Thanks so much for reaching out! Todos Santos is really growing quickly! Right now it is a fun artsy town but there is a lot of money going into the development of that entire stretch up the Pacific side and into Todos Santos. If you want to be on dirt roads and away from the hustle bustle, TS is a great place to be!

Hi Kenda, Thanks for the update! Here in Vancouver BC Canada we are experiencing the same thing. Leveling out for the time being with fewer multiple offers and more listings. It can't go up forever, or can it. Maybe over the long haul. Good Luck

Excellent market review well done. I had the impression that Canadian / American type MLS market info did not exist? I currently own a 2020 purchased condo in Mazatlan but thinking of relocating to Loreto. Obviously both well outside your normal market but interested if you have any thoughts on market trends in either locale. Thx

Hi! Thanks for taking the time to reach out. Cabo is a very advanced market compared to the rest of Mexico. Here, we do have an MLS system, but in many parts of Mexico, they do not have it. I think you will like Loreto. It is less touristy than Mazatlan but still nice. You should make a profit on the Mazatlan location because the market there has also increased in value. Most likely you will need to find someone there who can help you understand your Capital Gains liability. That will be a big thing for you to understand. Hugs from Cabo! Kenda

Always look forward to this info. Seems quarterly is too long in between!! Curious questions..You mentioned its getting to be a buyers market. Have you sold any pre-construction below ask? Do the developers negotiate? My conspiracy theory is that when developers hire a Real estate firm to market their projects, its the RE firm that tells the developer to raise prices. Even if the unit/units haven't had any bites at original price. Has me questioning the market sometimes...As always appreciate the info.

Hi! Thanks so much for watching. I have brought buyers to pre-construction projects on occasion but I have never been the representative for a developer. I have helped a couple of individual builders sell their pre-construction homes however. I do not have a lot of data on pricing for condo developments, however, I will tell you that here, most pre-construction condos start low (at or below market value) and increase prices as the development starts to take off. As you can imagine, the earlier in the pre-construction process that someone buys, the higher the risk, so most developers price accordingly. I am not sure if that answers your specific question or not, but my general opinion is that agents can advise developers about market trends, but they have very little to do with setting the price-point. Can you please do a video covering which areas have been more affected by water supply delivery. Before someone can invest and purchase a property, it is important to know what has been the local impact and how the local cities are planning to tackle this issues. Thanks

I wanted to get back with you about your question. I have not had a chance to research the technical answer but I can tell you that the main areas affected are in Cabo San Lucas and up the Pacific coast. Many large communities are now investing in their own desalination plants and that is helping a bit. Neighborhoods like Ventanas and other ones near and above Costco really struggle. I think that is why the prices there are more reasonable. Are you thinking of a specific neighborhood? I can do some research there if you are.

Hello and I am so sorry for the delay. I have no idea how your question got past me but I just noticed it. In a nutshell, yes, I think Rolling Hills is one of the few places left in Cabo where you can find a gorgeous piece of land with great ocean views for a reasonable price. Buy soon!
