Hi Pat. We did exactly what you suggest. We bought a 20 acre tract in mid South Carolina (we live on Pa) last year. and can't wait to get started to manage the property for deer. Plans are to hinge cut the back third of the property for bedding area, to prepare a food plot in the middle, to add a couple water holes, mock scrapes and to enhance deer trails to move the deer where we want them. Last fall we hired a contractor that used a forestry mulcher to cut in some shooting lanes and also to open our food plot area. The fun of working on the land will be starting shortly. We even plan to plant some fruit trees.

I bought my dream home over a small lake. Happens to have 5 acres, 3 acres wooded. It’s the best deer hunting I’ve ever had. 1-2 bucks a year are regular daytime bucks that would put the deer in my region to shame.

My buddy owns 80 acres. He's hunted 2 acres of it and got his tags filled every year.

Me and my wife did the same as you talked about. We bought 40ac last year and come the first of 2021 we will be buying the neighboring 35ac for basically the price of the timber on it.

In reality, much of '(smaller-)small acreage' hunting is purchase of a plausible base for trespass. Many hunters with smaller-small plots (

What is the best type of land to hold for multiple years to gain the MOST profit. Looking to buy a land with ton of Acres alongside a massive amount of profit in the long run. Looking to hold land purchases for Atleast 10 years.😁😁😁

Is it safe to hunt on anything less than 15ac with a rifle? South Texas is where I want, but land is going fast!!

I would say the best thing to do is hunt from a stand if able to help with trajectory! Aiming down is always better when it comes to flat land on smaller parcels!

Awesome video, very natural rapport...I found multi acres deals that ask for a relative small down payment {2,500} for 40+ acres. Is this real or possible?

Hey! If someone is offering owner-financing they will have a variety of down payment amounts depending on who you’re dealing with. The ongoing terms of the deal, length of time, interest rate, lack of prepayment penalty, and overall total purchase price are the main things. And be careful using a Land Contract or Bond for Deed contract if you’re buying an owner-finance deal. They are legitimate docs (in states that haven’t banned them) but they do create an opportunity for unscrupulous sellers to potentially take advantage of unsuspecting buyers. I just looked at 6 acres that I really want but seems priced too high. What is the going rate per acre for hunting land? I'm in Michigan

Hey! Man, I wish I could give you some good info, but I don’t know squat about prices in Michigan. Small hunting tracts are typically priced pretty high because so many small tracts sell for home site use and other people think their small hunting parcel should bring the same price per acre. But a tract that is suitable for a home site should usually sell for more. It’s hard to get people to see the difference. They think an acre is an acre...no matter what its best use is. Keep asking and looking in your region and you’ll get a feel what range small hunting tracts usually sell for. Keep in mind you’re looking for a range, not an exact amount. There are too many variables to nail down a precise price. I try to help people think in terms of price ranges. Good luck to you and Merry Christmas!

Depends where your at in MI, I’m in lapeer county and it’s anywhere from 6-10 an acre. Also depending on location if closer to a town and what not from what I’ve experienced. 👍🏻

Hey! 1 acre could be a stretch. I do know some nice tracts that are under 10 acres though that the owners enjoy deer and small game hunting. They have some larger blocks of timber joining and nearby that helps the wildlife backup. Have a nice weekend!

harvey weinstein it’s all on location. You won’t keep deer on tiny parcels but if it’s a pass thru then I’d hunt it no doubt.

I have over 11 acres and it's adjoining the WMA land. As he mentioned If you buy 1 acre that's adjoined to larger lands then you may get some hunting done grant it you setup the hunting spot right or you get some good deer traffic.
