It can be managed with property managers. But Personally, the furthest I believe your real estate should be is 1hr away with the exception that where u live is too expensive and u have to look elsewhere. In that case, u will need a property manager you u manage yourself some way.

what kind of debt and maintance /repair load would 30 houses look like ?? 30 X400=12 million in DEBT that you have to pray tenants will keep coming in and pay.. and you can get that level of rent. or you are screwed dave ramsey style

Settle the debt and then if need be take a loan to start a business
