Hi. Great video! I'm planning on moving to Montgomery (or Delaware/Chester)county this year but the taxes in PA are a bit confusing compared to Nj. If i go to Zillow and see a house listed at around $450k, taxes end up a bit too high ($9-11k) in my opinion when using the total mileage rate (county, school district and township). I wonder if the assed value of the houses are capped or simply behind current market values. Thanks for any help

You are correct, assessed values are almost always lower than market. Even new construction is typically assessed at 92% of the completed value. But, that can differ per county and school district.

I would recommend not coming here at all but if you insist I would recommend Newtown, Yardly, Bensalem and many other towns just do your self a favor and stay the hell out of Philadelphia or Pittsburgh unless you want to put yourself at risk of danger if so then you might love it if you love Degeneracy.
