These videos are so helpful! I will be 50 in May, but just accepted an offer on my condo outside Chicago. I am single and really considering one of these great communities if they'll have me. I like the peace and quiet. My only child MAY attend school in FL so it would be nice to be there if she decides to do so, but either way I have been set on FL since I was a child :). My husbamd and I managed and built Pelican Harbor , Punta Gorda. In 1974 - 1976. I was only 19. Punta Gorda was quite different way back in 1974. In 1976, we decided to travel in our van , landed in Colorado.

The closeness of the Airport in Punta Gorda and even the Ft Myers airport is a plus. However my wife and I are avid bikers and there were not biking trails when my wife and I wintered in Port Charlotte about 3-4 miles from Punta Gorda.

The trail I have used the most is the Pinellas Bike trail which they are expanding to go around the Bay and on the North end they are tying into a new east-west trail: "The Florida Coast-to-Coast Trail (C2C) was conceived as an ambitious effort to create a continuous paved multi-use trail across the state of Florida from the Gulf of Mexico to the Atlantic Ocean, the first state trail of its kind in the United States. It will span approximately 250 miles and is currently more than 80 percent complete. The trail will link communities between St. Petersburg and Titusville along its entire length, allowing residents and visitors to explore Central Florida by bicycle or foot. This corridor includes most of the the 51-mile East Central Regional Rail Trail, the longest single rail-trail corridor ever acquired by the Office of Greenways and Trails."

The only thing that concerns me is Hurricanes. I may sound paranoid, but it's a lot to lose if one should arise. In KS, we have shelters in most parks.

The conundrum with that worry is how so many manufactured and mobile homes (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I have certainly seen headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily ... Yes, but the Class D limited or Zero UAS altitude limitations cover a lot of parks. I tried for LAANC exceptions but didn't allow enough time for approval. Will plan better next time :-)

You all should be careful buying a manufactured home on the coast. I lived in Ft. Myers during Hurricane Charlie and it was real bad on those kind of homes. I now live just north of Deland in Volusia county and we still get our share of hurricanes but living inland we don't get the real beating as the coast.

I just finished filming in N. Fort Meyers for our next video. I think the East Coast between Ormand Beach amd Jupiter is really the hidden gem in FL. But that's just my opinion. There will be an opportunity this fall that will include a group area where folks who want to invest and plan more for their future in Florida can discuss this sort of thing. It will be interesting to hear what others think!

I think a few of the larger players are exploring rentals. ELS comes to mind. Most rentals in these communities are folks not here for a season or a partial season. I would go through the real estate brokers listed on my website along with the online listing services such as MH Village.

Thank you for the great video! We just purchased our home just south of Punta Gorda in North Fort Myers. There are a lot of 55+ communities there. We will be in Forest Park which is a resident owned community. We have 2 dogs so looking for a community that allowed 2 dogs narrowed our field. Looking forward to living the Florida MH life!

May I strongly suggest that you do not purchase into a lot lease deal. You cannot control your lot lease prices over time. You should look into owning or community owned leases only. Look at Maple leaf for the amenities just across the river.

This varies widely from park to park and these restrictions are found in ROCs as well. If renting out your home is part of your stratagy than one of the items on your park checklist will be to determine their policy. If a park offers any deviation from what's in the prospectus, covenants, shareholder agreements, etc. be sure to get them in writing. Even the there's no guarantee down the road that they will be valid.

That area was levelled by a hurricane in 2004 and we lost everything at the time.

Yes, many of the homes in that area were replaced after that storm and the one in 2005. A study done by Florida International University concluded that post 1994 Manufactured homes actually fared as well or better than site built in the area. Hurricanes are a natural hazard in Florida as are blizzards in the North and tornados in the Midwest. Hopefully, you had insurance.

What do you know about Colony Cove in Ellenton, FL? Lot rents? HOA fees? Well managed?

Colony Cove is on the high side of park rents. That said, there are many homes, at bargain prices, available. With over 2200 lots (and they are adding 300 more) it is the largest land-lease community in the state. They have multiple "neighborhoods" and each has a clubhouse. There are no facilities allowing community-wide meetings. Is it right for you? That's something you have to evaluate based upon your financial goals, wants in retirement, and lifestyle preferences. The newer homes in this community (newer than 1994) are rated over 100mph winds. Older ones are rated at 80mph. PreHud (before June 1976) have no rating and can be anything from very good to very poor.

Before deciding to relocate Punta Gorda, take a look at some of those KZbin videos of hurricane Charlie that made a direct hit on that area. The damage was incredible inside the local mobile home parks.

Yes it did! A great number of homes in Emerald Lake were replaced (with newer and better built homes) following Charlie. But, I kinda like the odds of a major storm hitting the exact same area twice.

Is it true that a person must pay an approx. 6% sales tax every time that a mobile or manufactured home is sold in Florida? This charge could amount to many thousands of dollars per transaction & contribute multi-millions of dollars to the coffers of the State of Florida! Regular 'stick-built' homes don't have to pay sales tax, so why should a person have to pay it on manufactured ones, especially if they are the person's principle residence?

In my original Mass. accent it would be Punntah Gahwdah. Then I went to the Northest where it would become Poonter Gorder. Those folks put a R after everything! Then to CT where ot might have been Puntta Gordah. Finally landed in FL with an accent so confused it's likely to come out different every time. How do you say it? :-)

Yeah right I'll never fall for any of that again ... made three trips down in the last few years and got slammed by red tide every trip... total waste of money not to mention the kids were miserable the wife couldn't stop coughing dead fish everywhere and on the last visit in September we read a report how they're looking at long-term cognitive issues in humans because of red tide exposure.

@@shuddle82 My Dad went through those. (in a manufactured home) I'm guessing we'll see damage from Ian here also. But it's not a magic wand that isolates Manufactured Housing Communities. Anyone along the shores is at risk in these storms. Thankfully many homes in this area are newer construction than what we had in 2004. We'll see. If you have a fear of hurricanes Florida is not for you.

@@RussellWatsonFMHL I've made most of my living on hurricanes and flood as a claims adjuster. Lived in Houston as well. Worked in Biloxi after Katrina. Evacuated for Rita. I'm currently 70 miles from the Gulf near Corpus. Harvey only missed us by 50 miles. Your Dad must have lived in a Palm Harbor model. We are not on a peninsula, there's hundreds of miles to the west to drive out of harms way. I'm no stranger to these storms.
