There are more ins and outs than can be discussed in a short video or comment section but here are a few clarifications and additional thoughts on this project. All residents are interest owners in the farm LLC, although we still have to work out how to tie this required interest to the lot deed (in absence of an HOA), and determine the minimum percent ownership to require. Although there are other community ownership models to utilize (e.g., cooperatives), this model includes separately deeded lots and ownership interest in a professionally managed land project (farm LLC), without the obligation of individual owners to be responsible for daily farm tasks. (Skilled) human labor is typically the weakest link in broad-acre permaculture systems. As such, we assumed for the scaled model that residents won't be expected to be involved in the regular/day-to-day management of the farm property (although they have access for recreation, foraging, spiritual respite, etc.). We aren't promising a bunch of market gardens and intensive orchards since these require higher inputs and are better suited to a suburban agri-hood model. The core farm enterprises/land uses for any RCD project are selected to require minimal labor inputs (e.g., intermittent forestry harvests, management/harvesting of agroforestry crops, etc). Voluntary work days and secondary farm enterprises that fit the overall land values are supported but not required. Depending on the extent of existing pasture and open land on the parent tract, capital farm investments may include strategic outlay of perimeter fencing and water lines to support a holistic grazing business run by qualified ranchers. Sheep ranching is our personal farm's mainstay so we understand the value of a good, long-term lease agreement and adequate infrastructure for sustaining this enterprise. One of our goals is to provide a solid land lease situation to a next generation of regenerative grazers to help them get started. Ultimately, this is not a one-size fits all model and each unique project is adapted to the land, native ecotype, and the people involved.

We wanna do it but love south out of the snow of Michigan so we can grow year round atleast cold hardy veg we love tennnesse and nc sc area we’re saving and my side business the incomes goin into savings too

@@JoshSattinFarming Have you checked out Flock Finger Lakes? They have a KZbin channel and are doing something kind of similar. They also made a video at an eco village in Ithaca, which is long, but very well worth watching, as they address a lot of the concerns commenting folks have here about conflict resolution, legal challenges, etc. It was so interesting to watch because they created their model decades ago now and it's still thriving.

Same, especially here in the desert southwest! There are Proof Projects in our region that show that the desertification that has happened here over the last 70+ years CAN BE REVERSED and the landscape & resources RESTORED!!! I want to be one that demonstrates that REALITY!! 💗

This is pretty close to what we’re working on in Middle Tennessee! We’ve got a couple dozen folks combining budgets and looking for large lots to be subdivided into smaller homesteads.

The neighbors target practice welcoming them to the neighborhood is pretty funny. Ah, the idyllic country life. When you follow up it would be nice if you could get them to explain who is doing the work on the farm, who is getting paid and how that's determined, who foots the bill if revenue doesn't cover expenses, and conversely how profit is divided if things go well. It's also a little confusing that they started off talking about a theoretical 12-14 unit concept but the model they're actually implementing only has 4.

The 12-14 unit model is what they determined to be the ideal size for the model. They are doing this 4 unit one for their family and friends as a trial run or proof of concept.

This is interesting. I'd like to see how they require participation. Will there be a farm store? Will working in the farm store be a satisfying requirement for living there? Obviously this is a collaborative effort, but how will the collaborative requirements for living here be laid out? Working for "the farm" as a worker under the LLC? What will the agreements on the collaborative overlapping enterprises look like on the same property? Can someone be fired from "the farm" and what consequences would that have on them being able to live in this neighborhood.

Wow…I really hope you follow up on this Josh! I am trying to start a market garden right now, but having trouble finding land. However, I am aquatints with about six families all trying to find land for various reasons…some want to raise horses, some want to raise chickens and cows and pigs, some just want to bug out and live in community with like-minded people to live a self-sustainable lifestyle. The question I am trying to answer is, “how do I get these people to talk and see the value of joining forces?”. I can, I will, I must figure this out! Any feedback you have will be greatly appreciated.

So awesome! My one question though I why would they only plant 1 type of tree? There seems to be no biodiversity

Are you referring to the existing loblolly pine? If so, the "regenerative" aspect of the forestry component to this project is the gradual transitioning of a pine monoculture to diversified hardwood overstory. Although the logger did a pretty good job saving some hardwood specimens during the first thinning (e.g., white oaks, tulip poplars, hickory spp.), most planted tree species (other than those that volunteer) will be installed after the second thinning. The remaining pines (which serve as protective canopy for the understory establishing trees) will probably be selectively harvested and milled onsite by us over time. One of the management goals is provide enough sunlight to the ground to support an herbaceous groundcover and shrub/small tree understory while still keeping a primarily forested landcover for mast, lumber/firewood, microclimate, ecological habitat, etc. A mix of summer flash grazing by sheep, controlled burns, forestry mulching, and hand management (chainsaws, chippers) will be methods for managing the vegetated understory. Agroforestry models will include a mix of alley cropping, parkland silvopastures, forest farming, and riparian area management.

I only know of something smaller scale that has some sort of legal structure. Called Reevis Mountain School of Self-Reliance in Arizona. The community members don’t live there full time, they visit, but an old man named Peter Bigfoot built the retreat center/school. He is a recluse. The members can bug-out to there in a shtf situation.

Great idea, but sounds like a logistical nightmare that will add a lot of stress to the financial outlook where cash flowing long term rental units from profits of the farm seems like an easier way to get people involved. Even building short term rental cabins for agro tourism would be a good way to bring this vision to life.

Something doesn't sit right with me about this model. I personally hate H.O.A's. Someone telling me what I can and can't do with my own land rubs me the wrong way.

I think the concept could work if you can do anything agriculturally you like with your own land, but a community agreement is necessary on the management or usage of the community's communal designated agricultural land.
