Finally when bubble is about to burst - Eenadu has started talking about it. Otherwise Eenadu always writes a big positive real estate article on Friday evening - almost every week, for a long time now. I strongly feel the problem is not just with the cement and steel prices. Problem is with artificial land prices govt tried to increase working with its big real estate firms. How 10000 per sft price of MyHome is justified - god only knows. One good thing is - IT employees are not becoming scapegoats as they have work from home option now.

If they build house Hyderabad residents it’s better than building for NRI’S who buy as invest than living I hope this the main reason for stock. Pile up who is ready to pay 30 to 50 thousand as EMI and on top of that maintenance 4 to 10 thousand and car and petrol another 4 to 8 and paying bills and food cost another 5 to 15 then comes child fee 3 to 6 and car insurance and health insurance 2 to 3 thousand 50 to 1 lakh for owing a house is a Gud idea to buy and pay for next 10 to 15 years or simply rent for 15000/- and pay 1500 maintenance and still live same life just think guys

As part of WFH, people has invested in their home town, because a>there land prices were low b> bank rates were low c> They understood that at some point of their live they has to return back to home town d> Lot of people has invested already in Hyderabad in plots, flats, villas ..... I heard same from lot of my friends. Not only Hyderabad, people invested in around the country, that's the reason plot prices are increased in villages, mandals, and town of AP and Telengana. Since already investments are made, there is a virtual gap for another investment. All the investors money got utilized or blocked. That impacted Hyderabad... now GO 111 reason added, people are waiting for right time....

Plz save our housing dreams...every time exploitation to demand may not work as per theory, service to demand at reasonable cost may work to keep track of growth Example every where markets fluctuate as per supply and demand , when supply is more then price may drop in shares but in real estates irrespective of it, price increased then market may be effected in following drops 1) construction material supply dropped then it increases the construction cost 2) labour cost increased due to cost of living increased and inturn pulling cost 3) if cost of living increased then customer may save less and willingness decreases , inturn sales dropped 4) Sales dropped means less builder willing to construct apartment and less profits, high cost and collapse of real-estate or stable price of flat is forecasted

If WFH becomes a norm, Hyd will soon become a Ghost town. For flats and independent villas, the builders cannot reduce the price due the costs involved but for lands, they have to come down to get the buyers. The money spent on flats and independent villas of the builders is kind of stuck unless they sell them for good losses.

Prices are unrealistic, too many times middle men sell and buy before it reaches the actual end user. So the price becomes too much for the end user.

Honestly don't buy a house in Hyderabad, it's useless. Buy agriculture land - one acre. Having the greens around you with a small house gives much better satisfaction. Rent a house in Hyderabad for your job. And lead a happy life and work on spending yourself. Rather then stupid apartment with emi of 40-70k.

@@fwefhwe4232 It's more than 1.5-2.5cr if you are looking at a radius of 40-60kms from Hyderabad. Go above 70-110kms.. Since connectivity is at Breeze with good roads. You'll get land ranging from 25 -50 lakhs per acre.

i think this heavy rates are increasing due to comman man over thinking also you can see lots of apartments or plots are getting resale with in 2-3 yrs only earlier this situation was not like this ,so every one is trying to rotate their money in investing real estate ,so due this reason also heavy prices as mostly said for comman man staying in own house is dream come true but this is not correct now a days mindset has changed staying in apartments max to max upto 10yrs ,and then shifting to villas or greated community flats , so this kind of mind circulation also played some part to increase this rates

Need to drop down the Building Material costs, Stamp duties,GST and the reform of the Market Value System like Genuine Price of the property to b recorded in the sale deed from the Registration offices by reducing the stamp duties and GST. Then, the sales improves by getting more Home Loans. Black money also decreases in the Real Estate. SIMPLY INCREASE OF THE PROPERTY VALUE WILL NOT USEFUL TO THE COMMON MAN 🙏
