Hi Chris -- thanks for your patience while I compiled the data 🙏 So, these are based on townhouses sold in Waterdown within the last 60 days (essentially May & June 2021) on the REALTORS® Association of Hamilton-Burlington MLS Waterdown EAST Condo - $779,333 average sale price | $471.48/sqft. Freehold - $787,818 average sale price | $485.83/sqft. Waterdown WEST Condo - $779,180 average sale price | $468.19/sqft. Freehold - $786,993 average sale price | $531.37/sqft. We, Will, be moving from Brampton to Waterdown preconstruction home which will be ready in 2023. The location is near the water tank and one intersection to Burlington. Not sure if Highway access to the location is "Available" . Our Reason for moving is Schooling for kids (2 years old now) and exploring the Bruce trail

The schooling system in Waterdown is one of the best in Hamilton so you've made a great choice! As for highway access, you're on the "longer drive" side of Waterdown BUT the bypass is underway & will really help speed things up once it's up & running :D If you're looking at taking the GO Train often, you're on the best end of Waterdown for that, but there are a lot of new builds going into the field on Waterdown Road within Burlington's city boundary so there will be a lot of construction for the foreseeable future & then an influx of traffic using the Waterdown Rd/Bypass corridor in the years ahead.

@@honestopinion676 Sounds like you're looking to move (shift) into one of the many high rises mid/downtown Hamilton offers! It's definitely on the list, but I'm not sure when exactly. I will try to bump it up in the queue so keep an eye out for Corktown, Durand & Downtown 😊

Not in Waterdown itself but there are 100% French schools in Hamilton they could bus to or French immersion programs within some local schools they could take.

@@TheGenuineRealtors There is a French immersion school in Waterdown, Guy Brown is the only one I know of. It is only an elementary school however so for secondary you would need to commute into westdale.

Born and raised in waterdown… but I had to leave… taxes are too high, too many people.. roads are too small..

You're not wrong - it has changed so much over the years! Especially in the newer developments... luckily there are still lots of small-town charm places to call home not too far outside of Waterdown! Where did you end up moving to?

If you wanna talk schools, Waterdown High has decent resources and a few excellent teachers. But it has a horrible horrible bullying problem and, last I checked, pretty much no resources put into the arts programs at the schools (the teachers really had to pull their weight to make things works). But holy crap seriously HWDSB does NOT take bullying seriously. Oh and the HWDSB education on topics such as LGBTQ people and First Nations' history is severely lacking.

You are so right Dude. I was mugged three times, two blocks away from my apartment and my work. I was sitting in my own backyard and I was bitten by a rattlesnake! A rattlesnake! Don't ask! A year later, my cat was squeezed to death by a 10 foot long python that apparently escaped from a neighbour's house. My teenage daughter was walking to the corner variety store and was approached by a Stelco worker high on drugs. So we moved up to the Mountain to a much nicer neighbourhood and it got worse. The pollution was horrendous! My asthma became worse. My 1984 Gremlin was stolen right from my driveway, my son's Volkswagen Jetta emblem was taken right off his car only to be seen worn on this punk kid Rapper on a gold chain around his neck, 6 months later our house burnt down no thanks to the local Firefighters because they slept through the alarm bells due to lack of city funds for replacing their old broken alarm bells but the flip side of it was the cops showed up because we lived right beside a Timmy's and when my Mom crossed the street to talk to them she got hit by a car so they were able to assist her and CHCH News came and we had our 15 seconds of fame! So you're absolutely right Sir! Hamilton is a bad bad bad place to move to. Now we live smack dab in the heart of Brampton amongst the guns, immigrants and watch the racing up and down our new street and not one bullet has hit us, not one immigrant has killed us and not one car has rammed into our house! Life is good! 👌
