Ignore the fact that AirBNB has taken up inventory. Ignore institutional investors, and REITS manipulating the markets. These investors are taking advantage of places with low regulation.

I am priced out of the market. The rent here is 1,400 to 1,700 a month at an apartment complex that I used to pay 500 a month for a 1 bedroom and the two bedrooms used to cost 650. This is the state of Mississippi

It's crazy in Missori too. My former 2brdroom apt now rents for $1200 A MONTH. i paid $745 a month 2 years ago. I bought my condo just in time it was only located a block away.

I was renting in Tarzana,CA in 2019 to 2020 during that year I started the process of looking for a house. I started in January 2020 and didn't move in until December of 2020. Since I've bought the home, the value has increased. I havent worried about the house price because I wasnt ever planning on selling the house ever. From my POV I got in the market before the crazy appreciation. I feel for the folks who are looking because it takes a while if you arent going all in cash, but it is well worth it imo.

I have been coming to Mexico, mainly Acapulco since 1962. I do speak Spanish as a second language. I moved permanently to Queretaro, Mexico on 11-2-2021 at 79 . I moved because of the deadly crimes and the rents, utilities etc. taking almost all of my retirement income. It is safer, beautiful and cleaner here, and $850 per month less expensive. There is not any shortage or limits on food, and I use home delivery, as I did in the USA . I use Amazon-Mexico to order the foods, that i miss from the USA, and are not sold here. Grits, Louisiana hot sauce, Hormel Beef tamales, Libby's Corn Beef hash, Red chili flakes, and Campbell's chicken noodle soup.. Pork is all that I do not eat, and I cook 99% of my food. Butterball has the best turkey bacon! The earthquakes were the deal breakers for Acapulco, but I will always love her. Grilled Red Snapper and Pollo Felez are my favorite foods, that I order for take out. My apartment has a fantastic view of all of Queretaro, all utilities and WiFi, maid service, and 100% furnished with everything, and a beloved king size bed, like at home. I am working on my temp retirement visa, since I did get 180 days, but at this age, I do not want to do visa runs, and never know how many days I will get. It is better, if you can to get the temp retirement visa. God bless the world,and please behave. Hands are for helping and not hurting. Put a d before anger, and you get deadly danger. Do not argue! No one can ride your back, unless you bend over. Only the strong survives. Treat everyone, the way you want to be treated. Karma never loses an address, and we will reap what we have sown. After looking for over a year, I finally found a home to purchase in 2019. I knew if I waited just one more year, I would be priced out of the market. My monthly mortgage for a 4-bedroom, 2.5-bath home is less than it would cost to rent a 2-bedroom, 1-bath apartment. The house is a little too large for just me, so I rent out the two back bedrooms. It turned out to be a good decision, because that extra rental income helps me reduce my debt and get the house paid off quicker. Plus it's nice to not have to worry about rent increases anymore. I feel for everyone who is dealing with rent increases while their wages remain the same. In my region of the U.S, it takes a single income of about $100k in order to purchase and maintain a home, and even then you sometimes find yourself looking for side gigs to cook up some extra cash just to be comfortable.

Another reason is in some places, people being allowed to stay in rental houses without paying the rent. For each one of those, that's a house that is off the rental market.....and one that will make back that lost rent on the next tenant and to compensate for possible gov't interference again.

I'm not in the US. I'm in Ontario. We get very similar problems in our area. Rent has gotten inflated. Prices are too high. Landlords are asking too much for too little. The value is smaller than the price of the rent. Even old apartment buildings are asking 1800 for a small 1 bedroom, the same price as a new 1 bedroom apartment in a new building down the street. Old outdated buildings are trying to take advantage of the crisis, by pretending they are of the same value as a new, updated building. For the person looking to rent today, the price being asked for is not what you get. These are rip-off prices. So, I am staying put for now. I currently pay well below the average rent and I have a good relationship with my landlord. Sure there are some minor issues here and there, but I am avoiding the whole issue by keeping my current apartment which is quite stable. I am not renting within a house, which is good because houses get sold and that can make life difficult for renters. I am in a multi-use commercial/residential building where long-term rental is much more feasible.

Notice how they only refer to major metro areas. How about the prices of suburb towns lining those big cities? Prices have gone up way more than 40% in the past couple years.

I should've bought a house when there were more affordable housing options, we live in a small town and rent isn't bad but it is going up, and now all the homes cost 2 to 300k which is ridiculous, ive always paid my rent on time didn't need pandemic help but now our landlord is wanting to sell the house we are in, so we don't know if the next person will want us out or increase our rent, our rent in just rent alone is $1k a month, not including the pet deposit, or having to pay all utilities or that it's an older house and most of the appliances we had to get ourselves, and we do all the yard work and snow removal and while it's a single family home and has a descent driveway and has two bathrooms, it is a fixer upper, we don't have an actual garage, we don't have central heat or AC

How can there ever be "affordable" housing when the very cost of materials is inflating? Add to that the leverage folks in the trades have now to demand increased salaries. Seems to me, the only way to build affordable housing is if the government is the buying entity, buying in bulk and able to negotiate a sub-market price for materials.

Yeah cause the government would do a great job with that. They can’t even run usps efficiently. I worked for a Oregon state hospital as a temp and I was in charge of their employee state issued cell phone plan. They had a monthly phone bill that totaled $41,000 for about 750 employees, the best deal they could negotiate was $54.86 per line with a pos old outdated device, .5G of data and 300 minutes per line. My friend who works at t mobile was able to get us unlimited everything with a free new iPhone for $9.86 a line. The state wouldn’t go for it. Also out of the 41 thousand dollar a month phone bill Oregon state hospital was paying 23,000 of that was for phones that had absolutely zero usage for over a 12 month period. Literally you couldn’t flush that much money down a toilet if you tried. It wouldn’t happen. Blows my mind how fucking wasteful the government is yet people still look to them to fix stuff. Everything they do turns to shit and the more the “help” the more you’ll see the super rich profit and the middle and working class suffer.

One of the things I've learned in life is that rents ALWAYS go up, up, up. Any renter who isn't looking for a house somewhere in the USA that they can afford is a fool. There are plenty of places here where incomes and housing affordability are in balance. However, if the hipster nightlife and trendy cafes are something you can't do without, then enjoy your tent and stop complaining.

I rented a place outside Austin, Texas in December of 2020 for $1,387 per month for a 2bd, 2bath. The same floor plan was listed for $2,200 in less than 1 year. How are people supposed to make it? I am not paying that much, but my rent increased significantly when it was time to renew my lease.

@@MrPrettyBoyChina It is not as inflated as cities such as Austin. The average American can't afford to live in Austin, Seattle, NYC or Miami, etc. Unless you make the large income for those expensive cities, you need to move further out or to another affordable city.

I'm paying less than $1800/month on my mortgage, while building equity. Renting is a bad idea, at the end of the day you're left with nothing.

But can you maintain the property at the level you purchased it or will it degrade over time because you can't afford the proper repairs? That's what usually happens to most people. After 20 years the house is falling apart so be sure to maintain it and it will cost a lot more than $1800/mo if you do it right.

@@TruthSeekers369 We can afford a house 2-3 times more expensive than this, but we are downsizing in preparation for retirement. There's a lot of extra income available for repairs, but the house was in pristine condition, so for now we just pay extra towards the principal.

@@goupigoupi6953 - Why do you have a mortgage? That means you cannot afford a home 2 to 3 times more expensive if you still owe on the 1st one. I own 18 houses and none of them have a mortgage. Not bragging just making a point that having debt and thinking you can afford more is not the way to think. Get out of debt and then talk about what you can afford.

@@goupigoupi6953 sounds like you did really good. R/E is a great hedge against inflation. You’re better off using the banks money at a cheap interest rate rather than paying it off. I own several houses… 7 of them are paid off, but with interest rates near historical lows vs the current inflation, that is not transitory… the smart money’s s borrowing. You are still able to get a right off too…so your $1800 a month mortgage is comparable to renting for like $1400 in rent, and your paying down your balance by like $7k every year. I set aside 1% of the home value for home repairs. This is more than enough to cover average annual maintenance costs. Congratulations on your great deal.

Refinanced from a 5% rate 30 year mortgage back in April 2016 to a 2.79% rate 20 year mortgage back in March 2021 in Mansfield TX. With the crazy housing market out there, I'm comfortable and staying put.

How high does the rent has to go, before Landlords run out of renters. What am I doing? Well I have 2 options in Tampa. Since I hate living in a motel, a second job, or selling my car and buying a minivan and save up for a down payment in a couple of years. That minivan is starting to look awful tempting. I cannot afford to rent here even though I make almost 50 thousand a year. I was actually paying 725 a month in 2021, before my place was sold. In 2017 I was paying a whopping 425 a month. My places are usually all right, crappy place, affordable rents, great relationships with the Landlord (excellent rent paying tenant), then a new owner comes in and everything goes in the toilet. Although your video sucks, I gave it a thumbs up. You are great in providing the facts, it is just the facts sucks.

Not fair, the property taxes are out of control. I live in Texas, our taxes went from 3400 to 6000. I'm disabled so I got 500 off , it's down to 5,400. Still too high.

And it’s not just the rent. Application fees, Administrative fee, Deposit, animal deposit and additional pet fee and monthly pet rent, storage fee, parking fee. I could go on. Each fee is hundreds

Landlords now must factor in a possible rent moratoriums (local and federal) into the risk calculation when setting rent prices. That alone is likely worth a 20-30% hike in rents. You can thank your freeloading neighbors next to you than went 24 months without paying rent due to "covid hardship" for YOUR rent going up 30%. Tenants will always pay in the end.

The postal service told our apartments that the mail boxes needed to be replaced or they wouldn’t deliver mail. There was nothing wrong with the mail boxes. But guess who paid for that in higher rent.

Well, rents don't always go up with home prices. That has been true in the US pretty much. But in many parts of the world home prices have gone very high while rents have gone way down or stayed very low such as in China and SE Asia. For many years speculation has driven up prices which caused more and more building. People buying 3, 4, 10 properties. A widespread belief prices would just keep climbing. That created a lot of empty housing so rents are very low. In the Philippines a $400k house might rent for $300-400. Filipinos look at property much differently than in the US. Never underestimate people to insanity. As you might have heard some Chinese are learning prices don't always go up.

Great content . I am doing a great service for my tenant . I did not raise the rent since 2020. For a 2 bedrooms condo. In Freeport . Rent currently is at 1,450.00 a month . I am not making just enough to pay property management company 9% my mortgage, and HOA'S fees . per say but I rather keep it low because my tenant he takes good care of my house. After that , the return rate is like 50 bucks left . But its doesnt matter to me I rather keep good tenant in . Also, I rather not leave my condo empty either .

Seniors on fixed incomes will suffer the most. This is not okay to have seniors kicked out of housing to the streets. Nobody is doing anything about this. We need more senior housing close to hospitals and stores so they can remain independent

08-2012 home prices retraced 40-50%, but rent flat lined then went straight up, still uptrending to this day . Which is why Im not concerned if a crash happens because people still need homes even more in a time like that . ( not that I believe it will , I think next ten years til 2030 are going. To be great for anyone with RE portfolio ) I honestly think people focus too much on the price of an asset and not enough on its rent to value ratio or cash flow potentials . People who buy and flip in my opinion are doing it wrong, should not be looking to create taxable events , you could simply still realize these gains by 1031 exchange into more real estate = more cash flow, also more possible leverage one could heloc against ( one would have more leverage with 1031 exchange compared to someone who sold and got hit with capital gains , not to mention that cash is no longer making money from that point on ) Also all the write offs you get are another incentive , especially if you qualify as a professional status RE investor, your business income could be near taxless

Buy and hold is the way to go. Only reason to flip a property would be to acquire more property to keep rented. People fixate on crashes way too much, they think they will buy when the market flops. When the market flops no one wants to buy lol, or you can’t get a loan at that time.

There was a 3family in my town that hit zillow on saturday for 300k..by Sunday nite that listing had multiple offers There was another 3family in my town that hit zillow on friday for 400k...by Monday that listing has multiple offers Investor owned properties in my city increased from 1% of total to 5% and since they are ALL CASH there is no letup I dont have data for 2022 but in 2021 alone average rents increased 1% per month

Some people pay $25,000 for a car and have it paid off in 5 years. Double or triple your mortgage payments monthly. Own it outright in 5 to 7 years. Also if you get tax refunds throw those on it annually.

How did you get burned, if you would have held the asset you be up at least 40% even if you bought right before the 2008 recession. Home prices all of the country are up sharply above their pre 2008 levels.

As soon as my lease is up in 3 months, I am getting out of the clenches of the land "lord" for good and not going to even find out how much the rent is going up because I don't care. I am going to sell all my furniture and buy a travel trailer and park at a nearby RV park for a whole lot less. No more being locked in a lease and I can leave whenever I want! Goodbye Mr. Land "lord"!!

so what happens when you're an investor and your charging Higher rates, because everybody else is, and the people that you're trying to Target can't afford your price. do you drop the price to get bodies in the house and then Jack the price up when its time to renew the lease. smh😢 sounds like greed to me.

Wouldn't there be a point where you just can't afford these hikes? Who is crazy enough to pay these ridiculous rent prices? I know people don't want to live on the streets. But working 60 hours a week and nothing to show for it, is ridiculous. You have other bills and obligations, plus have to eat as well. Roof over you head for the first 120+ hours of your working hours in a month, is kinda crazy. Especially if it's taking 140+ working hours in a month to keep that roof over your head.

I think we are going to see more breadwinners 2+ living under one roof. The days of living the single life paying $650/mo for a 1 br apartment are OVER. You need to either get married or move in with a relative/friend.

You can get what’s called an investor loan. Usually it’s a little higher interest rate but as long as the rents will cover the mortgage and utilities you can get approved for it. I had to do that on my duplex I bought but it worked out and still cash flows even with a 1.5% higher rate then my other rentals.

Move to a safe and less expensive country, for many include all utilities, WiFi, !00% beautifully furnished, and maid service all in the rent. I just moved to Mexico.

Their lying about the statistics just go to google and look at local apartments. Prices range from 2,300$-3,500 a month. We’ll at least out here in Cali.

Renters who want to become homeowners should explore rent to own options. It's a win win for landlords and tenants. Landlords don't have to worry about repairs, real estate commissions, and make more money than traditional renting. Tenants are able to save money for a down payment, because part of the rent is saved for the purpose, get into a home with non traditional financing, lock in rental payments, and make improvements to what will be their home in the future. It makes no sense to rent when you can own.

Rents aren’t only going up in the US. It’s all over. Australia and Canada are even worse. I own a vacation home in Rosarito Beach Mexico. Local rents are even skyrocketing there too. The world is tied to the US dollar. When things go bad for us… it goes worse for everyone else. Even China’s economy is currently a crippled mess as well.

Well… average rent back in 2000 where I live we’re at like $900 a month. It’s been over 20 years and it hasn’t gone down to anywhere near those levels. When will it go back down? During the Great Recession. Rents receded very little, cus all of those people losing their houses needed a place to rent. Rents aren’t that volatile. They don’t crash.
