Never waive an inspection on a property you’re trying to purchase….even new construction. About ten years ago, I put an offer on a brand new home by a very well known national home builder. The inspection uncovered structural problems that were not obvious. We backed out of the deal and got our earnest money back. Last month we put an offer on a resale in the Atlanta metro area. The inspection uncovered an old water leak on the roof that had damaged part of the roof structure. The owners had replaced the roof but did NOT repair the structure. We backed out of the deal as per the contract.

You brought back memories from many years ago. Century 21 was offering free real estate course for ex-Eastern Airline employees. Obtained license and excited, broker said I have a client who wants to see a property on Hollywood Beach. I left Miami Springs 2hr before showed up, client takes 5 min and said no, not want he was looking for. Spent 1 hr in traffic coming home. I got out of the car and said nope this isn't for me. Now 33 years later I still have my license but only for my own investments.

I did something similar. Back in the '80s I took the R.E. Salesman exam while living in Pensacola, and was licensed for a few years,though I never tried to sell real estate, just my own investments and personal residences. I've sold quite a few FSBOs, and I'd never consider allowing a rental agency to rent my (one) rental house out, as their commision is 10% of the rental amount, and they don't care who they rent it to, as long as it's breathing. But someday I may have to, I'm in my '70's now, and showing property myself is not as safe as it was decades ago.

I knew this would happen, and people were like "oh they'll never let go of properties. they'll just hold onto them." as if that is an option for everyone. It isn't even an option for institutional investors in some cases. Holding onto property that is doing nothing is very expensive.

Back in 2019/2020 your channel was a lot about Miami life, and the contrast to Midwest life. This was incredibly specific to my families big decision, as we were from Wisconsin and considering moving to Miami. We wound up moving to Bay Harbor Islands in mid 2020. With a big part of that being attributed to your videos and Fresco channel’s videos. Then as my family loved Miami and know we want to buy a place soon, your channel had shifted in its content to coincidentally also now the specific info we needed for our next big life decision. Here homes that are selling are less then 350k for the most part. How people can afford $20k a year in interest plus high insurance and taxes is beyond me! 10 years ago those homes were $150 k!

Good for you Michael. I have quite a few horror stories dealing with realtors. Even do I have excellent credit and funds to buy. The irresponsibility and bad faith of many realtors leave a lot to be desired. That’s why I have this take it or leave and don’t call me attitude towards them as of now.

I don't blame you. There are so many bad realtors out there. I love real estate and took classes 5 years ago. I was tired of dealing with crappy realtors. Tho I haven't gotten my license yet I have learned a ton. I plan on getting my license eventually, for now I have a good friend I met in class I can trust if I want to buy a house but she tells me horror stories all the time.

It's incomprehensible to me that some people forgo a home inspection before buying, that breaks probably the most important rules of buying a home with some intelligence, and why would the realtor representing the buyer not educate that a buyer better so to avoid a huge expense later. I think the answer to your question is pretty obvious. The realtor stands to profit on the successful sale of the property. They are looking out for their own interest, not the interest of the buyer.

That's a great story, thanks for sharing it. Buyimg and selling homes has got to be the most stressful thing in the world, given that you're dealing with people who have no idea how things work in the real world. I can see why new homes bulilt buy a developer are so much easier to buy, but they're usually not located in small, walkable neighborhoods where I would probably want to live. I definitely appriciate your channel.

Never realized you could make enough to live from KZbin. As one of the few who watch this who actually lives in Miami your analysis is spot on. The house next door just sold for over asking price so for some strange reason I am still in the Twilight zone. I have been here long enough to remember when the homes you are around sold for less than 50K.

You have a great channel! I want to sell my house and rent for awhile. I have a number of things to fix on my house and I'm working on it. When you live in a house and something needs fixing you think "I can live with that". Word of advice, always keep your house ready to sell, fix everything right away. Then you can sell immediately if you need to.

Michael, what you give us is insight. People don't realize how housing impacts society, whether it is racially restrictive covenants or HOA's. Look what happens when people flee cities for the suburbs and how the impact that the absence of a tax base destroys cities. If housing is allowed to collapse, society itself will collapse along with it. People really need to understand that. Check out San Francisco. Silicon Valley, just a few short years ago regarded as a bastion of economic success. But they didn't keep their housing market under control and the city has been devastated. People are moving away in droves. Last I saw, they had a ~50,000 net outflow of residents last year, and that's even with the significant uptick in international immigration coming into the area for tech jobs. The outflows were even higher the year before.

Old houses are very difficult to sell because of homeowner's insurance. Flat roofs are totally unacceptable. They do not want to insure old houses, so it defaults to Citizens with premiums going off the charts. I'm glad you got into video creation. You are great!

Agents have to now only deal and list homes from sellers who are serious. They have to ask them why the are selling. Looky loo sellers will waste your time and give you nothing but headaches. Michael's story is a perfect example of this. Happened to me in the previous decade and it made me detest listing homes when things did slow down by 06. Sometimes you have to walk away from these sellers.

I knew a real estate investor once, who rented his properties with NO LEASE. He took good care of his tenants and did the repairs promptly and by himself. As a result he could legally move out the ones who were not paying. Just as important, his good tenants stayed for years.

I have seen this happen in the Lake Norman area of Charlotte. Those houses stayed vacant for years. I've seen rental properties that have stayed vacant for over a year. If the homeowners would have been reasonable, they wouldn't lost so much money.

Your videos are fantastic. I just came across you a couple months ago. You presentation and content are equally outstanding.... my little anecdote: bought a house in summer 2020 on the biggest island in Puget Sound so I could escape Seattle. Ended up not moving there and rented the home instead. It was cash flowing on an operating basis but with inevitable repair expenses would more than eat into that. Plus w/ the government and local socialists advocating more restrictions on property ownership I decided to sell, and have moved most of the money into the stock market. Even a Discover or AmEx 3.5% savings account is now offering high enough yield that it's superior to the cash/cash return i was getting on the house, and with no risk of loss in equity from housing decline/crash.

Damn...that story is so relatable. I started architecture hoping to work on incredible projects (and get paid accordingly), only to realize how boring and mundane it actually is and having to fight uphill battles trying to convince clients that what they want (not always, but plenty) is unachievable. I've been trying to get my scum bag tenants out of my property in LA for the last 3 years. Thanks to the eviction moratorium in LA county. Don't rent your home in LA county it's a disaster

Thank you for sharing Mark’s story. That is an eye opener when deciding to look at and/or purchase a home. I’m very leery of buying in Florida and this is just another thing to watch out for. (Funny you were telling this story while walking by a “NO OUTLET” sign). 😂. Crazy times! Thank you for your informative videos. Very helpful.

You do good work for sure. Have you considered doing live streams? I think it'd be a fun format for you and that you'd do a good job.

Thank you very much! I actually really like doing life streams. Only issue is it takes a little bit of foresight and planning so I can make sure people know about it ahead of time. Usually I like to do it just impromptu.

There is no barrier to entry in real estate agent business. Even though the commission is good, the competition is brutal. I had a property for sale for over 10 years, went through may real estate agents, but ended up selling it myself and paid no commission.

You are like part of our family now Michael. I told my daughter about you & now she’s a follower, too. (She just lost her husband to cancer in October & hopes to sell her house in 2 yrs after their son finishes up school. She listens to you now on a daily basis now & may need your advice in the future.😊)
