First, between my hub and I we have lived in 5 California counties during our marriage. We moved to Temecula from Carmel By The Sea and never left. When we got here, it was rolling hills on the West side, green rolling hills because of the chayote bush and trees and ranches and only 1 hr. to beach, mountains, big cities and desert, hence its' being known as The Golden Triangle. Just go to those places on 'off hours' or sit in some traffic on freeways. We gave it a '9' when we moved here. It is now, in our opinion, an 8 because of the traffic and housing density. The commute is horrific to L.A. and San Diego (we wouldn't do it), but for people with their own business at home or within the city, it's an almost perfect place to live. A con is the 3 months or so of hotter than we'd like weather but the Spring, Fall and Winter are just gorgeous. Another con for us is that it has developed into an economy of drinking and gambling. The nice way to put that is 'wine tasting' and Pechanga Resort. The Wine Country proper is hotter and drier than the West side where we live, which gets the morning mists (Temecula means 'sun shining through the mist') and is greener and cooler by 5+ degrees on hot days (and prettier I think).

Murrieta is next to Temecula, cost of living is expensive everywhere in California. Pros Murrieta has great public schools our neighborhood is 5 minute drive to schools. Have been here for 12 years and home prices are more affordable. Hardly ever see homeless on the streets.

Old Town is the heart and soul of Temecula and has the best BBQ!! I honestly haven't been to the blues club, I'm gonna have to head over there!! Whats the best night to go?

Worse infrastructure ever you have millions of houses and only a two lane road Winchester lol .They had to make the street wider in Nicolas and Winchester and it's still didn't work....No inventory no wear ,with almost 1 million people..My mom lives by chap high school and takes me 30 minutes to drive to stators in Benton Rd it's insane soooo many people they build houses non stop with a two lane high way Winchester ...The ambulance gets stuck in traffic and can't move due to a two lane highway and almost 1 million people. The houses are extremely close like 8 ft apart track homes with no home character most houses look the same like people stuffed in boxes... Traffic ever hour of the day and no back roads . my kid is late to school every day and we leave 45 minutes early It's pandemonium ...You'll hate it here seriously I known soooo many people that moved it's a little valley away from the real world

Thanks for your review of Temecula. Yep, traffic can be bad for sure and as of right now there are only 83 homes for sale in Temecula so inventory is quite low. People are holding on to their homes right now for sure!

These are 300 thousand that's what they all sold for in 2005 ish that's the real worth not half a million lol lol don't move here people not to mention it's extremely hot you will be bitter living out here

Years ago the prices were much lower I agree. The market, demand, interest rate and desire to live in places dictate house prices. Everything seems to be up in California right now, from cost of living to rents and of course house prices, and Temecula is NO exception. But whats nice is that if you can tolerate the traffic, and deal with the heat during the hot months you can get more bang for your buck out here.
