我做左日本民宿7年 基本上做5年間屋就等於免費。但係現在實在太多外國人衝入去,上星期日本政府公報左下年4月1日起限制外國人買日本樓雖要在日本持有永往資格的人士做擔保。擔保人要寫在房契上。

一般可以做airbnb嘅日本住宅一般都係舊,舊樓喺日本非常難賣而且折舊大,好大機會賺租蝕價。另外兩個長租約中間做短租出去更加冇可能,日本租約條例傾斜租客,基本上佢想住幾耐就住幾耐

Can sell it as a business. An Airbnb house is a cash cow, provides attractive monthly return, the focus is on the cash flow not on the value appreciation of the property. The property is just a tool to produce the cash flow. The property itself may not have appreciation except in attractive areas that have big projects coming up like in Osaka near the Casino site( even old properties enjoy good appreciation if they're near the right stations along 中央線 leading to the Casino), but the Vacation Rental business itself is a business and its valuation can increase over time if run well, and it can be sold as a business too for profits if the owner wants to exit one day.
