I am living in a small town in India. Here, the small shop owners, and people with high incomes (but not paying income tax) cannot take the money to the banking system. Therefore, they buy plots, keep them for some time and sell it. They repeat the same thing. So, the prices are so inflated that a common man who earns even a decent income from salary or white income cannot even think to buy it. They usually get more than 36% CAGR. It's unbelievable. I am against the system for a reason. The so-called real estate developers acquire the farmlands using all their power and wisdom and develop a little bit and sell it to those black money hoarders. What was farmland yesterday, today it's a plot and produces nothing. What the next generation will eat (I don't know if we will even be able to survive if the same thing continues)? The plot owner waits for another fool to come and buy. The great fool theory continues. These things must be stopped. Thanks all.

This is the biggest loop hole in Indian system and this is largely done by both corrupt politicians as well as grade A officers

Awesome thought.. there's one more point Sir, if you sell a property then you can't keep that amount in the bank for a long time Or you have to pay heavy tax Or you have to keep it for the long term. When you sell a. Property you always will add it to purchase even bigger land and it keeps happening and land stays there without much income. But yes, it's good for the next generation.

Govt should consider doing this.. when govt allow to convert these farm lands to residential lands.. should put a condition if houses are not constructed in 2 yrs.... Govt should retain the power to take those lands back and convert to agricultural lands.. this will reduce speculation in real-estate..

Another important aspect is the stamp duty and tax difference. For property you have to pay stamp duty and other charges at the outset when you buy or sell. When you sell property, tax is at the highest slab (30%), whereas in stocks it's max 20% and 10% if you hold it for more than a year.

I can buy a 1 crore property with 10% down and lock the price for the next 20 years. This leverage is only available in property and the number one reason property owners have and still making money but stocks give leverage for only one day😅
