You have a good plan - Sealing things is important to prevent dry rot and bugs as well as birds getting in there. Don't forget a lot of good advice you receved related to the size of rooms. Remember also that your beloved Grandfather entrusted you with a piece of family history. Be careful of what you do. Many of us mentioned about load bearing walls. Remember that the load goes all the way to the basement. Leave the fireplace. It adds value and charm to the house. The wondow look beautiful, Cole. Nice job of that. Get the siding on!!!!

I guess Iowa has different building techniques used. It was always customary to wrap house wrap into the window and affix. Once the Tyvek was in place, either 30 lb roofing felt, or now Zip Tape from the bottom to the top to shed any water that may make it's way inside. It's a lot of work installing arched windows and getting a good fit, but look great once installed. You guys did well. If you have any other demo projects, build a frame work truss from the old lumber and nail up some of the old tin you have laying around to use as a sliding board. Park the truck or a dumpster underneath and drop the debris in for the trip to the bottom. Beats picking up trash and nails from the lawn.

We have an old house the same age as yours and have been modernizing it over the past few years. After about 15 years of using window air conditioners and a boiler/radiators, we decided to put in central air. We went with an all-electric geothermal unit and removed the 1000 gallon propane tank from our back yard. Going with geothermal made it so we don’t have any condenser unit sitting by the house and it is a fascinating project. We live in a small Nebraska town, so our geothermal system consists of six 200’ (down) wells. Since you likely have the ability to bury tubing 10’ down and 100’ away from your house, you could probably do most of the ground loop on your own. You also mentioned taking out your chimney, which is something we did and it allowed us a nice way to run new electrical and plumbing (for an attic HVAC unit which works with the main system). With your attic, you could likely find some creative ways to run your ventilation to upstairs rooms and take care of your main floor and basement rooms with a system in the basement. It’s a heck of a project, but you’re young and ambitious! Good luck and feel free to reach out if you have questions.

@organbuilder2723 жыл бұрын
Bet DC is sad to his the room he lived in as a child wiped out. The house is NOT going to be restored. It is going to be radically altered. Yet. Cole must take care of the problems like unsafe electrical systems, bad insulation and inconvenient bathroom plans. Let's see if he gets all that finished, makes his one master bedroom and then really restores the rest of the house as it is. He has a beautiful turn of the century mansion, obviously built by someone with a lot of money and likely designed by a famous architect. It is the historic value of the house that should be maintained while Cole is making it a bit more livable and comfortable.

My Brother-in-law and I renovated an old house in upstate NY. The floors were week like that one also. Other than jacking up the house in areas where it was sagging we installed a few more support beam and then nailed 3/4 plywood to the entire floor area and it was solid. Luckily he owned a glass business so we replaced every widow in the house at cost. The yard was an overgrown disaster so we completely ripped that out and landscaped. All the neighbors were coming over and thanking us for fixing up the neighborhood eyesore.
