What a highly informative video, short and to the point loaded with valuable info. I should have watched this a long time ago, I realize my 70 year old block bungalow needs to make space for a new home, instead of adding onto it and renewing all electric and plumbing plus changing the lay out. This way I can have exactly what I want and you are so right about builders not wanting to bother with extensive remodels, it’s not picking and fiddling when you can have an all new home, which is of course another big plus, instead of a remodeled 70 year old one.

Good video w facts. Q: In a County (not in City limits) with few local building permits, inspectors, & rules, how does the GC get New construction (post teardown) re- categorized as 'Built in 2024'? And if the existing foundation is used (and new added foundation) would that negate or impact the 'new construction ' year change? TIA

glad you liked the video, and thank you very much for your comment. 🙂 The tricky thing is that a house can be categorized as "new" by your building department even though the entire foundation and much of the roof and wall framing are reused. Each jurisdiction has their own rules, so please take the time to check with your local building department to see what are the thresholds for a "new build" that will then trigger code compliance with all current building codes. It can be a costly mistake to be just above these thresholds and then be faced with costly code upgrades throughout your renovation project! When selling the home, at least in the Bay Area, a property will not be listed by a Realtor as a "new build" unless it is in fact a complete rebuild with all new foundation and framing. This is true even if an major remodel is categorized as a "rebuild" by your building department as noted above.
