It would interesting to see the inventory numbers based on which are homestead vs investor. The wild card in this market is most homeowners with mortgages have rates at or below 4% so unless the owner absolutely needs to move they can holdout for the right price. In my opinion its going to take 18-24 months before we see the market correct to where we have normal sales volumes and prices.
