Whats your take on APR buy downs ? Private Lenders are offering me an apr of 5.8-5.9 . Dr hortons lender is offering 5.5 🤔

The big builders like DR Horton with in-house lending can do that due to volume. always great if its no cost to you for the buy down.....but can also be worth a buy down with cost to you if you plan on owning the residence for many years. A good lender will be able to tell you how many years your will make up the buy down cost before you do move forward with anything.

Great question, and my answer would depend a lot on budget. Generally speaking some of the neighborhoods that stand out as extremely family friendly would be Anchors Bend, Tarin Woods, Eagle's Watch. I believe the forecast for La Jolla for the next decade is mid 70's.....always perfect weather and few places with more natural beautiful in my humble opinion!
