This was certainly valid 10 years ago but in Canada, especially Toronto cosmetic matters. Furthermore pecific niche homes like luxury century homes are very much affected by decorative embelishments. Most poeple do not have an imagination and sometimes when they see a home they cannot envision the potential of the space.

Do you have a video that covers added value of a pool and shed? I have a big pool and a fully insulated with power and window unit air conditioned shed (15 ft long x 11 ft wide x 11 ft tall with storage in the attic) in the backyard. There is an identical house for sale in the neighborhood with no pool or shed that is selling for $309K. I am going to wait to see what it sells for but wanted to figure out how much to add on our house to their selling price. FYI, we are in Plano, TX.

What if they haven't made improvements in the last 15 YEARS (aside from paint). Carpets are yellowed, bathrooms, kitchen, windows, fixtures, roof is old, siding is patched.... Just... Absolutely EVERYTHING is outdated and yellowed. Surely there is a limit to how much the current market can bring up the value of a house before renovations are a necessity, right?

RBastien use it as a down payment for a house, rent it out and that’ll pay mortgage, pay some of your own money towards it and you’ll pay it off in about 5-10 years, the house price should go up and you’re still getting rent money

Ok I know this video is 3 years old but I’m just now seeing it. But I think your math is wrong, the net on both is 40k, because if you leave it without investing the 10k, that stays in your pocket. So when you you sell and make a profit of 30k, that 10k you didn’t invest will net you 40k. Just like if you did repair.
