villa price are inflated. People who took villas for 4 cr few years back are not able to sell it , as no one is interested to buy old buildings with old style with high price. Also with no choice they have to give these villas for rent for 40k to 60k as post covid the rents have fallen and many villas are empty without tenants. If u are living in the villa then it's fine. If for investment or few years and sell then it's a bad decision. new projects are selling plost at 60 lakhs for 1200 next to it, so people tend to buy villa plots for 1.5 cr and build ,than buying these old building for 6 cr .

How is the Smart Ownership even gonna work? Public holidays and festivals are at the same time and dates for everyone. Add into that holidays and vacation time for schools. Everyone will want to use the villas on the same time. How will it be decided who'll get the booking and who won't? People will keep fighting coz everyone has paid the same hefty amount. It'll be a constant nightmare.
