100k off a 800k home isn't a big discount. Those homes need to drop another 300k to be reasonable. This IS NOT a FIRE SALE. 😆

It'll come next year. Corporations gotta put up a facade that things are still fine like "transitory" inflation. It'll crash next year when they can no longer afford to hold the bag and start desperately dumping inventory at whatever price they can get.

Some of the homes that ended up flooded in recent storms will probably end up being sold fairly cheap. Repairs can easily run into the $100k+ mark for just a basic starter house.

Why would anyone want to take on a $15 000 to $20,000 property tax liability. If I lived in Texas I would want the value of my property to NEVER exceed $200k in value.

I used to live in this area, your daily commute involves running toll roads and if you work downtown it's an hr and a half drive daily with no wrecks or rain.

agreed, I imagine daily commutes from fulshear being more than $200 per month and if you leave at 7 - 8am you are sitting in bumper to bumper traffic

There are hundreds of 1/2 acre lots or larger currently for sale in Houston area for $400k or less. $300k to build puts you at $700k. No need to live so close to neighbors.

Eyy Travis, There are some new constructions on Katy that the builder did not compact the ground. So everytime that rain, the backyard become mud. Last weekend this becomes more evident because the storm. All fences went down because the ground on the pickets were not compacted enough.

Those prices are way too high! Even with the $100K-$200k deductions. Those homes used to be $200-$400K pre pandemic

Not really, although some of the posted price is speculation driven, most of the increases experienced are inflation driven (workers salaries, cost of materials, permits cost, etc). For this type of houses the $400k level would not attract any developer at all, creating a housing supply crisis.

Another thing that I think will affect the housing market is 1) oil & gas prices 2) oil and gas company mergers. The mergers come with job cuts redundancy. I’m an engineer and been in the industry for over 20yrs and we see that down cycle starting. Brace for impact! Yes, I know that Houston has broad industry. However, oil and gas has a massive domino effect 🤷‍♂️

actually that is not true for all parts of O&G.. i'm a Geo.. technical folks are far and few within the companies already.. i see technical work from super majors that i scoff at thats not up to par esp with some of the younger folks that lack mentoring.. you'd be lucky to also find any new hires come colleges.. US grads in geo are far and few..

But majority of employees are from other areas in operating orgs and are deeply affected especially if you are far from the production field since companies are looking to cut overhead costs in any way possible be it outsource it to a consultancy at a lower rate or try and offshore it. In terms of overall budget and headcount geos are small portion of the workforce. So the 4 severe oil price collapse in last 16 years will be like the last 3. There was a time when enthusiasm for the field had disappeared for a reason, people were just exhausted with the ups and downs.

People want to live closer to the city. Those prices are so high, my family has to rent to live in those “desirable” areas. The areas you highlighted are far-flung in the boonies with zero urban amenities. I appreciate your effort to bring to light that homes in the boondocks, post pandemic are not attractive to people and young families. We bought our home in the Energy Corridor and we were in a bidding war with 8 people. Location, location, location.

Houston ISD has been and continues (even up to last week) layoff teachers, custodians, techs etc. But then again, everyone knows HISD had it coming due to their "practices". Fulshear and Montgomery County are RED counties and very sought after.

I bet these houses wouldn’t have been priced at $400k back in 2012 when I moved to HTX. Inflation on display here. They need to keep discounting for these overpriced homes. Unless you can pay cash or pay it off fast within 5 years it is a debt trap.

I bought my 2nd property in August 2022 using VA loan for 685k with rate of 4.375, no down payment, no hoa or mello Roos and my mortgage is only 4200. Also Texas has higher taxes than California thanks to prop 13 and thank god I didn’t wait.

@@bvssrsguntur6338 I lived in older community with no HOA and mello roos and our tax is not as a high as Texas. California Prop 13 limits the property taxes to 1% of assessed value and annual increase.

These builders deserve to loose big bucks. It’s sickening how they cram those huge houses on top of one another. Nothing but greed. I’ve lived in a lovely subdivision in the Woodlands for 35 years. We have huge yards & nice wide streets. And my 35000 sq ft house has quadrupled in value since we purchased it. It’s all inflation which is just about to bring the entire economy down. Fiat currency has ruined the lives of the middle class

Missouri City isn't southeast, it's southwest. Those communities you showed are so far outside of the city of Houston that these buyers would have to drive at least an hour each way to and from Houston if they work in the city. Also the highway into the city from Fulshear is westpark tollway, Seinna has the Ft Bend tollway... So added expenses to get to and from the city.

I live in magnolia, all those new neighborhoods are having water issues too. They are building the communities too fast and the infrastructure cant keep up. People in those neighborhoods were getting like 1500 dollar water bills. It made the news, the mayor said they wouldnt turn anyones water off until it got resolved but they did it anyway. Beware if your gonna move to magnolia. Im looking at the existing home market in the area. Thanks for the info!!

The property taxes in Texas are outrageous. Usually around 2.5% That's over $1,000 a month for a 500k home.

Don’t forget the yearly HOA Fees, you get what you pay for. In my area, we have a non emergency number for police assistance. A policeman patrols our area and parks within the subdivision. Other neighborhoods near me pay far less an and complain that police never show up or they’ll show hours later.

Police are ONLY there to work for the city, mostly "revenue operations", under laws which may or may not benefit you. If you want security, that is your own responsibility. You live in a state where firearms are still Constitutionally protected. Be a man, take responsibility instead of being a woman and outsourcing your defense to another man.

I'm in central Ohio area. They say Columbus is the fastest growing city in the US. It's BS. Because people say Nashville is the fastest growing. Others say the fastest growing is Charlotte. Name any big city besides NYC or Detroit and they all say they're the fastest growing city. Question is, why do they want to 'grow'? Every city is crowded enough to begin with.

My old house 🏡 at 944 Dorothy in the Historic Heights sold for over 500,000. years ago and the Craftsman was torn down now a 2 story monstrosity now occupies its lot….Amazing how much a piece of property can go up in value over the years 😳

These areas are way out of "Houston" which makes sense why its getting price cuts. Most big/major companies are located inside 8, 610, downtown etc. Makes sense the further you go away from downtown, the more price cuts there will be.

Yeah this guys never points out these subdivisions are way far out.. i live close to 59.. not freakn by sennia.. barely seen any homes come on sale in my area.. county also published that year on year (march 2023/ vs march 2024).. prices only fell by a little.. and time on market obviously has been longer ...

My friend lives in sienna, and she got her new house before homes jumped up 200-300 k in value and ended up with a lot of equity. However, these suburbs are not close to “Houston” as in downtown Houston. With traffic It can take forever to get to the city. Also, the established Houston/galveston suburbs close to downtown have been selling homes like crazy. Those near the water are fleeing because of home owners insurance and flood insurance. Manvel is another area with alot of land. Mansions and huge price drops in new construction. Property taxes are like 3.6% which is ridiculous due to the mud tax and not doable Crazy how cheap these areas were 10 years ago. Many people I know are trapped in their house due to low mortgage rates and high home prices compared to what It was previously Even 5 years ago

When people tell me they have to drive 45mins ONE WAY and plus pay toll.. to get to galleria or downtown.. thats way too far.. you just lost probably 2 hours of your life driving each day..

what are you talking about maybe a few days after it rained but it typically super dry. Plus we have mountains, no tornadoes and rare floods. We have beautiful Northern AZ 20-30degrees less in the summer 2-3hrs away. We have Vegas and Socal within 5hrs

I just bought in Montgomery right next to Lake Conroe. For $360K I got a new 2780sqft home on a good sized lot with nice upgrades. Not sure how the builders ever thought they could get away with $800k.

Last time I saw some cheap homes for sale in the Conroe area starting at 130k. They still seem overpriced since they were not being accurate with the description. Great info to monitor before buying. Also, Those areas you mentioned are so far out of Houston it’ll take 2 hours to commute across Houston on a busy date and avoiding accidents is inevitable. The crime is surreal! Have to be cautious wherever you go.

That's because they keep editing the record price downwards. The true record was on their June 23, 2022, housing market report at $399,998. The current "new record" 4 week rolling is slightly over $384,000. The difference is $15,000.

Fun Fact. In Texas, even you buy a home for 500K you will notice that the appraisers are quick to revise your appraisal value into the 600s. In that range your are paying 10-11K in property taxes.

When I was still living with my parents they bought a new house and my bedroom was over the garage. The first morning my dad opened the automatic garage door I jumped out of bed and screamed because I thought the house was falling down. I occasionally spend the night there in my old bedroom and thankfully they got a newer quieter door mechanism but it’s still loud enough to wake me up. And they have luxurious thick carpet. Can’t imagine if it had wood floors. And it is the hottest room in the house.

hmmm. do we really want people in our 'hood'?I keep asking myself, why so much building?where are they coming from? what jobs are going to support this? gentrification for sure. lets hope there are some strong community groups and civic leaders to keep the interloop growth under control. measured progress. This is coming from a girl with many years in Cali but strong TX roots - native houstonians and native texans. food for thought.we call it the bayou city for a reason. those ins co thinking historical flooding in the making and taking those risk calculations seriously.😅

Last savings & loan crash all those homes sold for 70,000 to 125,000 and that was in katy tx right now those homes are 350,000 max 3 hours of travel time from downtown houston

the problem in taxes or Huston property tax is very high and is unaffordable for elderly who do not have savings nest or high income, 350k house you need at least 1k for tax every month , so you should have net income over 7500 a month

Lots of truth in this video! I bought my house at a $50k price cut after it was already reduced from its original price. It was the last house standing, located in a great community of homes up to million dollars, close to downtown, close to a school, events, and paid off within 15 years. Selling is tempting for what homes are worth right now.

It doesn't matter with thee token price cuts. These houses are still overpriced by 150,000 -$200,000 dollars. With tech companies slimming workers it is a big gamble to purchase a house. With increases in property taxes and HOA and potential CDD fees you have no control over. I live in Montana and we have no sales tax so when there is a shortfall the money comes from us homeowners with an increase in property tax.

I live out by the Katy area and I'm happy to say that it is still possible to buy a reasonable home in Houston. Our home was new construction in 2002, 3100 sq ft and we paid $175K. We are just a bit north of I-10, so commutes are not bad either. Today the home is worth $340K according to Zillow. I can't imagine paying 400-700K for a similar sized home in these other subdivisions that are even farther out in the suburbs.

I livd in Pearland, a little south of the Med center. We have very good schools all the way from Elementary to High school and House's are still selling, obviously not like a few years ago amid the bidding wars, but houses are still selling....
