The best investment one can do right now is investing on real estate though stocks are good but ever since I swapped to real estate, I've seen so much difference.

Michael 15 I started with taking the in class real estate course. And I finished that within just one week. Mon-Fri from 9-5 in my state you need 40hours to complete this course. Then I went on to take the Real Estate Exam. I had to take the test 4 times bc unfortunately I kept failing it by 1 to 3 points. Now I'm with Keller Williams Realty who has the BEST training program for new agents ! And I've spent about a month in a half going to the training sessions bc I got lot licensed last month in December!

Hey Loida, i wanted to ask you a quick question? do you use any web advertising for your listings and if yes, which are effective? thanks again.
@LoidaVelasquez9 жыл бұрын
+HouseAddictionz We dont spend any money on web advertising for our listings. Everything I mentioned in my video of "How to market your new listing" is all we do and works 100% of the time. Our average days on market is about 15 and we have sold 100% of our listings. What sells a home is the price and if it shows well when a buyer goes to see it (ie: clean, clutter-free ect.)

Question: I'm new agent with Kw. During office meeting an asst of top producing agent said can anyone show a property today. I said sure-im new need learn and make $ . Asst pulled me aside and said she pays $20 to show. I drive out there and half way canceled. Anyway. How does this work? If the person I showed to bought would I have gotten commission or just $20? I don't think I'll even offer show home again if I'd only get $20 even if they buy. I'd rather use time cold call etc.
@LoidaVelasquez8 жыл бұрын
+R Batten that arrangement of pay is completely between you and the other agent. The reason they pay someone to go show a property is for exactly the scenario that happened to you where the person cancelled and you wasted time. It's not worth it so I would suggest you use that time to prospect instead.

So knocking on doors is a part of being a real estate agent?
@LoidaVelasquez9 жыл бұрын
+000bullets well it is a form of prospecting. So whether you decide to knock on doors or cold-call is really up to you. My team and I have gotten a lot of business from door knocking because there are very little agents who opt to prospect that way so the people we do talk to we easily convert.
@000bullets9 жыл бұрын
+Loida Velasquez what exact exactly is it that your supposed to do though when knocking on doors? Are you trying to sell a house that way or is it just to get your name out there? Also is it unnatural to NOT nock on doors?
@LoidaVelasquez9 жыл бұрын
+000bullets door knocking is the old school way to get business and still common to do. Less people do it now because it's much easier to get contacts faster over the phone, however face to face interaction will always be better. There are many scripts that you can use when it comes to door knocking..for example just listed/just sold..and yes the goal is to find potential buyers or seller. I've made a few videos on door knocking you can watch.

@japper219 жыл бұрын
Jennifer McCurrey Honestly, I'd recommend you go into the big brokerages such as Century 21 and RE/MAX because they have all the tools you need to succeed and then some. I am new as well and thought about starting in a team but instead chose to work with a large company and it has been very good thus far.

I'm 25 and I started at 19 myself. Huge uphill battle being that young. Was told multiple times that "you're just too young, sorry." But I made it and run my own brokerage now. I am currently working a couple multimillion dollar deals. So the main things to do is this: Be confident...but how? Actually knowing what your talking about at every STAGE of a deal is what people want in the long run. Not a flashy sales pitch. There is no substitute for knowledge and knowing what to do at critical moments. You can shadow or watch channels that actually get into this to help you. Second, look smart. Here is the more sales side of it. You're 19 and therefore a "kid" so looking like a young genius who could build Facebook or the next big thing is going to separate you. Dress better than everyone and consider glasses (not kidding). Doing this will flip the young as a negative to a positive. Build your resume. I had little to brag about at 19. So I went and did stuff that people could respect and were gettable jobs. So I mostly did handy man work. Actually being able to talk construction and what things cost separates you from even the most seasoned sales men because....they really don't know how to build or fix the houses they're selling. Kinda crazy, but it's a huge advantage for you and its a simple job to get. Pays okay too. I put myself through college doing stuff like that. Hope this helped!
