I just had to add that little part at the end because too often the spiritual crowd uses God as their reason for taking gigantic risks that have no basis in already learned wisdom. And rather than being the work of God, it is usually the desires and greed of man that usually drives such risky decisions. Thanks for watching and commenting :)

This is truly sage advice when so many guru's are out there selling you on a dream where you're sitting on the beach with your laptop and cell phone making deals in your shorts. You become so intoxicated you actually believe that you can quit your job in 30 days or whatever... That my friend is marketing, identifying your pain, agitating that pain and then providing the so-called solution. There is no magic bullet in real estate or anything else for that matter if becoming financially independent where easy we would all be rich. Success in real estate takes much trial and error you will fall off your horse many times no matter how much training you have had because no two deals are the same making this a learn as you go business. What I like about Phill Pustejovsky is the fact that he keeps it real! He addresses all the ugly, not quite so desirable things about real estate none of the dream selling (send me your money or you'll lose out) guru's forget to mention. I wish I knew about this guy when I got started in real estate I would have saved 10's of thousands of dollars. Then again the lessons I have learned in failure are priceless.

Thank you Phil! I took a one year sabbatical as a test run. In that year I completed 6 years of taxes, 5 cashout refinances, purchased, rehabbed, and rented 4 houses in 2019, with one under contract as a "Rent until you buy" and purchasing 2 fourplexes out of state in 2020. Closing in 3 weeks. I repaired my relationships with my wife and my kids. As a family we all do yoga for an hour everyday. My happiness, health, networth, and cash flow have all gone up without the constraining ties of my job and the mental energy it consumed. I have a great job and real estate is allowing me to leave it. I have 21 days left of a 19 year engineering career. I'm an expert in a very small niche and I'm going to give my company everything i can before i leave as a thank you for funding my real estate. My most valuable asset has been my ability to earn a living as an engineer and i retain that asset but real estate is way more fun. Thank you Phil, i like you. Gary

As a Christian and investor, the following scripture came to mind when you mentioned that some people misunderstand that the Lord will provide and jump into quitting their job without a plan...do not put the Lord your God to the test. In other words, don't quit your job and just expect God to work out how you will eat. From my experience God blesses those who work hard, seek his direction, plan smart, and are His. And thank you for admitting your faith, that takes guts.

phil, thanks for being humble in sharing your story, about quitting your job and living out of your car. Well I didn't quit my job but i know what its like to start from scratch. I'm a single mom of 2 boys. I decided to leave a domestic violent environment to raise them on my own. So we also went through the whole homeless experience for a few months. So now we got our own apartment, we still don't have a car, but the boys are doing excellent and we have lots of love in our little studio. The only income I have is a fixed income that barely covers the rent. I just finished my 63 hours pre licencee course, passed the school exam while waiting on FREC to give me the ok for the state test. I attended Miami Ad School, I'm an Art director/Photographer a true creative at heart. Freelance work is my cushion. I'm looking for the right niche in the real estate industry and I think I've just found it. Thank you for being so honest and down to earth.

I saw one of your other videos of how you quit your job that fast and went for it and thought how awesome that is to go against the grain. I always reply back to ppl when they say this basically the way you say it is. So true I left my day job to work full time in a furniture business I had started a year earlier. Before I left I had peace of mind that a paycheck was coming and I was able to reinvest the money that I made from my furniture business back into the business. Now any money that I make is quickly spent on living expenses and I'm left starting over every month with very slow growth. Needless to say I'm currently looking for a full time job. LOL

I don't think there is any standardized definitions for terms like "assistant" or "associate". It's whatever you want them to mean. There are unlicensed assistants and licensed assistants though. The difference is one is licensed and the other one isn't.

I am new to Real Estate Investing (currently have one rental property with a tenant), but have watched several of your videos on Wholesaling, Subject Two and Owner Financing approaches. I've wrestled with the thought over the past few months of leaving corporate America to pursue investing full-time, but after watching this video I realize how good I have it! Thank you phil, just started watching your videos today. I am on my second career, i was a nurse for 10 yrs and hated it. I now am a HVAC journeyman which i really enjoy, but i have wanted to do real estate for a long time. My dad has been pretty successful at it while working as a nurse. I made an attempt at it 6 yrs ago. I bought a duplex and had it for 3 yrs and was a very stressful time. Lost more money than i care to say, God was good and helped me get rid of it in a short sale. I jumped into without any research or knowledge of what i was doing. I would like to try it again. Life situation is better, kids are older and i know to not jump in blind folded now. Hey Phil, love your video's! Am home sick, and figured I could get a little training in and this video popped up! The irony is that I have been feeling like getting rid of my job but fortunately, have been wise enough to realise that to be a mistake! Finding this video not only confirmed my own thoughts, but also helped me to see the error in my excuses with regard to time management. I will getting the book by David Allen you mentioned and creating a schedule for myself to follow, utilising the time I DO have available. The best part is the fact that you now have a new fan, in my wife! lol She had been concerned that I might do something reckless, like quit, but after hearing your video from the other room, she actually exclaimed, "I LOVE THIS GUY!" Keep up the good work, and it is always nice to see a fellow brother in Christ giving good council as was found in this video...and I am sure all the rest! Watch my video "Creative Real Estate vs Traditional Investing". Creative Real Estate requires education. It requires education to buy real estate without cash or credit. And as to your frustration with not having MLS access, if you can't or won't figure out how to overcome that tiny hurdle, real estate is not for you.

I quit my job of 10 years 12/06 . The mortgage / real estate collapse started 6 months later. Tough lesson to learn the hard way. I was making 5 times more in RE than my job. I will keep my job and do RE on the side from now on.

Finding this 8 year old video and it really spoke to me.Love your practical wisdom. I needed it. I'm planning to quit remodeling for the public and have I a hand full of rentals. Ive been watching many different KZbin RE guys and read a few books. I believe ill be listening to you now for a while. Phil I have bought 12 rentals and have a decent cash flow but they all are on commercial loans, and Im low on cash, after many repairs. I probably got a little carried away with trying to stack rentals over the last 2 years. I'm thinking about Refis as far as the BRRR strategy but haven't approached a lender yet, and my little home town bank will only do conventional. I'm a late starter to at 60, so I'm hoping to not make bad mistakes. I havent looked into all you offer but sure wish I had a personal mentor like you. I keep seeing mentorship offerings for enormous fees, but I dont have peace about that. Any thoughts?? Your Texas christian friend Ronnie. lol

Phil, you are right on the money, I couldn't agree more, I always want to become a real estates investor. I have a steady full time job. I used to like and enjoy. the income I am earning only keeps me in the rat race. living pay check to pay check with no hope on the horizon. but I am hanging on until I can get enough real estates investing education. to prepare my transition before I can give up the safety and security of earned income and sell on my own in the world of entrepreneurship. Phil, you are an icon on the subject and I can't get enough watching your videos and you tube. the value of the information you are generously sharing is priceless. fantastic approach.... It's just the sensible thing to do. to even use your job a tool, by transferring your salary in to a business account, build up a financial portfolio for your business. Get a loan to expand your business by buying property. over time paying off the loan, earning rental income. getting another business loan to buy property. paying that off and earning rental income. over a period of a few years you can go into it full time, as your rental income is more than your monthly living expense. and that's the time you leave your job.

I work like 13 hours a day 6 days a week. I make 40/hour before overtime. It will be very hard for me to make more than 95k/year with the limited time i have to work with. I feel i will never reach the tipping point of earning more from real estate than from ironwork. But i will try....

I don't even know how I came upon this video. I have no interest in real estate. I think this video automatically played after a funny video I was looking at. + Phil: I'm in Australia, have $1 million in equity and 200k in cash, 3k month rental income. I'd love to give up my job and do real estate fulltime. But when I apply for finance, the first questions the bank ask are 1: What do you do for work? and 2: How much do you earn?. If you don't have a fulltime job, they don't want to know you. A cheap house is 500k atm. So cash only deals are out of the question. Plus not being able to borrow seriously hinders your leverage.

amazing videos, since many years ago, I had the dream, and we stared buying a mobile home, later abandoned home, now we owned a better single family home. well I want to learn a lot and became a real estate Investor, the only thing is worry to me, my primary languish is different, and sometimes I don't understand all correctly.

Having a W2 is easier to get loan for rentals than purely rental income. Underwriters like to see W2 income. I get portfolio loans and non-QM loans for RE investors. But why paying at a higher interest rates if you are learning to be patient and build your wealth gradually. Thanks, Phil. Love your lessons as always. Love your energy in teaching and your humors.

Hey man I just happened upon your video. I was killing some time waiting on my eye surgery, and I liked it so very much. I know the way to the top is riddled with failure and sweet. But along the way I find that pulling yourself up and moving forward is a God thing and you do a great job of preaching this. I like the way you tell: Its the way a person exercises the dichotomy of life's truths and paths which you reveal; in your personal financial wisdom video, that is really great. Because it opens our minds to the possible.

Quick question, you have had over 15 years RE experience in NYC, but left in 2000. You recently moved to Florida with no jobs or real prospects - do you take your passion for Real Estate and start up on your own - having an investor and some monthly income set for a few years. My gut tells me to research the geographical area, get my license and go ahead...

Currently work for AT&T. I actually enjoy my job for the most part, but as everyone else, don't want to work "for the man" forever. I set myself a goal of 10 properties, preferably multiplexes before I go full time.

Up to 4 Single family rentals and 1 duplex free & clear. Have 5900 a month in cashflow. Just picked up our next one. It does take time...I still work in corporate America.....for now.

Sounds like the seller has no real motivation and may be asking tens of thousands above value. It can be hard to make deal work under these conditions. Without access to true MLS comps though, you'll never know what the real value is.
