Real Estate Market Research Essentials [What REALLY Matters] // Even though research databases like CoStar and Yardi Matrix come with a lot of helpful market data, these can be extremely expensive for individual investors and even small companies.
But the good news is, even if you don’t have access to these, a lot of big-name brokerage firms like CBRE, Newmark, Cushman & Wakefield, and similar companies have in-house research teams that publish free quarterly and annual market reports, which include a lot of information that can help an investor understand what’s going on in a market.
But since these reports can differ so much from company to company (and there’s also a lot of information to take in within these), this video walks through some of the most important metrics to focus on when researching a real estate market and why each of these matter within an investment analysis.

Random question. What is the difference between Face Rent vs. Base Rent? I'm focused on industrial. Is Base Rent the Year 1 rent not considering the annual rent increases? Does Face Rent even apply? Or are they used interchangeably?

Is there anyway to get a certificate or a training program for CoStar to enhance my resume?

Yes, there is a CoStar Real Estate Analytics Certification (CREA) but it is currently only offered by Clemson University and Virginia Tech. You can ask your schools finance department or real estate club to look into this.
