys- at 7:40 in your video you have a mistake- Arvada is in Jefferson County and Jeffco Public Schools- not Denver Public Schools. Not quire sure what school ratings you are referring to in your video as we have amazing schools all over Arvada. If you want to get more educated on our Jeffco schools before you go talking about them more than happy to connect you with facts and data.

Could you tell me whats a better place to live for a young single professional: Lone Tree, Arvada or Littleton?

If you're asking my personal opinion, I would say Lone Tree. It's got a fairly young feeling vibe, good shopping, and really good restaurants. Check out the Park Meadows area restaurants to see what I mean. Arvada and Littleton are both great, but I just have preference towards Lone Tree. Arvada would be a close second due the the light rail system, downtown area, and the close proximity and easy access to downtown Denver. Hope this helps!

I grew up in “Denver” I live in Arvada and have 25 years. It’s really great like the video is saying to live here. But the traffic to just get on the highway is sometimes 15 to 20 mins. It used to be maybe 5 if I hit all the lights! So if you need to be anywhere North South East plan on leaving at least an hour before! Gone are the days when you could get in your car and be there in 15 or 20 mins! It’s extremely over crowded here in Arvada, it’s getting like Denver- no place to park. We paid like 300,00 for our house 25 years ago. The house next door to us sold for almost 700,00 a year ago. And it’s just an average house smaller than ours. 🙀
