I am new to the stock market. Every stock that I bought so far, I was out of luck because I bought them when they were expensive. I feel I missed out on all the stock opportunities so far for the tech stocks.I believe having 175K yearly income would be a good investment so I want to plug all my savings into the stock market. I know this sounds a bit dull but I would like to know if I should learn investing or let somebody else (more capable like a FA) do it for me? Please share your thoughts. I am kind of tired of searching for a good stock to buy and losing all the good opportunities..

Keep it simple in the beginning. Buy something, like an index fund, and hold. Educate yourself in the meantime and elevate your risk tolerance over time.

I want to become a sponsor/leader for a multifamily property but I have never directly led a real estate project before. Great question! You're absolutely right - anyone can make a deal look good on paper. That's why you've got to do your own due diligence as a passive investor. First and foremost, rely on the sponsor's track record. Dig into their current portfolio, how long they've been doing this, the performance of their current deals, and whether they've exited any deals. Beyond that, dig into the financials to make sure the underwriting is conservative, that there are multiple exit strategies, and that there are plenty of reserves going into the deal.

What she is not saying about an IRA is that even though it is an IRA the leveraged portion of the investment is taxed. And it is actually taxed at a pretty high tax rate! Up to a tax of ordinary income which is as high as 37%. I really wish people would talk about that!

Good for you for rolling up your sleeves to educate yourself and do your own due diligence! You'll get a sense of your comfort level, the returns you're looking for, and your risk tolerance. You're right - investing in real estate syndications doesn't come without a learning curve and some work you'll need to do to educate yourself, learn about the risks, practice reviewing deals, and connect with sponsors to find investment opportunities. However, once you get familiar with this space, establish those connections, and start investing, I think you'll find that it is indeed much easier than investing in a rental property.

Generally you can't do it unless you have a $1 million net worth not counting the equity in your primary residence, or earn $200,000 per year for a couple of years in a row with reasonable expectation of continuing to earn that in the future (the number is $300,000 if with a spouse).
