My moms realtor recommended I write a letter to the sellers since multiple offers were put in and it could help out. I mentioned about not flipping the house and actually farming on it and that it’s my dream to farm (which it is). Well It actually worked and now we are going to have a 1800s house with a barn, creek, and woods❤️ so meaningful letters do work!

I just sold my house to the family whose life it was going to change....and they did write me a great letter. I got a fair price and I didn't need to look any further, even though we probably could have squeezed out a bit more.

Just be careful to know the laws/regulations in your area for buyer letters. These were made illegal in my area a few years ago when the buyer's market went crazy. Realtors could get fined should they recommend a buyer leaving letters for the seller in the house.

What happened to me was i was helping this older gentleman with his farm, keeping the outdoor woodburner going, he promised me that I would be put in his will. He died suddenly and I ended up homeless.

I'm sorry to hear that this happened to you. Often times the family is just greedy. Unless the paperwork is done by an attorney and signed in your prescence, it's tough to trust people.

The scary part is, I found land like this few years ago, all I had to do per the contract was maintain the grounds, aka a groundskeeper.. I followed the terms and was booted off and lost my possessions, as they kicked me off by court order and said everything, including my camper was there property and since I was young and didn't know about titles for such things, I couldn't prove it was mine etc etc.

Another good way to find farm specific land is looking for farm and agricultural groups/organizations in your state and start going to events and classes they have and you’ll meet tons of farmers in your area. You can meet people and talk to the organization if they know people. I’ve done that here in MN by joining the Land Stewardship Project and they have a monthly newsletter with classifieds with stuff like this.

Problem is, most hay farms are sprayed with persistent herbicides that survive the manure and even hot composting to kill your plants for years before it breaks down. 😵💫

This used to be called "Serfdom" or "Share Cropping". Unless you OWN your land, you have NO RIGHTS. "Possession is 9/10 of the Law.", especially in Real Estate. People can "promise" you all sorts of thigs, but people lie and they may take a better/more profitable option should it present it self, as it their right. 1 acre you own outright is "worth more" than a "1000 acres" you're being "allowed" to be on by means of someone's good graces.

We have a little land and are building our farm. However, there are substantial areas that are largely unused. I would be open to someone using them in exchange for some of the produce. My point is just that this is a realistic scenario.

Using other peoples' land to "put roots down" (i.e. a HOMEstead) is unwise. Imagine 10 years from now getting the boot out of nowhere because the real owner dies, sold, or was booted them self due to imminent domain. Yikes.

Most "city folk" have no idea how big even 1 acre is, or how much work it is to maintain it. Start small. Crawl before you walk. Plus, you're gonna be very let down if you "become accustomed" to having 1000 acres to yourself only to have to leave on day and enter the "Real World" where 1/100 of that would be "a lot" for many people.

I am looking here in NE OH for something like you mentioned about aging farmers. I'm hoping to take over a farm for a non profit animal rescue program that helps hurting people... Would love at least 100 acres with a barn, a house, hay field and pasture, hopefully some woods and water too! an orchard would be a bonus! Would love to meet someone to donate or lease it to us for $1 for 99 years! It's been impossible to find anything and I've been trying for over a decade!

Land is not likely to get any cheaper than it is RIGHT NOW, so waiting will only make it cost more. Unless you're somehow going to increase your income while "homesteading", then it's better to get what you can now. "A bird in the hand is worth two in the bush." Once you own a bit of land, or have some equity, you can then borrow against it to get more land. Rinse, repeat.

regenerative farming... cattle (dexter would be my choice) followed with sheep and chickens in mobile tractors.... 800 acres divided into 10 or 20 acre blocks.... rotating cattle once a day to the next block and rebuild the soil.... leave some woods to run pasture pigs... build a tiny home and butcher shop on the property, hire a butcher, and offer free rent in the tiny home, and 5% of meat sales for the butchering work and sell grass fed and finished meats direct to customer.... that's where I would start on 800 acres

Since the day I was born, my parents constantly moved all over the country... Once, during the 70's they ranch sat a 30,000 acre remote cattle ranch. We had to live in the large ranch house /protect the property from illegals crossing the border, breaking into it, stealing, squatting, damaging personal property... Such a lucky kiddo I was, to hike, ride horses, explore the surrounding natural beauty (even if it was a looooong ride daily, to go to school)... My father restored the old wooden floors throughout the large ranch house. No rent was paid. It was as simple as that.😉 They housed a famous author, in the spare cabin, whilst he wrote his book...so much fun, helping him with his manuscripts. We even ended up being characters in his book too ha ha It was a lot of fun...never let fear hold you back/it never hurts to ask. Many a time, older folk are alone. Their kids are grown/in college, have their own new lives elsewhere....Yes, they need help/someone to watch over/maintain their property. Whilst they reside comfortably in civilization near city amenities. There are options....knowing people can create "opportunities" indeed. 👍 regarding this episode. Folk could use inspiration during hard times. Enjoy your family, keep happy, healthy, safe and 🙏🙏🙏's
