I personally don't do IRR calculation on investments, but I am definitely open to try.

Hardly paralysis! ;) I use key metrics to make decisions quickly. I invest in commercial assets because the outcomes are largely deterministic. All should have well defined criteria for deciding on whether to proceed on a project. Objective criteria leads to quick decisions.

For the part you discussed about managing your cash flow. How do you determine how much is required to pay off the interest? You mentioned you borrowed 200k but only used 180k for the property and 20k to pay the interest.

You can do some high level calculation, also use prior year mortgage statement as an approximate
