This guy says general warranty deeds are not used much but other sources say they are the most common. Beware of this discrepancy

The other sources are incorrect. Special warranty would be the most common in the sale of real estate. A warranty deed puts WAY too much liability (all of it) on the seller/grantor and no real estate attorney, or title company with half a brain cell would advise this type of deed in a normal/average/everyday sale. I am not an attorney, so I can't say there are not unique circumstances this might be used, but in 20 years of real estate, 15 years of instruction across the country, and thousands of deals, I've yet to receive or give someone a warranty deed. I've done special warranty (most common), bargain and sale, and quitclaim.
