Divide square footage to price of home listing sites normally tell you price per square foot. You'll find a couple worth $135 per sq/ft then you'll find a new listing that is $97 sq/ft that's the deal get pre approved so you can hop on the deal

They have not committed to buying the house just by purchasing an "option to buy" contract. Committing would mean they sent a down payment to escrow and signed closing paperwork to actually purchase the property.

Buy from a wholesaler or just buy on the mls (local realtors)... plenty of deals out there. 2 take his course for his exact methods 3. Talk to a real estate attorney... one that specializes in this kind of deal. They can draw up both your lease agreement as well as your option. The first down payment will cover it plus more.

Kris, I still don't get how this is better for you than renting out a property. With a lease option you give them the house at some point, instead of collecting rent for the rest of your lifetime. He didn’t talk about it in this vid but for a first time homeowner you can actually get a down payment from the bank with only about 3% down, so it cost him about 5000$ to get the mortgage from the bank

Why give them the option to choose? Why not just ask them the most they can pay and get both the 7000 and 1600 a month? You might get higher for both if you just let them tell you.

For example, I bought this house last week (in 2019) and I'm trying to rent out this house with 2 yrs lease option.
