What about if the landlord does not live in UAE ? Mine lives in Saudi Arabia and the real estate in charge of my apartment refuses to give me back the security deposit ? Thank you.

Hi! How can I kow if I have chances to win. I wouldn't want to open a case and spend even more money if I don't have a chance to win. Basically the agency wants to keep a large amount of money for something that was not in the apartment at all when we first moved. But I don't have any proof as when we rented 8 years ago there was another company that managed the building. It is agency's word against mine. What can I do? I would really appreciate your help!

How much did you totally to open a case with all the required fees? As I understood from description it was 500 from the beginning (as a fixed amount to apply) and some additional fees ... all this money you will receive back from landlord plus your security deposit , right?

I paid around 1100 AED in total. And yes, it's claimed back to be paid by the landlord.

Mine is an early termination issue due to uncooperative landlord regarding issues in the maintenance of the house. Wasn’t able to move in the so gave the early termination notice. Now he doesn’t want to return the rental and security deposit and. Please connect , if you know best solution, plz connect. Thx

The real estate company had deducted more than 1k from my deposit quoting as repainting charges. Initially, i had asked them to visit the apartment while i check out and see for the damages etc,if any together.They did not and later just deducted the amount without any notification.Following up,they said its for painting. I asked them for a receipt,multiple times but they did not reply, neither took my calls. I visited the apartment after a month of the deduction to find that they have not repainted the apartment.I took a video for the same. Anyways,now i am planning to visit rera.Please do enlighten if i am doing the correct thing as its been 5months to the incident. Any valuable suggestions will be appreciated.

Hi, We got stranded in India and our tenancy contract ended in the month of June and we r back to Dubai now and we sent a mail to landlord agent to extend contract for 4 months from april.and now we r planning to vacate the apartment but agent is threatening us to stay here for 3 months

Hi boss Really I need very big help from you I got apartment five years back then I paid security deposit 2400 End of December 2023 I cancelled the apartment and submitted keys and dewa clearance But apartment got some painting issues and un cleaned After 15 days land load inspected the apartment and not giving security deposit Ashwell they are asking more 15000 and for repair and painting They threatened me that you have to pay this otherwise we will file case They are threatened like this What to boss

Hi can you share the detailed court order that was delivered based on the proofs and documents you submitted as I assume you have a strong case to prove we are approached by some other real estate company other than which entered into contract for renting and now claims renewal is pending 90 days prior via mail whereas I have received a whatsapp message yesterday from the agent's wife who originally gave us a tour of the apartment, stating we would not like to renew the agreement. But no reason is mentioned by her in the chat and its contradicting to dubai rental laws and completly opposite of the new agents email seeking renewal. Also, I would like to highlight that this lady had promised to get the apartment cleaned and get missing curtain holding pins and fix the worn out and filthy curtains, if I finalised it and paid the amount outright which I did. Once the ejari was prepared and cheques were issued 1 cheque payment and commission and security deposit along with full ejari fees was paid. Not onoy when I reached the apartment to see if the cleaning is done to my shock it was all filthy and the personell who were there to clean it were worse than sloth and lazy not ready to do a single job, the agent refused to provide for the curtain clips too all these was agreed but when I asked the agent to refund me the half of fee I was made to pay on owners behalf he refused bluntly and started using foul language. Then I had to arrange professional cleaners to handle the situation and also got the AC vents deep cleaned and chimneys and drains were too cleaned by me and my brother. Also the time the agents cleaners had come I have recorded and shared the videos and images of the same to the owner and the agents email id. Its a new country for us and don't know how to go about auch situations when such negligent behaviour is not only annoying but also financially draining when already high rents are coupled with dishonest behaviour of agent and sheer ignorance of hardship by the landlord. We managed to find the owner over linkedin and got in touch with him. Though he is aware that the signatures on the tenancy agreement is forged by the agent himself. I think there is no POA. I want to continue rent agreement but these people are fooling me . Plz Help
