Thank you for the feedback @fonzallgood! Walkability is a great question - unfortunately, there isn't a lot of options for this in PV, compared to beach cities. However, best neighborhoods with be Palos Verdes Estates (Lower Malaga Cove and Lower Lunada Bay), Rancho Palos Verdes (parts of Miraleste and a pocket of homes near PV Dr W and Hawthorne Blvd, as well as Silver Spur Rd). Rolling Hills and Rolling Hills Estates both have little to no walkability. Let me know if this helps, and feel free to contact me with additional questions :) 310-905-5774

My dad went against all advice back in 1951 and purchased quite a bit of property up off of Crest Rd. Some slipped down the hill but enough was left to cut up into 2 acre parcels. Horse lots as you will, in Rolling hills. He built our house on a lot in R.H.E. on a Culdisac near the bottom of Silver Spur Rd. He paid $17,000 for the lot. Growing up there was magical. Hills, fields of mustard, canyons with bobcat, coyotes, peacocks . Rat beach, Hagertys, Flat rock Pt. Just a bike ride away. My parents became very respected General Contractors and the only add the put out was a full page add in the R.H. High School Anual when the school opened in the mid 60's. You talk about a small town feel. It was real.

I grew up in this area in the late 60's. I personally didn't like it. My old man had a Chevron station at Peninsula Center. Probably called something else now. Honestly, I've never been in an area with more pretentious people. 2.5 million ? So many other options at that price point.

Thanks for your feedback - yes it is still called Peninsula Center. I would imagine a lot has changed since the late 60's. Have you lived here in recent years? In my experience, there's some pretentious people everywhere, but overall I think it's a really amazing and welcoming community.

I think that is a difficult question for me to answer. I do find that the South Bay and Palos Verdes are much more ethnically diverse than they were 20+ years ago, and so I would lean towards yes. However, I think the best way for someone to know if they would feel comfortable in a community, is to spend some time there. Hope this helps.

I live in PVE, on Via Coronel. Although I’m the ONLY black person as far as the eyes can see. I haven’t had ANY issues with non-black folk. I do get weird looks at times but I’m pretty much secluded in my house. I own a 12sq ft on a 1 acre lot, surrounded by bushes and on a hill. So to answer your question, it’s not so much about feeling comfortable, it’s more about your housing being private, with the vast majority are…The police get to know who you are since there aren’t many black people, driving a luxury vehicle won’t get you pulled over as much as it would in other areas. Plus there really isn’t a large congregational area it’s all small shops, so the non-black people kinda understand that you live in the area because it’s not a place where people just come to visit. Rancho Palos Verdes on the other hand … That’s a different feel altogether considering it’s a golf community made up of republicans that have a different mentality of seeing someone black.

@@KarlPostMalone I am a registered Republican as of 2019 (i.e. was independent/indifferent to politics before that) and grew up in RPV since 1990. Republicans do not give two cents about skin color. Skin color tells me as much about you as your shoe size (i.e. very little to nothing). How you present your self and how you act (i.e. look/act respectable and you will be treated accordingly) is all that matters if you are a true conservative. We care about your principles and values. If they align with ours (i.e. individual liberty, limited government and e pluribus unum) we will embrace you. Anyone can join us on the Right. Don't believe me? Come to a Trump rally and see for yourself first hand. I'll be glad to take you with me and I'll even buy you lunch. On the other hand, you have the race baiting Left that categorizes everyone and everything by color, sex and orientation. That speaks for itself.
